Transitioning residential hub in a historic part of town
Big changes have been coming to Lincoln Heights, but recent growth can’t erase this north Charlotte neighborhood’s rich history. Although homes first started springing up here in the 1920s, the area really began to take shape in the ‘60s when the community became a refuge for many Black Charlotteans who were displaced during urban renewal. Today, like many of the neighborhoods along the historic Beatties Ford Road corridor, Lincoln Heights is transitioning as brand-new homes flood the market. “It’s definitely a transitioning area and, from the conversations I’ve had with neighbors, the current homeowners embrace that,” says broker Daniel Tart with 5 Points Realty. But rather than forgetting the past, residents here choose to honor it. Vibrant murals decorate the facades of longstanding restaurants and markets, commemorating the lives of Charlotte’s civil rights icons and celebrating the community’s spirit. People here invest in their schools and local businesses, and they take pride in Lincoln Height’s history and its bright future.
New construction homes join classic midcentury properties
Residential streets split off from Beatties Ford Road to the east. Modest, minimal traditional-style homes and midcentury ranch-style houses are neatly plotted on narrow lots dotted with bristly maples. These established homes, most of which were built between the 1940s and ‘60s, are typically small and sell for roughly $200,000. A little more than half of residents in the area rent their homes, though this may be changing as more new constructions arrive on the market. Brand-new four-bedroom properties with modern Craftsman-inspired elements can list for over $700,000, while colorful Charleston-style townhouses typically ask for around $265,000.
Infrastructure improvements and access to Charlotte attractions
Easy access to Interstates 85 and 77 makes for straightforward navigation around the city. Uptown is roughly 4 miles away, and residents can skip the tolls and traffic by following Beatties Ford Road south where it turns into West Trade Street. The Charlotte Douglas International Airport is also just 7.5 miles or 10 minutes west. Realtor Teresa Becker with Keller Williams South Park notes that the neighborhood’s convenience to major Charlotte destinations is a big draw. “Camp North End isn’t far, and even to NoDa or Uptown, it’s only a 10- or 15-minute drive,” she says. Tart agrees: “You’re a hop, skip and a jump away from everything. And they’re adding in lots of sidewalks and an extension of the light rail line,” he adds, referring to the incoming infrastructure improvements that are slated for the Beatties Ford Road corridor. Charlotte Area Transit System buses run up and down the thoroughfare, giving residents a lift around town.
Students audition for a vibrant school for the arts
Charlotte-Mecklenburg Schools are a short bus ride from home. Bruns Avenue Elementary and Ranson Middle both score a C from Niche, while West Charlotte High earns a C-minus. The high school is affectionately called “DubC” by locals and has an active network of alumni dedicated to the school’s success. For secondary students who are creatively inclined, Northwest School of the Arts is situated just west of the neighborhood. Aspiring artists of all kinds audition for a seat at the magnet school, whose entrance is splashed with a colorful mural that wraps around the entry pillars and cascades down the staircase, making it an inviting sight for visitors.
Local businesses new and old are beloved by residents
The intersection of Beatties Ford Road and Lasalle Street is a hub for Lincoln Heights shopping and dining. Niki's Food Shop has been a neighborhood mainstay for over 20 years, serving hearty, Southern, family-style meals. Niki's Grilled Chicken Salad is a staple order for Lincoln Heights locals. Around the corner is Archive CLT, a unique café and self-described culture shop that opened its doors in 2022. The popular neighborhood hangout merges a collection of vintage ephemera with delectable pastries and coffee, with murals and memorabilia celebrating Black culture adorning the walls. The Food Lion in the busy Beatties Ford Road retail strip is convenient for weekly grocery pickups, though West End Fresh Seafood Market is the place to go for a fresh catch.
Indoor and outdoor fun close to home
Lincoln Heights Neighborhood Park is planted at the heart of the community. The simple setup includes a half-mile walking trail and picnic tables surrounding a grassy stretch of green space and a shaded playground. The community garden is the centerpiece, a flourishing nursery beloved by all who visit. Neighborhood gardeners tend to a variety of seasonal produce, in addition to the berry bushes planted outside the perimeter, to encourage community engagement and improve local access to fresh, healthy food. To find a good book to read beneath the park’s sturdy oaks, residents head to Allegra Westbrooks Regional Library, named for the first African American librarian at the former Public Library of Charlotte. The library hosts regular events, including book clubs, storytimes and tutoring sessions for all ages.
Local nonprofits combat crime
Lincoln Heights has a CAP Index Crime Score of 9 out of 10, higher than the national average of 4. However, Charlotte nonprofit Alternatives to Violence has been focusing its efforts in the Beatties Ford Road area to combat crime by supporting at-risk youth.
