Take life at a slower pace in an established suburb
Situated squarely in northwest Charlotte, Todd Park is a peaceful older suburb with tall trees and quiet streets. “It’s just a solid neighborhood,” says Kathryn Cook-Crespo, a broker and Realtor with Nestlewood Realty. “I mean, you can get a regular, all-American house at an affordable price. A lot of clients want to move there to be near the airport and Gastonia.” This small area has seen less of the development typical for Charlotte’s close-in suburbs, leaving more of the mature trees and room to spread out that lend this neighborhood its away-from-it-all feel. Right between the bustling city center and the scenic landscapes beyond, this laidback locale is only starting to get noticed as the city’s population swells.

Renovated ranch-style homes on larger lots
Todd Park is visibly transitioning, lodging uniform subdivisions and older developments in varying states of maintenance. About half of residents own their homes, and although the wider area is primarily industrial, it isn’t obvious from the neighborhood’s tree-lined streets. Charming Cape Cods and brick ranch-style homes from the 1940s and ‘50s sit on large, grassy lawns backed by trees, with plenty of elbow room between neighbors. "Lots are large in this area, which is unique for the price point," says Laura Maultsby, Realtor at Maultsby Realty Group. These houses on larger lots tend to be priced near $380,000. Vinyl New Traditional homes built in the early 2000s tend to have smaller lawns and fall closer to the area median of $240,000. As with most areas in Charlotte, new builds are just starting to hit the market in Todd Park, and some older properties have been renovated to keep up with the times. "Values are rising here, and there's lots of opportunity for growth," Maultsby adds.

Two public school pipelines serve the neighborhood
Two Charlotte-Mecklenburg Schools pipelines serve the area. On the west side of the neighborhood, kids attend Allenbrook Elementary, Ranson Middle and West Charlotte High. The high school is locally referred to as “DubC” and opened a new campus in 2022, although the school itself was founded in 1938. To the east, students are zoned to Whitewater Academy, Whitewater Middle and West Mecklenburg High. “West Meck,” as residents familiarly call it, is a Cambridge International School. All six public schools score between a C-minus and a C-plus from Niche, though a wealth of magnet and charter schools are available through the district’s school choice program.
The student population of Allenbrook Elementary is 242 and the school serves PK-5.

Outdoor attractions on the outskirts of Charlotte
Due to this neighborhood’s industrial makeup, most residents have to hop in the car and drive a few miles to enjoy the outdoors. However, Robert L. Smith District Park is well worth the 3-mile trip. The park’s grassy grounds and wooded trails run along Paw Creek, which is set to become part of the expanded Paw Creek Greenway by fall 2024. “A lot of outdoorsy people want to live there because it’s close to the Whitewater Center, and they can get on the highway and head to Lake Wylie or the mountains,” Cook-Crespo adds. The famed US National Whitewater Center is roughly 5 miles away and offers thrilling adventures from rafting to bouldering, perfect for a full day outdoors. The island venue also hosts unique events, including a sunset film series and the popular summertime River Jam music series.

Sparse shopping with some longtime local haunts
Big-box grocery stores require a short drive, with the nearest Food Lion 3 miles west. A handful of local markets and a Dollar General at Pawtuckett Village Shopping Center hold residents over between weekly shopping trips, and a couple of local restaurants and fast food chains close to home are convenient stops for a meal on the go. “There’s not much in terms of restaurants, but there are some people who’ve held fast to the west side,” says Caroline Jackson, an investment consultant and area native. “The Circle G restaurant has been there probably for 55 years. And Stockyard has been a staple ever since I was little.” For more dining and nightlife, folks head into Center City.

Take Rozzelles Ferry Road into Center City
Uptown Charlotte is roughly 7 miles away, with a direct route into the bustling business district via Rozzelles Ferry Road, which also links residents to Interstate 85. Charlotte Douglas International Airport is also about 5 miles south for business commuters and welcoming out-of-towners. The Charlotte Area Transit System serves Todd Park with bus stops along all main roads for residents who prefer public transportation, though the area isn’t considered walkable or bikeable.
