Fast-developing suburbs and forested backroads

Right on the cusp of the suburbs where they meet the rural backroads, Dixie-Berryhill is one of the last undeveloped areas in the Charlotte metro. “Dixie-Berryhill is still very natural at the moment. It has an away-from-it-all sort of feeling in most areas,” says local Realtor Drew Choate of Keller Williams Connected. However, that fact is changing fast. Subdivisions on the northern and southern edge of the area along major thoroughfares are rapidly expanding, and a new master-planned community is also set to transform the remaining wooded areas into a riverfront community. Much of the recent growth has been driven by the proximity to amenities like the Charlotte Premium Outlets, the Charlotte Douglas International Airport and Interstate 485, but residents can still enjoy the best of the great outdoors along the Catawba River.

Newly built homes, with more on the way

Most homes are concentrated in developments to the north and south end of the neighborhood, though some sit along rural roads in the wide swath of undeveloped land that sits at the heart of the area. To the south, established subdivisions are filled with new traditional two-story homes with brick and vinyl siding on tree-dotted lawns. To the north, new subdivisions boast brand-new Craftsman-inspired homes on narrow lots lined by sidewalks. Occasional luxury properties, including some condos, can be found along the Catawba River. While a handful of townhouses are also scattered about, most residences are owner-occupied single-family homes that range between $300,000 and $1 million in price, with the median at roughly $470,000. There’s a bit more inventory in this neighborhood than in some other outer Charlotte areas, and with a new planned community called the River District soon to add to the new developments, homebuyers can expect to see more new constructions on the market with fresh amenities to boot. “Most homes sell fairly quickly because there is still a lack of inventory around Charlotte,” notes Choate. However, Dixie-Berryhill is one of the few markets in the metro area where there are dozens of houses up for sale, with more to come in this still-developing neighborhood.

Thrilling mountain bike trails and riverfront relaxation

Residents have plenty of recreation close by on the Catawba River, with forested trails along the water at Iswa Nature Preserve. Dog walkers, bird watchers and fishermen alike frequent this quiet, wooded reprieve on the riverbanks, where folks can set up hammocks and relax on the shore while herons wade past in the shallows. Right across the bridge on Wilkinson Boulevard is Kevin Loftin Riverfront Park, whose dock makes it a hotspot for kayakers to launch out. Dixie-Berryhill is also home to the Charlotte Airline Bike Park, an intricately designed web of mountain biking trails made for riders of all levels to explore and enjoy. For more kid-friendly recreation, families head to Berewick Park, where the colorful nature-themed playground engages children’s imaginations. The park’s recreation center also hosts youth sports teams and classes.

A STEM charter school is close to home

Kids can attend Charlotte-Mecklenburg Schools starting at Berewick Elementary, which scores a C-plus from Niche. Kennedy Middle earns a B-minus, and Olympic High receives a B for its academics and career readiness programs, which include career pathways and opportunities for student internships. Parents can also apply for their children to attend the Southwest Charlotte STEM Academy, a public charter school serving kids in kindergarten through the eighth grade, where the STEM-oriented curriculum is based on a workshop model.

A neighborhood staple has outlasted bustling shopping centers

With this neighborhood’s more secluded nature, residents typically have to venture away from home for shopping and dining — with one notable exception. Dixie Grill and Grocery, a small roadside locale with a gravel parking lot and charming red awning, has been serving the area for more than 70 years and is best known for its specialty burgers. Just south of the neighborhood is Berewick Town Center, where residents can grab groceries from Harris Teer or dine at one of the local or chain restaurants nearby. It’s also right next to the Charlotte Premium Outlets, where shopaholic residents can get their fill of name-brand goods at reduced prices. There’s more to explore in Belmont in the way of big-box stores, not to mention the riverside town’s charming downtown area full of local breweries and restaurants, centered about 10 to 20 minutes from most homes. Residents of Dixie-Berryhill benefit from having plenty of options in a close radius while maintaining their neighborhood’s more tucked-away feel.

Planes soar overhead from Charlotte Douglas International Airport

Although Dixie-Berryhill is right next to the Charlotte Douglas International Airport, the forested, secluded nature of this neighborhood makes it feel relatively quiet. Although there aren’t major thoroughfares running past most homes, residents can still hop on Interstate 485 near the airport to get around the metro area, with Uptown Charlotte roughly 20 to 30 minutes away, depending on traffic.
