Rural communities with modern construction along Maybank Highway
While zoning regulations have been put in place throughout the island to protect much of its natural beauty, there has been growth and new construction. More modern communities are found near Maybank Highway, with amenities like trails, pools and playgrounds. The sidewalk-lined streets are packed with townhouses, new traditional and Craftsman-style homes, priced anywhere from $525,000 to $700,000. Older ranch-style homes in more established areas sit on quarter-to-half-acre lots and are surrounded by large oaks.
“People who are still working full-time tend to gravitate toward the parts of the island where you have access to West Ashley and James Island,” says Sullivan. “Those who don't have to commute as much are typically interested in the more rural southern portion, closer to the barrier islands of Kiawah and Seabrook.” Estates with deep-water access have vast acreage and are tucked away off small back roads. Price points for these houses are higher, in the $1 to $2 million range.

Charleston County School District serves public school students
Students attend either Angel Oak Elementary School or Mt. Zion Elementary School, both of which have a B rating on Niche. Students then filter into Haut Gap Middle School and St. Johns High School, which has a C-plus rating on Niche. Haut Gap is a partial magnet school and earned an A-minus rating from Niche due to its academic standards, highly regarded teachers and diversity among students.

Home to marinas, community parks and the historic Angel Oak tree
Residents can step into a scene from a Nicholas Sparks movie when they join the more than 400,000 people who travel to Johns Island every year to get a glimpse of the sprawling Angel Oak Tree. The 65-foot-tall tree, considered at least 500 years old, has become a must-see on the island.
Johns Island County Park comprises 738 acres of wooded trails and green space. The park is an equestrian haven, home to Mullet Hall Equestrian Center, a unique treasure in the Lowcountry that hosts competitive horse shows and sunset weddings. There’s also an archery range and a nine-hole disc golf course.
Marinas, yacht clubs, boat landings and docks are scattered around the island, allowing residents to go fishing, boating or crabbing on scenic tidal creeks and waterways. The Bohicket Marina is a popular spot for boaters to dock, grab a bite to eat, and fill up their gas tanks. The marina also hosts marathons, fishing tournaments and other events throughout the year.

Farm stands, grocery stores and restaurants along Maybank Highway
Shops and restaurants emerge along Maybank Highway, including a Food Lion and the Johns Island Shopping Center, where residents can grab grocery essentials at KJ’s Market. Residents can pick up fresh produce at farm stands tucked along two-lane, oak-canopied roads. There’s also a local farmers market on Saturdays from 9:30 a.m. to 1:30 p.m., with more than 50 local produce and food vendors, on the campus of Charleston Collegiate School. Sullivan says, “More and more restaurants are coming to John’s Island, and now people from off-island are making the trip to eat at many of them.” Fresh seafood dishes with a Lowcountry twist can be found at the vibrant Blu Oyster Sushi and Seafood.

A hidden gem minutes from Charleston
The community is just 12 miles from downtown Charleston and 5 miles from James Island, making it easy to get to more dining, retail and amenities. In Charleston, residents can get medical necessities treated at MUSC Health University Medical Center or hop on Interstate 26 and get to Charleston International Airport. Johns Islanders are very strong, community-oriented people with a love of the land, and they embrace a slower pace. “It’s not necessarily well-known outside of South Carolina,” says Sullivan. “Everyone knows about Charleston, but Johns Island is more of a hidden gem, and the people there want to keep it that way.”
