Eastover’s diamond shape is befitting of the neighborhood’s character, and in more ways than one. Developed in the 1920s, this Charlotte suburb was the home of financiers, lawyers and other prominent, moneyed community leaders, and it remains a coveted gem to many buyers for its verdant streetscapes and stately homes. “Eastover is arguably one of the most luxurious neighborhoods in Charlotte,” says Jason Noblitt, a Realtor with Dickens Mitchener & Associates who has been selling homes in The Queen City for almost 20 years. “It’s very quaint, with giant oak trees shading beautiful streets and old, beautiful, Southern-style mansion homes.” The neighborhood’s picturesque streets and houses are paired with modern amenities and conveniences. Noblitt: “Eastover has great public schools. And it’s close to Uptown Charlotte and multiple major hospitals, so a good deal of doctors live there. Eastover has a wonderful standard of living – one of the best in Charlotte.”

A rich architectural palette
Eastover’s homes sit on gently sloping hills, connected by wide streets and ubiquitous sidewalks. Mature trees shade immaculate lawns and provide some privacy for Eastover’s elegant manors. “The real estate market in Eastover is very hot and sought-after,” says Catherine Houghland, Realtor with Brandon Lawn Real Estate who has 12 years of experience selling homes. “Folks want to live in Eastover, but the inventory is relatively low. The closest neighborhood in price is Myers Park, where the homes are older, and the lots are generally smaller.” Homes range from single-story Cape Cod and Tudor Revival builds to larger custom-built estates with Colonial Revival, French Country, Georgian and Modernist architectural elements. Larger houses tend to have horseshoe driveways. Prices reflect Eastover’s desirability, detached homes ranging from $1 million to $5 million. Townhouses can be found, mostly along Perrin Plaza, often going from $800,000 to $1.3 million. Condos with around 1,000 square feet of interior space or less sell between $200,000 and $600,000. Condos with twice the square footage or more fetch between $1 million and $3.5 million.

A high school with a unique approach to education
Eastover Elementary is centrally located in the neighborhood and walkable, thanks to abundant sidewalks. The school receives an A-minus from Niche and offers special classes, including chess and media. Students can move up to B-minus-rated Sedgefield Middle before finishing at Myers Park High, which Niche not only awards an A but ranks as the sixth best public high school in Mecklenburg County. The school consists of 13 buildings spread across a 62-acre campus and centered around a courtyard called “The Quad.” On top of Advanced Placement and International Baccalaureate courses, Myers Park High also offers career career/technical educational education and apprenticeship opportunities. Queens University of Charlotte is a nearby private institution affiliated with the Presbyterian Church.

Golfers hit the fairways at the members-only Myers Park Country Club, boasting a Donald Ross-designed course. They also might visit Charlotte Country Club, which in addition to a golf course offers racquet courts and five swimming pools. Freedom Park’s trails meander along Little Sugar Creek and a pond, popular for runners and dogwalkers, but the green space’s outdoor amphitheater is the main fixture, summer concerts attracting crowds of people. The park is also loaded with outdoor sports fields for soccer, basketball, tennis and baseball.

Eating on Providence and shopping at the Metropolitan
Providence Road is lined with a diverse array of restaurants, such as Napa on Providence. Named after California’s famous wine-producing valley, Napa offers high-end dishes such as braised short ribs and grilled hanger steak, as well as an extensive, all-Californian wine list. Ru Ru’s Tacos & Tequila invites patrons to enjoy margaritas, Mexican staples and their spacious outdoor patio, reminiscent of a Latin American courtyard. Noblitt highlights Laurel Market, both a small convenience store and deli. “Health-conscious clients love it. It has a lot of vegan options,” he says. Harris Teeter is just down the road, making for convenient grocery runs. For more of a shopping spree, residents might hop over to the Metropolitan, a strip mall boasting chains such as Trader Joe’s, Best Buy and Marshalls.

Only a few miles from Uptown, employers and hospitals
Providence Road is Eastover’s primary thoroughfare, running up to Uptown Charlotte, where employers such as Duke Energy, Honeywell and Wells Fargo are headquartered. Uptown and Interstate 277 are a 3-mile drive north, while Charlotte Douglas International Airport is 9 miles west. Houghland notes locals aren’t just limited to getting around by car. “The streets are wide enough to ride bikes, and they are lined with sidewalks. People generally drive to shop and dine,” she says. Atrium Health Carolinas Medical Center, Novant Health Presbyterian Medical Center, Atrium Health Mercy and Eastover Medical Park are all within 2 miles of most Eastover homes.

Getting cultured up in Eastover
Duke Mansion, the final home of tobacco and energy magnate James Buchanan Duke, routinely hosts events such as musical performances and cocktail socials.
