Gated Chapel Hill neighborhood built around prestigious golf course

Tucked 9 miles away from Chapel Hill, Governors Club is the only private club and gated golf community in the Research Triangle. Families, commuters to UNC-Chapel Hill and retirees alike enjoy this gated community's park-like setting and amenities. Luxury homes surround the 27-hole golf course designed by Jack Nicklaus. “Governors Club is for people who like a more manicured kind of life,” says Kathy Underhill, a Realtor at Fathom Realty who has worked in the area for over 20 years. “Everything is kept ‘just so’ all the time. It’s not for people who don’t like homeowners’ associations. But over the last decade or so, it’s relaxed so you don’t have to be a member of the golf course to live there, so you see more families and a mix in ages. It’s not terribly popular with people with small kids, and there’s still a lot more people over 50.” Governors Club enjoys lower tax rates than Durham, Chapel Hill and Carrboro. Homes have a sense of privacy, yet sidewalks connect the community, allowing neighbors to walk to the clubhouse.

An extra layer of security in an already low-crime area

Governors Club is a secure community with two guarded, gated entrances. “Residents feel very protected, but the truth is that it’s a very low crime area to begin with; a lot of people just want the extra security feeling,” Overhill says. The overall CAP Index crime score is 1 out of 10, much lower than the national figure of 4.

Luxury Chapel Hill homes with a property owners’ association

Neighborhood streets wind through the woods and past the fairways. “Governors Club has dramatic topography with hills and curves, and some houses look like they’re hanging off a hill,” Underhill says. “There are a lot of naturally occurring rock formations in the neighborhood. They used what was there in an interesting way: Stones are used in the home exteriors and boulders are used as landscaping features.” Cul-de-sacs are lined with contemporary, custom and New Traditional homes, some of which overlook the golf course. “All homes are different and architecturally interesting,” Underhill says. Prices range from $520,000 to almost $3 million; estates with hilltop views and amenities like private pools, multiple fireplaces and solar panels fetch top prices. Less costly options still include spacious homes totaling over 2,000 square feet. Monthly property owners’ association fees total around $350. “Homeowners’ dues are much higher than any neighborhood in the area, and that does not include the golf club,” Underhill adds. Townhouses and land also occasionally hit the market.
