Located on upper King Street in the center of Charleston’s peninsula, North Central offers ample greenspace and welcoming neighbors within walking distance of downtown restaurants and entertainment. “It’s very neighborly, residential and pedestrian-friendly,” says Marion Jackson, who’s sold homes in the area for over 20 years and is the broker-in-charge of Charleston Property Brokers, LLC. “North Central’s where you live, and Charleston’s where you dine.” Residents here can walk to the 60-acre Hampton Park, which has public gardens, a duck pond and sports fields. North Central also has several houses of worship in multiple faiths, including the Central Mosque of Charleston, one of two masjids near downtown, and the Greek Orthodox Church of the Holy Trinity, home of the annual Charleston Greek Festival.

Early 20th-century homes with backyards
North Central’s homes have “a front yard and a backyard. It’s a little bit more recognizable as a suburb,” Jackson says, describing it as a quiet retreat compared to the chaotic feel of downtown. The neighborhood’s early 20th-century Craftsman bungalows and American Foursquares sit close together on wide streets lined with mature trees; it’s common to see neighbors walking their dogs along the well-maintained sidewalks past front yards large enough for a few shrubs. Prices for a Craftsman bungalow can range from $575,000 for a two-bedroom to $1 million for a recently renovated three-bedroom; fixer-uppers can start at $120,000 for a four-bedroom. Buyers can also find early 21st-century homes in sleek modern styles with few decorative elements, as well as American Vernacular and Craftsman-inspired homes with front porches; prices start at $705,500 for a three-bedroom. With low inventory, the market here is competitive and prices are up 5% from 2023.
