Lowcountry living just outside Downtown Charleston
Cordesville occupies roughly 50 square Lowcountry miles between Bulls Bay in the Atlantic Ocean and 60,000-acre Lake Moultrie. This rural neighborhood sits on Charleston’s saltwater marshlands, and residents live a quiet, slow-paced life. When hunting season ends in March, locals fish the small lakes and ponds scattered throughout the neighborhood for bass and catfish. The Cooper River and its many tributaries flow throughout the swampy landscape. But deep country farmland has long been slowly morphing into exurbs as new subdivisions are built for the influx of new Charleston residents drawn by the city’s strong economy, coastal charms and affordable lifestyle. Longtime Charleston resident and local acupuncturist Chad Houfek explains, “The culture is very southern, with a lot of hunting and fishing, but over the last 30 years, new people are moving here and bringing more diversity.”

Empty wooded lots, spacious farmhouses and new construction
Two-lane highways like South Carolina Highway 41 snake through forests of tall eastern white pines in Cordesville, making homes feel secluded. Farmhouses, ranch-style houses and elevated coastal-style mansions sit on wooded lots ranging from one to 30 acres. Prices start around $300,000 and reach $500,000 for postwar ranch-style homes and humble farmhouses on one to five acres. New subdivisions with modern farmhouses and new traditional homes are being constructed in the south of Cordesville, closer to Mount Pleasant and the Charleston peninsula. These range from $500,000 to $900,000. Forested or clear-cut land is selling for between $50,000 and $100,000 an acre. At the top of the market, palatial coastal-style mansions on 10 or more acres and tear-down ranch-style homes on 25 or more acres are listing for $1.2 million and up.

Hunting, fishing and Coonfest
Two vast natural areas overlap Cordesville and adjacent areas. Francis Marion National Forest extends across 260,000 acres of South Carolina’s muggy Lowcountry. Cordesville residents can fish for bass and catfish, traverse the 19-mile Jericho Horse Trail or launch a boat into the Intracoastal Waterway. Boggy Head Rifle Range is a popular place to prepare for hunting season. Bonneau Ferry Wildlife Management Area is 100 acres large with four lakes. Throughout Cordesville, plantations and other historical sites have been repurposed into parks. One of these reimagined sites, the Childsbury Towne Heritage Preserve, is home to a popular fishing pier on the Cooper River. At 60,000 acres, Lake Moultrie is the third-largest lake in South Carolina. The lake is just 8 miles west of the center of Cordesville and, in addition to fishing and boating, has beaches and a 27-mile scenic trail around the northern and eastern shores. Every summer, boaters head to Coon Island in the middle of the lake for Coonfest, a wild and watery weekend of music and play.
