A South Charlotte charmer
Brown Road is an attractive collection of subdivisions in South Charlotte close to schools, shopping and green space. These communities were planned with the pedestrian in mind, carved out by networks of sidewalks that connect each subsite. Homebuyers looking in this area have a variety of newer houses to choose from, from townhouses and bungalows to five-bedroom tract housing. This neighborhood is ideal for folks who enjoy quiet streets and lots of curb appeal. Local Realtor Lindsay Patton of The Redbud Group says, “My clients all comment on how green and well-kept the landscaping is throughout the area, making it a beautiful place to drive through on your commute or if you are running errands.”

Options off Moss Road
Brown Road’s residential streets branch off one of the neighborhood’s main thoroughfares, Moss Road. While each subdivision has a unique flair, the majority of properties found here were built between the late ‘90s and the 2010s, practically guaranteeing new homebuyers modern interiors and updated finishes, not to mention two-car garages, driveways and spacious backyards. Common architectural styles include contemporary Colonial Revivals and New Traditional residences. Townhouses are popular as well, generally adhering to New and Minimal Traditional styles. Overall list prices range from $246,000 to $553,000, and median home values land under $300,000, a price point that rivals Charlotte’s other outer suburbs.
Newer and larger homes in the Brown Road neighborhood are also available.

Lake Wylie Elementary School
Served by Charlotte-Mecklenburg Schools, Brown Road students are welcomed by tall dogwood trees as they filter into Lake Wylie Elementary’s entryway. This elementary school has a B-minus rating on Niche and a campus right in the neighborhood. From there, students can move on to Southwest Middle, rated with a C-plus, before graduating from Palisades High. From Palisades’ Drama Guild to its various sports teams, such as basketball and track, there is a plethora of extracurriculars students can enrich their high school days with.

McDowell Nature Preserve
Since various subdivisions comprise Brown Road, there are several private pocket parks and community hubs for each subdivision’s respective residents. That said, those looking for more room to roam or practice pitches may go south to the Walker Branch Greenway, located right beside the Steele Creek Athletic Association’s ballfields. Here, folks can take a short streamside excursion through a half-mile-long wooded pathway. For a more challenging hike, McDowell Nature Preserve is less than a 5-mile drive away. Perfect for a day trip to the nature center or a week-long camping adventure, this 1,132-acre park offers plenty of space to enjoy, get involved with and learn about the great outdoors.

Shopping and dining at Rivergate
“One of my favorite things about buying in Outer South Charlotte is that pretty much no matter where you buy, you are going to be conveniently located next to a variety of shops, restaurants, and grocery stores,” Patton says. Rivergate is many residents’ one-stop shop for weekly errands. At this shopping mall, locals can buy housewares at Target, grab gardening supplies from Home Depot and restock the fridge at Publix or Harris Teeter. There are also plenty of places to eat at this shopping mecca. National favorites like Chik-fil-A, Buffalo Wild Wings and McDonalds sit by regional chains, including Jim ‘N Nicks Community Bar-B-Q and Showmars, a Greek-American fast-food joint. On the other side of the neighborhood, in a smaller shopping strip, A Piece of Havana is a locally owned Cuban restaurant known for its flavorful food, yes, but more for its live music on Fridays and Saturdays.

Avoid traffic on Tyron Street
Brown Road is convenient to Interstate 77, but most residents will opt for a non-highway commute along Tryon Street. An 11-mile ride north will land folks in Uptown, Charlotte. CATS bus routes run along South Tryon Street for those who prefer a car-free commute. With solid connectivity to the city comes more development, and growth is in the cards for Brown Road. Patton adds, “As a South Charlotte resident, I have had the pleasure of watching this popular area of Charlotte continue to expand.”

Brown Road is a quick 4-mile ride west of Carowinds Amusement Park, an entertainment destination that has served the region for 50 years. The park flourishes in the summer as residents of the Carolinas flock to its flashy rides. Carowinds’ campsite and waterpark are particularly popular during Charlotte’s balmy season.

There are a lot of events that go on throughout the year. My specific subdivision has a strong sense of togetherness. There are a few apps and websites that are used to keep everyone in touch. People can post anything from garage sales to suspicious vehicles in our subdivision. All my neighbors are friendly and open to new neighbors that come in. They're very accepting and kind. We trust them to get our mail and watch our house while we are on vacations. The kids in this area have grown up together and are very close.
