Twelve miles south of Uptown, Raintree is a master-planned community where polished properties back right up to rolling golf course greens. This South Charlotte suburb has a manicured and diverse housing stock surrounded by bustling shopping centers and densely forested greenways. “There are other beautiful areas of Charlotte, absolutely. A wide variety of thoughtfully designed communities
Raintree’s subdivisions curve around zigzagging fairways that are scattered throughout the community. Wide streets brush past peaceful ponds, lined with sidewalks for evening strolls under the shade of towering old oaks. Housing styles and prices vary from one distinct subdivision to the next, though no two houses are exactly alike. “There are all these little communities within the master association. My clients know all their neighbors within their smaller community, and I think that’s why they built it that way,” says Granzow. From single-story shed-style homes to brick millennium mansions to tidy townhouses, each neighborhood has a character all its own. Although luxury properties with more than 4,000 square feet can list from $1 million to $2 million, single-family homes start in the $400,000 range and climb steadily in list price from there. Townhouses also start around $200,000 for two bedrooms and can sell for $700,000 for a rare four-bedroom. Inventory is lower than demand here, and homes typically sell after two to three weeks on the market.

Many residents are members of Raintree Country Club, as some homes qualify for waived initiation fees to join the HOA-owned facility. “We’ve got some really strong schools, public and private. South Charlotte has Charlotte Latin School, and there’s a huge system of Catholic schools as well,” says Granzow. In the Charlotte-Mecklenburg district, Olde Providence Elementary and South Charlotte Middle both score an A-minus from Niche. Providence High earns an A and provides students with a wide range of classes, including AP courses and career technical education pathways that range from agriculture to graphic design. The high school also boasts a competitive athletic program across a range of sports. Most recently, the Providence Panthers’ varsity baseball team took home the gold to become the 4A state champs in 2022.

William R. Davie Park is best known for its sprawling dog-friendly space where locals bring their furry friends for a leash-free afternoon outdoors. Suburbanites commute 12 miles into the city
Residents need a car to get around in this suburban neighborhood. Commuters ride 12 miles into bustling Uptown, a straight shot up Providence Road, a non-highway connector. “The only drawback to the area is having to make the commute to Uptown. But we’re fortunate so far; they’ve been trying to keep up the highway infrastructure because Charlotte is growing every day,” says Granzow. Raintree is also just north of an I-485 entrance, facilitating easy trips around the region.
