Thomasboro-Hoskins’ name comes from two 20th century communities which preceded this West Charlotte suburb. One was Thomas Farm, and the other was a workers’ village anchored by Hoskins Mill, both of which grew into the residential neighborhood here today. Thomasboro-Hoskins is continuing to change with the times, newly constructed homes entering the community. The neighborhood’s location just outside of Uptown and quarter-acre lots are key to its popularity. “It’s very centrally located. You’re 20 minutes to the entirety of Charlotte, and you can access both Interstates 77 and 85. And you still have a lot of private lots in the sense that there is a big separation between single-family homes,” says Martha Mendoza Borgese, Realtor with Engel & Völkers who has 11 years of experience in The Queen City. “All the neighbors are welcoming to new people, and they’re receptive to anything that will improve the community.”

Thomasboro-Hoskins’ residential areas greet visitors with old-growth trees. Parcels average in size close to a quarter of an acre. Vintage and midcentury cottages with less than 1,000 square feet of space start around $150,000. New Traditional builds constructed in the 2020s with a little more room start go for around $300,000. Between these two styles and prices, buyers will find a mix of bungalows and brick ranch-style homes. Condo units can be found at Hoskins Mill, a former cotton mill built in 1903. Most sell for around $190,000. This makes for a median home price of around $250,000, which is inexpensive for Charlotte. “You’re still within the city but have entry-level prices. Most other opportunities that first-time homebuyers have are outside of Charlotte,” Borgese says. At the same time, Borgese notes that new constructions have brought up the value of properties in the neighborhood, as well as increasing inventory, so now might be a good time to buy.

Stockyard Restaurant is another mainstay, a diner-style venue which serves up hearty breakfasts and Southern comfort food. A Family Dollar is centrally located in the neighborhood for quick shopping trips. Otherwise, locals can head down to Freedom Village Shopping Center. Stores there include Compare Foods Supermarket, Carolina Value Thrift and Citi Trends, a retail store.
