Southern Village's small-town charm
Southern Village is a master-planned community with walkability in mind. "Southern Village is on the south side of town,” says Rosemary Waldorf, former mayor of Chapel Hill from 1995 to 2006. “As you drive into it, there's a beautiful stone church on the left, and then there's two- and three-story buildings around a central parking lot and a village green, and then there's a lot of residential area around that.” Waldorf worked as a project manager for Bryan Properties, the neighborhood developer. She helped establish some of the events that still happen today.
The design of Southern Village also contributes to its close-knit neighborly feeling. Sidewalks lead to the village center, which mimics the Main Street of a small town. The neighborhood emphasizes keeping its shops and restaurants local, with minimal chains. There are various housing styles, from apartments and condos to large single-family homes, so there are multiple price points to enter the neighborhood.

Neotraditional homes surrounded by trees
Homes sit close together in small pockets surrounded by leafy forested land. The roads are lined with wide sidewalks that lead to the village green. "It’s a planned unit development,” Wylie says. “You've got traditional, transitional style houses. Some are borderline row houses. There are townhouses and single-family detached.” There is a variety of architectural styles, including neotraditional with elements of Greek Revival. Large porches are a common feature. Single-family homes on the outskirts of the neighborhood start at $785,000 and go up to $1.6 million. Condos range from $287,000 to $520,000, while townhouses near the square are selling for $560,000 to $750,000.

Keeping it local at Weaver Street Market
Weaver Street Market is an organic and natural food co-op. Southern Village is the local market’s second location; the first is nearby in Carrboro. “The developer worked really hard to recruit them because he wanted a grocery store in that village,” Waldorf says. “He was very picky about the design of the village center, and it was one that a standard grocery store just wouldn't touch because the space wasn't going to be big enough.” The store’s food bar is popular for those wanting to pick up a quick but hot and fresh breakfast, lunch or dinner.
The village section of Southern Village has many small businesses, from nail salons to pharmacies. Chapel Hill-original Al’s Burger Shack has a location in the neighborhood. They shape their beef patties by hand and use frozen custard from a local creamery for their shakes. Rasa Malaysia has Singaporean cuisine in a casual setting, including roti canai, beef rendang and curry. The front of The Lumina Theater has an Art Deco flair, while the side of the movie theater displays colorful murals. Every Thursday, tickets for UNC students, faculty and staff are $5.50.

Chapel Hill-Carrboro City Schools ranked best school district in North Carolina
Mary Scroggs Elementary is located in Southern Village. “There are a bunch of kids who walk to school,” Waldorf says. A-rated Culbreth Middle is also nearby, less than 2 miles away. When first-year students start their education at Carrboro High, they are automatically enrolled in the Academy of International Studies. They can choose to opt-out during sophomore year, but those who stay in the program have the opportunity to go on international trips, listen to guest speakers and participate in Model UN. All three schools score an A overall on Niche. They are part of Chapel Hill-Carrboro City Schools, which Niche ranks as the No. 1 Best School District in North Carolina.
The University of North Carolina Chapel Hill is a few miles from the neighborhood. One of the oldest public universities in the country, school spirit permeates through the town. Especially on game days, the Tar Heels men’s basketball team consistently competes in the NCAA tournament and has won six times. Southern Village is a popular neighborhood for the university's faculty and staff.

Swimming at the Southern Village Club
"There is a really big town park called Southern Community Park that is adjacent to Southern Village, which is a nice amenity for the community there,” Waldorf says. The 72-acre green space has courts for basketball, pickleball and inline hockey. There’s also a playground and dog park. Southern Community Park’s outdoor fitness course is part of the Fan Branch Trail, which connects the neighborhood to the park. There are multiple smaller pocket parks throughout the neighborhood.
Southern Village Club is a swim and tennis club in the northwest section of the neighborhood. They offer personal training sessions, fitness classes and a kids’ summer camp. Residents are not required to become members, and membership is open to those outside of the neighborhood. In the neighborhood’s center, there are more indoor fitness facilities, including Bloom Yoga Co. and Attune Fitness.

Sunday Night Live Music concert series
Southern Village maintains a packed events calendar year-round, but the neighborhood is especially social in the warm weather. “Summer nights on the weekends, they have outdoor movies,” Rice says. “You can bring your chairs. They also have a lot of music up there.” Rice refers to the neighborhood’s Sunday Night Live Music concert series from April to September. Attendees are encouraged to bring a picnic while enjoying the free show at the village green. Other musical events include occasional festivals like the Folk Above Ground Music Festival. In October, artisans flock to the green for the annual Fall Arts on Market craft show. Holiday festivities for Christmas and the Fourth of July also gather a crowd.
Carolina Blue Chapel Hill Transit buses
The neighborhood is off of U.S. Route 501, making the trip to downtown Chapel Hill about a 3-mile drive. The thoroughfare leads to Interstate 40, where the drive to downtown Durham takes around 20 miles, and Raleigh is 30 miles. Drivers can also take Interstate 540. “I'm always so surprised if I'm driving Chapel Hill at 5 o'clock and there's traffic,” Rice says. “But there's a lot of traffic from Southern Village to get on I-40.” Residents can navigate the college town on the Carolina Blue Chapel Hill Transit buses. Raleigh-Durham International Airport is just over 18 miles from Southern Village, and UNC Medical Center is a nearly 3-mile drive. The neighborhood has a CAP Index crime score of 3 out of 10, lower than the national average of 4.
