An industrious neighborhood in the Southend region
Industry and suburbia meet in Southside Park. The neighborhood is situated inside what is colloquially known as Southend, a collection of neighborhoods with vibrant nightlife. “It used to be just a warehouse district with some natural space,” says Kevin Thompson, Realtor at Helen Adams Realty and longtime local. “But when the light rail line went up, it created all this housing and an entire brewery scene. The area has just blown up. More people are moving to the Southend region than anywhere else in Charlotte.” Divided by the busy South Tryon Street, residents can live on a quiet residential street near a park and school while being just a crosswalk away from restaurants and bars.

Breweries and bars galore along Charlotte's Rail Trail
The Charlotte Rail Trail runs along Southside Park’s eastern edge. “The Trail follows along the light rail,” says Thompson. “It’s a huge, double-wide sidewalk where all the trendiest cafes, bars, breweries and shops are. People also love to jog and bike down the Trail.” The colorful 3.5-mile paved walkway connects busy Uptown with Charlotte’s southern regions. On the Trail is Suffolk Punch Brewing, a one-stop-shop featuring a brewery, coffee bar, American eatery and fermentation lab. There’s also Spoons, a health-conscious spot specializing in smoothies and açai bowls. Off the Trail and inside the neighborhood are other popular breweries and bars, such as Lenny Boy Brewing Co. and Triple C Brewing Company. Harris Teeter, Publix and Atherton Mill shopping mall are just outside the neighborhood. From April to November, on the first Sunday of every month, the mall hosts an open-air market called "Front Porch Sundays" with over 70 local vendors.
The local micro breweries of Suffolk Punch and many others can be found in Southside Park.

Renters living in condos and mix-use housing
“There are a lot of condos, apartments and mixed-use housing,” says Kirstan Hamilton, a Realtor with Coldwell Banker who has lived in Charlotte for over 30 years. “It’s not as affordable as other sections of the city; it’s in the $500,000s to $700,000s for a home over there. Unless it’s a place that hasn’t been redone yet.” The neighborhood’s industrial nature means it has few homes, just over 100, but there are roughly 400 condos and townhouses. Only 7% of residents own their homes as opposed to renting. However, the western half of the neighborhood is more residential, with sidewalks shaded by leafy trees. There are a few streets of small brick minimal traditional millhouses. Prices are between $230,000 and $410,000. Townhouses sell for $550,000 to $700,000. Southside Park's CAP Index crime score is 5 out of 10, slightly higher than the national average of 4.
Green spaces and mature trees are still common in the western neighborhoods of Southside Park.
Town houses can be found in abundance throughout Southside Park.

Myers Park High provides a college-like experience
The Charlotte Mecklenburg County School District is currently in the process of reassigning schools to help with overcrowding. Currently, Southside Park is assigned to Dilworth Elementary. It was previously split into two campuses — Latta and Sedgefield — but now it exists as one school and doesn't currently have a Niche score. Sedgefield Middle receives a B rating. Myers Park High has a 62-acre campus with 13 buildings and earns an A rating. Marie G. Davis is a Kindergarten through Grade 8 public magnet school located in the neighborhood. The C-rated school was previously zoned for Southside Park, so parents should check current school pipelines on the district's website before moving to the neighborhood.

Southside and Clanton parks offer outdoor recreation
Southside’s namesake community park is in the northwest corner of the neighborhood. Twenty acres of green space host soccer games, pickup basketball, picnics on the patio and hikes along the park’s winding paved paths. Kids can explore the playground while parents look on from the shaded pavilion. Clanton Park is just outside the neighborhood on the other side of Interstate 77. It's a larger green space at 77 acres and contains the Arbor Glen Outreach Center. The facility has a gymnasium and hosts programs, including fitness and tutoring. In addition to fields, basketball courts and playgrounds, residents can walk 3.5 miles on the Irwin Creek Greenway.
Southside Park is a quick and easy journey to Uptown Charlotte.
Be sure to bring your ball when you want to get a game on at Clanton Park in Arbor Glen.

Commuting to Uptown by light rail or by car along Interstate 77
Charlotte Area Transit System (CATS) bus routes run throughout the neighborhood, and there is a light rail station right off New Bern Street to travel into Uptown. Heading north on South Tryon Street (State Route 49) or taking I-77 along Southside’s western border gets residents to Uptown in 2 to 4 miles. Southside is also just 7 miles from Charlotte Douglas International Airport. Some nearby spots can be reached without needing to drive. “There's a lot of walkability,” Hamilton says. “It’s where you want to go if you need a good restaurant.”
The Charlotte Rail Trail helps residents stay in shape and enjoy the outdoors in Southside Park.
Southside Park residents also have easy interstate access for travel needs.
