The Third Ward shapes the western quadrant of Charlotte’s burgeoning Center City. Each quadrant is unique, with its own set of characteristics. An assortment of residential and commercial spaces populates the area. “The biggest draw for buyers is that football’s Bank of America Stadium and baseball’s Truist Field are here,” says Bo Yount, a real estate broker with Helen Adams Realty, who lived in the Third Ward for seven years.

French Quarter has lots of restaurants

Residents must head to Fourth Ward to Harris Teeter for grocery shopping. For dining, the area is famous for its French Quarter. “Here, you have at least a dozen restaurants to choose from,” Yount says. One of the most popular is Valhalla Pub & Eatery, which serves a wide selection of appetizers, salads, sandwiches, entrees and hand-crafted cocktails. The Third Ward is also known for steakhouses, like Carnevor Steakhouse Moderne, featuring USDA Prime and Japanese Wagyu beef dishes.

Many commuting options

The Third Ward facilitates a straightforward commute with various modes of transportation within the region’s half-mile radius. Accessible to residents is the light rail that runs along Trade Street, several bus stations, and easy access to major interstates 77 and 277. Third Ward occupants and visitors can also ride along the bike trail connecting Uptown to other subsections of the city.

Park is a major attraction

“Another major draw to the Third Ward is Romare Bearden Park,” Yount says. “It’s a beautiful place to spend the afternoon in Uptown.” Centrally located and walkable, the park, named for the Charlotte-born artist Romare Bearden, features two gardens, a courtyard with dining tables, an interactive musical playground and an illuminated waterfall with a city skyline backdrop. Conveniently it is across from the baseball field and a block from the stadium. Another local favorite, Fourth Ward Park, is a 3-acre green space with fountains, a children’s playground and colorful plantings.

A booming cultural hub

Cultural organizations, neighborhood festivals and arts education programs run year-round. The Levine Center for the Arts contains a robust cultural campus. East of the center headquarters is the Bechtler Museum of Modern Art, an impressive sculptural building of earth tones, steel and glass. Across the street is the Mint Museum Uptown, North Carolina’s first art museum, exhibiting wide-ranging international art collections. The historic Latta Arcade, a two-level art deco breezeway built in 1914, houses rows of shops and restaurants under a skylit roof originally designed to provide natural light for grading cotton.

Primarily a condo/townhome town

Wide gridded streets with sidewalks are thickly tree-lined, offering lots of shade for pedestrians. “The Third Ward has the most exclusive property in Uptown, which is 99% condos and townhomes,” Yount says. Home prices range from $298,000 to $1.6 million. Many of the condos/townhomes have HOA fees, giving residents access to amenities like pools, fitness centers, dog parks and gated parking.

High school offers AP, IB and honors courses

Third Ward students may begin their education at First Ward Creative Arts Academy, which implements experiential learning across all curriculums using elements of dance, music, theatre arts and visual arts. The school received a C-plus grade from Niche. Sedgefield Middle School has a B-minus. Myers Park High School offers advanced placement (AP), International Baccalaureate (IB), and honors courses in most academic areas. It also has an A score from Niche.
