A neighborhood with academic history
Established in the late 1800s, Biddleville is considered Charlotte’s oldest predominantly Black neighborhood. Its history is closely tied with Johnson C. Smith University, which was once known as the Biddle Memorial Institute. “When Biddleville Institute began right after The Civil War to train preacher and teachers among the formerly enslaved population, the Biddleville neighborhood sprung up across Beatties Ford Road,” says Dr. Tom Hanchett, a Charlotte community historian. “Much later on, other neighborhoods surrounded Biddleville, so what had been a rural village next to an academy became an urban neighborhood.” Today, the neighborhood is a mix of students, longtime residents and new residents relocating from around the country. Sometimes Biddleville is paired with neighboring community, Smallwood. The two neighborhoods have an active community association that fosters both a social environment and a forum for residents to discuss neighborhood issues.
Johnson C. Smith University is an historic school of Charlotte in the Biddleville area.

Homes that grow in value
The neighborhood doesn’t have a typical block pattern with a central square and instead has rows of houses, many of which predate World War II. Bungalows and ranch-style homes feature elements of Craftsman and Arts and Crafts styles. Many of the transitional and Craftsman homes were built within the past two decades. "As there's been more corporate investment in Center City over the past 10 years, the homes have been steadily appreciating," says Realtor Sally Awad, who sells homes in the area with the Sally Awad Group. Housing prices range from $326,000 for a 1920s 2-bedroom home needing renovation to $880,000 for a 5-bedroom 1940s home that has recently been completely rebuilt. Some housing, like the Mosaic Village, is designed specifically for students and young professionals. Sixty-five percent of residents are renters.
The Biddleville neighborhood continue to grow and attract new residents to the area.

Parks within Biddleville
Five Points Park is a small area with a creek, playground and tennis & basketball courts. Stewart Greek Greenway runs through Martin Luther King Jr. Park, which has become a popular spot for pickleball. For a game of baseball or basketball, Biddleville Park is a pared-down green space for a pick-up game. “There’s an old cemetery that’s in the middle of the neighborhood and Biddleville Park wraps around there,” Hanchett says. Five Points Plaza is a public space for various activities, including splashing in the fountain, enjoying music at the amphitheater or sitting outside eating pizza or frozen custard from the nearby eateries. The plaza is open every day from 6 a.m. to 11 p.m.
Seversville Park is a great neighborhood park off the Stewart Creek Greenway.
Beautiful tree lined sidewalks allow for Biddleville residents to enjoy the wonderful weather.

local favorites with late-night speacials
Mama Gee’s is a family-owned Ghanaian take-out-only location. It’s a good idea for customers to place orders ahead of time as dishes often sell out, especially weekly specials. The restaurant frequently stays open until midnight on Saturdays and has late-night specials. KokoMo’s Coffeehouse is the neighborhood spot for picking up a quick cup of coffee or hanging out and enjoying a breakfast sandwich. While it’s located on Johnson C. Smith University’s campus, the cafe is open to everyone and is even accessible by the light rail. Grocery stores like Aldi and Harris Teeter are less than 2 miles away, as are the shops and restaurants in Uptown.
Biddleville history can be found even in the restaurants around the area like Mama Gee's.
Students can enjoy a quick stop at the popular Koko Mo's for coffee and small bites.

Joining the Biddleville-Smallwood Community Organization
Members of the Biddleville-Smallwood Community Organization are invited to attend block parties, chili cookoffs and other activities throughout the year. West Complex is a community center repurposed from an old grocery store. It’s home to the Rosa Parks Farmer’s Market, which runs from the end of June to the beginning of October. The market has multiple locations throughout the city and focuses on providing people with fresh and affordable produce. West Complex also hosts events like the Five Points Music Festival, which features vendors and food trucks.
The Rosa Parks Farmers Market is a great stop for local handmade goods and foods in Biddleville.

New elementary and high school buildings
Bruns Avenue Elementary has a C Niche rating, and students began the 2024 to 2025 school year in a new building. Ranson Middle also earns a C rating. West Charlotte High School moved into a new 100-classroom, three-story building in 2022. It receives a C-minus. Students at any grade can apply to transfer to magnet schools within Charlotte-Mecklenburg Schools. Johnson C. Smith University is a liberal arts college that's rated the 17th best Historically Black College and University in America according to Niche.
Navigating the city on a streetcar
Biddleville is less than 2 miles from industrious Uptown Charlotte. “Many people who live in Biddleville are launching their careers, and they often work in Uptown Charlotte’s corporate offices,” Awad says. It’s close to companies like Bank of America and Duke Energy are headquartered. The CityLynx gold line runs along West Trade Street. “The upscaling of the Biddleville area started well before the light rail, but the streetcar hasn’t slowed redevelopment or had a negative impact of the desirability on the neighborhood for investors,” Hanchett says. Biddleville is bordered by both Interstate 77 and North Carolina Highway 16. It’s about an 8-mile drive via Interstate 85 to the Charlotte Douglas International Airport.
Residents of Biddleville have access to a light rail that runs throughout Charlotte.
Locals can easily travel car free from Biddleville with the easy light rail access.
