Convenient amenities in a quiet suburb
Stately modern homes brush up against sprawling retail complexes in this thriving suburban metropolis. Provincetowne locals enjoy big-city amenities without sacrificing the perks of easy suburban living. This lovely neighborhood hugs the esteemed Ballantyne in the south, forming an extension of one of the Queen City's most elite neighborhoods. 20 miles south of Charlotte's Center City, Provincetowne is an eye-catching last stop before hitting South Carolina.

HomeStyles, sizes and prices to choose from
Residential areas huddle toward the center of town, away from the busier commercial landscapes in the neighborhood. Towering millennium mansions with richly textured facades mingle with cozy cottages and Tudor designs in the shade of Provincetowne's lofty oaks and maples. Homebuyers can purchase properties for as low as $375,000 for a townhouse and as high as $1 million for a brick Colonial Revival mansion. Modern new traditional homes in sidewalk subdivisions value around $600,000. "I suggest getting into the south Charlotte market while you still can," says Lindsay Patton, south Charlotte resident and Realtor at The Redbud Group. Prices have steadily increased, and houses last on the market for less than two weeks.

A sought-after school district
Students in Provincetown have a few schools to choose from. Still, the ones that lie within the town's boundaries are also some of the highest-rated in the area. Hawk Ridge Elementary School and Community House Middle School receive an A-minus grade from Niche.com. Ardrey Kell High School has a sprawling campus and is rated an A-plus. In addition to a competitive athletic program, Ardrey High students enjoy a wide range of extracurriculars, including a growing esports program. Team members can enter on the ground floor of a blossoming video game sports industry.

Walking trails among dense, lofty trees
Provincetowne residents like to get outside at Elon Park. Soccer and baseball games fill the weekends, while dog walkers navigate the peaceful wooded trails. Local anglers head to the pond at the park's center, hunting for catfish and bass. The Eager Beaver disc golf course is an increasingly popular spot for the community to play a round with friends in the dense terrain. The wooded area intersects with the Six Mile Creek Greenway, a paved biking and walking path along the Sixmile Creek.

Major retail and grocery stores right in town
Located in the eastern end of Provincetowne is Blakeney Town Center. The outdoor mall offers national name brands for retail and grocery shopping. Target, HomeGoods and Harris Teeter anchor the plaza, surrounded by familiar restaurant chains. For local dining, residents can go to Big View Diner. The roomy outpost is decorated with bold retro finishes and is regularly busy with patrons during brunch hours. Cast Iron Waffles offers a more intimate location. Their famed Belgian Liege waffles taste great on the cozy sidewalk patio when paired with one of the specialty coffees they offer.

Food trucks, festivals and outdoor concerts at “The Amp”
South Charlotte residents excitedly anticipate the "Ballantyne Reimagined" project, slated for completion in late 2024. The future mixed-use development complex will provide holistic benefits to the community, beautification efforts and a host of new amenities. "Even though it's incomplete, many festivals and events are hosted in Ballantyne's backyard. They have plenty of food trucks parked there daily," Realtor Patton says. The new amphitheater that debuted in the fall of 2023 is already a major local attraction. "From a Real Estate perspective, adding this level of convenience and entertainment to Ballantyne is expected to impact the value of homes in the surrounding area positively."

Car-dependent for work and errands
Provincetowne has quiet, residential streets, often lined with sidewalks. While the neighborhood is walkable for leisure, it is highly car-dependent for commuting or running errands. Uptown Charlotte is 20 miles north, often leading to a half-hour or hour-long commute, traffic depending. Rea Road leads north to Interstate 485, which residents can take to the nearest major airport: Charlotte Douglas International Airport.

Fairly conservative area. Residents aren't overtly friendly. Lacks diversity, culture, art, and character. It's a pretty boring place. And the traffic is terrible. However, it is nice to be close to several mainstays like grocery stores and target.

Appreciate the sidewalks and the fact that so many neighbors interact with other neighbors on the street and in the lawns...
