The Oaks is a desirable suburb on the east side of UNC-Chapel Hill

A desirable community on the east side of Chapel Hill, The Oaks has become more than a suburban extension of the University of North Carolina. “It’s a hot neighborhood. It’s especially attractive for people who want to be away from the traffic but still have the conveniences of good shopping,” says Gary Saleeby, a Realtor with Coldwell Banker who has lived in The Oaks for 33 years. “It used to be more populated by people associated with the college, but that has changed dramatically. We have everything from professors and doctors to executives in the business community.” While spacious, manicured lawns and shaded, winding residential roads make The Oaks feel more hidden from the action at UNC Chapel Hill, major roadways keep residents connected to retail centers and Interstate 40 access. “The community has a soft edge to it, but it still has a heart and soul,” Saleeby says. “The skyline is going up around the college, and it’s making Chapel Hill take on a more urban vision.” The University of North Carolina at Chapel Hill is situated just west of The Oaks. The public university is known for its rigorous academics and competitive athletic programs, drawing in crowds decked out in Carolina blue to cheer on their team whenever they’re in action. The school is also renowned for its healthcare-related courses of study. The university boasts a 17% acceptance rate, and there are more than 30,000 Tar Heels, about 20,000 of whom are undergraduates living on campus.

The Oaks’ New Traditionals and estate-like properties with acreage

Homebuyers looking to purchase a property in The Oaks have options in regard to architectural styles and layouts. “The Oaks is desirable because of the variety of homes that you’ll find,” Saleeby says. “There’s a section called The Villa where lots are smaller and houses are closer together, which attracts retirees and professional couples with older children. But overall, lots in The Oaks tend to be two-thirds of an acre up to two acres.” New Traditionals and Colonial-inspired styles in The Villas are typically 2,000 to 4,000 square feet in size and cost between $800,000 and $975,000. The neighborhood also features 4,000- to 8,000-square-foot custom-built estates and Contemporary styles with price tags from $1.5 million to $5.5 million. In the southernmost section of The Oaks, buyers can find two-bedroom and three-bedroom townhomes from $300,000 to $350,000. “The houses have great gardening and landscaping,” Saleeby says. “The visual feel coming through The Oaks is just pleasant, and they implemented some traffic calming a few years ago.” Most of the neighborhood has a 100 rating on Soundscore, which measures how loud a location is due to environmental factors. A 100 score designates the quietest areas.

Chapel Hill-Carrboro City Schools and Durham Public Schools

Depending on where they live in The Oaks, neighborhood students may be part of Chapel Hill-Carrboro City Schools, which receives an A-plus rating from Niche, or Durham Public Schools, which receives a B-plus. “The reason there are still two different school systems is to maintain the level of quality that residents expect for the schools,” Saleeby says. “There’s a tax that residents pay to keep the Chapel Hill school system what it is and why it’s rated the number-one school system in the state. But all the schools are similar in quality, so people don’t make much of a distinction between them.” Students in the Chapel Hill-Carrboro district can begin at Rashkis Elementary before advancing to Culbreth Middle, both of which have an A. They can then attend East Chapel Hill High, which holds an A-plus. Students in the Durham Public Schools district can start at Creekside Elementary, which has a B-minus, before progressing to Sherwood Githens Middle, which has a B. They can then attend Jordan High, which holds a B-plus. A popular kindergarten through twelfth-grade private school option in the area is Durham Academy, which has an A-plus rating and is ranked the No. 2 best private school in North Carolina.

Running errands at University Place and events at Community Park

With local options and variety in nearby Durham, residents are never far from shopping centers or restaurants. “When we think ‘What are we going to do tonight?’ we may just as easily drive over to Durham as we would stay in Chapel Hill,” Saleeby says. “There’s a lot of crossover between the two.” On the west side of The Oaks, University Place is a retail area with Whole Foods, Trader Joe’s and Harris Teeter. The shopping park also features medical offices, fast-food eateries, salons and fitness studios. Stoney River is an upscale steakhouse, and Hawkers is a trendy Asian establishment with outdoor seating and a wrap-around bar. Nearby, The Nest is a children’s museum with interactive exhibits. In the same location as the University Place shopping area, Community Park has a playground and rose garden, as well as open green space for hosting different events and festivals throughout the year. During the Magical Hill Arts & Adventure Fest, families don their best fairy get-up for the Fairy Garden Contest, magic show and rock climbing. “A bit further west from there, Carborro Farmers Market is a popular market with all local vendors,” Saleeby says. “Whereas the farmers market in Raleigh allows trucking in from wherever, Carborro is a bit smaller and more local.”

Golf days and family nights at the Chapel Hill Country Club

The Oaks is home to the Chapel Hill Country Club, a private social club that was established in 1922. In addition to an 18-hole golf course, the club features tennis courts, an outdoor swimming pool and a clubhouse that hosts family nights. Nearby, Meadowmont Park has athletic fields and walking trails, the entrance to which is located next to Rashkis Elementary.

Commutes on Route 501 to Durham and Interstate 40 to Raleigh

The Oaks residents can readily access U.S. Route 501, which brings them to Durham, about 10 miles northeast. Route 54, or Raleigh Road, runs along the south side of the neighborhood, connecting locals to Interstate 40. Once on the interstate, Raleigh-Durham International Airport is about a 15-mile drive east, and Raleigh is about 10 more miles in the same direction. “Raleigh and Chapel Hill are both conveniently located near the airport,” Saleeby says. “When people land, you can get into your car and pick them up in about 15 minutes.” The Oaks is car-dependent, but the Chapel Hill Transit bus system does service the surrounding areas along Route 501 and Route 54.
