Education really is University Park’s specialty, and that’s not just in reference to Johnson C. Smith University, a historically Black institution, only a few miles south. Residents are also within walking distance of schools such as West Charlotte High School and University Park Creative Arts School, and Northwest School of the Arts isn’t much farther away, providing residents easy access to a full pipeline of schools. But University Park has a few more tricks up its sleeve. Residents are surrounded by a triangle of major highways including Interstates 77 and 85 and within a short distance of Uptown and a variety of cultural attractions. “There's so much to appreciate about the West End of Charlotte, where University Park is located. It starts with Five Points Plaza, where 5K races, concerts, and community celebrations take place,” says Kim Parati, a broker/Realtor with Savvy + Co Real Estate who has been selling homes in the area for 7 years.

Ranch-style homes with affordable prices for Charlotte
Gently winding streets roll through the flat neighborhood of University Park, with occasional sidewalks. Lots tend to near 9,000 square feet, allowing for spacious back yards, while mature trees provide excellent shade. Garages are uncommon, with residents preferring to park on their driveways or beneath carports. There may not be much architectural diversity in University Park, but homebuyers will find gorgeous, established homes that are hard to come by elsewhere in Charlotte. “University Park presents the best in midcentury modern homes, with an abundance of ranch-style and split level homes,” Parati says. “These late 1950s homes were part of The Queen City’s jeweled crown and remain so today.” Prices usually range between $190,000 and $300,000, depending on if the house is ready to go or needs a little elbow grease. This is fairly below the Charlotte Metro Area’s median home value of $450,000, so it might be no surprise that houses can fly off the shelves here. “It’s a really healthy, active market. A lot of people are moving from out of town. When homes are priced correctly, they sell within a week’s time,” says Katrina Williams, a Realtor with Coldwell Banker who has been selling homes in Charlotte for 6 years.

University Park has a belly full of shops and restaurants
The intersection of Beatties Ford Road and Lasalle Street is a community hub for shopping and dining. Locals can grab groceries from Food Lion and West End Fresh Seafood Market and pharmaceuticals from CVS. A few restaurants are in the area, too, such as Niki’s Food Shop, which specializes in American favorites including hamburgers, BLTs and a grilled chicken salad. Residents can also try a taste of the Caribbean at Tropical Goodies, offering a menu stocked with jerk chicken, oxtail and more. Further down Beatties Ford Road, Original Chicken & Ribs has been serving up Southern comfort dishes like fried chicken gizzards and grilled pork chop for over 70 years.

Schools that promote the arts
University Park Creative Arts School, a public magnet elementary school, receives a C from Niche, offering a curriculum with an emphasis on the arts such as dance, music and theater. At B-rated Northwest School of the Arts, another magnet school, sixth through 12th grade students can continue an arts-inspired education. Niche ranks the high school as the third best high school for the arts in North Carolina. Alternatively, high schoolers can attend a non-magnet public school such as West Charlotte High. This high school is within half a mile of most residences, making for a 15-minute walk or less. The two magnet schools are similarly close, both under 2 miles away. And so is Johnson C. Smith University, an HBCU and the neighborhood’s namesake.

Releasing stress, the University Park way
Frustrated residents can release their stress at House of Purge. There, they don safety gear, grab a weapon of choice and smash plates, a car and their feelings of anger in a safe, judgment-free zone. Locals can find another, more natural kind of therapy at the verdant West Charlotte Neighborhood Park. Aside from a splash pad and a playground, the park also hosts the West Charlotte Recreation Center. Programs routinely offered include a teen summer camp, a senior walking club and recreation sports.

Getting around by car, bus and (someday) light rail
University Park is situated inside a triangle of highways including Interstate 85, Interstate 77 and Brookshire Freeway. Uptown is only 4 miles south, while Charlotte Douglas International Airport is about an 8-mile drive. Charlotte Area Transit System line 3 is the community’s primary bus, heading southeast to Wildwoods. In the future, Lynx Gold line stations will be built closer to the neighborhood along Beatties Ford Road, which would make light rail stops walkable for many residents.
Public transportation is no issues in the University Park neighborhood.
