Pantops has views, but also a desire to modernize
Thomas Jefferson’s influence isn’t just present in Charlottesville’s downtown neighborhoods – even a suburban haven like Pantops derives its name from his writings. The name is a Greek mash-up that means “all seeing.” It’s appropriate for a neighborhood with sweeping views, particularly along the much-coveted Hyland Ridge Drive. But despite the luxury million-dollar properties dotting this easternmost road, residents collectively enjoy spots like Darden Towe Park for easily accessible vistas. “The outdoor amenities play a large part in creating a diverse residential base for Pantops, attracting older people, families and young professionals,” says Jessica Russo, Realtor with Nest Realty who has resided in Charlottesville for 22 years and currently specializes in fulfilling niche housing needs, from single level living to additional office space. “Many of the recently completed developments include walking trails, too,” she says. It can be considered a densely developed suburb in some spots, though: one is likely to see clusters of modern homes in gaps between the park’s rolling terrain. “The story of Pantops is the story of Charlottesville, with the outer tracts of farmland becoming increasingly developed,” says Patricia Irby, a real estate agent at Keller Williams Alliance, recognized there as a top 20% performer in sales and closed production. “It’s not uncommon to see houses close together in Pantops, with zero lot lines.”

Townhomes, villas and Craftsman style homes
“Pantops has seen growth with Cascadia,” says Russo, referring to a development that includes townhomes, villas, a community garden and a pool with sunset views. She describes the villas as attached units in a duplex style, offering single level living across 2,200 square feet. The single owner homes have a Craftsman look, with stone accents, gooseneck lamps above attached garages and facades in slate blue, sage green or taupe. “Access to fiber optic in Pantops is also a huge draw for the work from home crowd,” Russo says. The Riverwalk development offers backyard access to a commercial complex with Grit Coffee, while further east the Pavilions at Pantops bring more townhome variety. Overall, housing prices in Pantops can be as diverse as the type of resident who lives here. Townhomes range from $374,000 to $573,000. Single owner homes can be had at $665,000 but prices can climb into the $800,000s and $900,000s. It’s this large spread that leads Irby to say that “houses on average are less expensive than Downtown Charlottesville or some areas of Crozet. People here may work in education but also in health care, with Sentara Martha Jefferson Hospital in the neighborhood.”

Summer camps and a B-plus rated high school
A highly ranked public school pipeline increases the appeal of Pantops and rounds out the suburban persona. Burnley-Moran Elementary is a B-rated school with a 12-to-1 student-teacher ratio. Burley Middle earns an A-minus rating and features a media center with a broadcasting studio. Monticello High earns a B-plus rating and is known for successful extracurricular clubs, with both the girls swim and dive team as well as the boys indoor track and field team winning state championships in 2021. Steven Michaels is a former real estate agent and currently the assistant director of CBI Journeys under Congregation Beth Israel, and he notes that educational summer camps are big in Pantops. “Kids here are interested in our forest school model, where we put them in contact with nature.”
Monticello High School near Pantops enrolls 1,229 students grades 9-12.
Jackson P. Burley Middle School near Pantops ranks #104 among Virginia Middle Schools.

Darden Towe Park is immersive
Darden Towe Park, located in the northwestern corner of Pantops, is often described as the neighborhood’s crown jewel. “The soccer fields are full of adults and kids on weekends, and they do an amazing job of keeping a lot of the terrain natural, especially with pollinator friendly plants,” says Michaels. Irby says the pickleball courts are equally popular, and furry friends find the surroundings amenable, too. “You’ll see a lot of canine training groups out here,” she says. Alexandria Searls is the executive director of the Lewis and Clark Exploratory Center in the park, and she says this educational hub “brings out all sorts of clubs, from photography to drawing. Pantops may be a suburb but it’s not sequestered. It has things going on.” Indeed, trails lead from Darden Towe Park to Riverview Park along the Rivanna River, a defining feature of Pantops’ western face. Forcey Learmonth, a local river hand, says people will kayak or innertube down the river, which can vary in height throughout the year. “They were going to put a big apartment development around this area,” he says, gesturing to the Riverview Park trailhead. “But it’s on a floodplain.” George Mackaronis, general manager of Rivanna River Company, says people will come to him for kayak rentals but also for his woodfired sauna in cooler months. “You can jump in the river afterwards,” he says. “It’s generally a leisurely river. You can fish there. People in this neighborhood are eager to be outside around the Rivanna.”

Riverside Village has Grit Coffee and Thai cuisine
“If you live in Pantops, you don’t have to go downtown to experience good restaurants,” says Irby, pointing to a popular Mexican restaurant called Guadalajara. “Lots of food trucks come out here, too.” Grit Coffee is a local staple, recently setting up shop at Riverside Village outside the Cascadia development. The café’s bright, airy atmosphere compliments Maple Pine next door, a Thai restaurant with sleek decor. Despite these newcomers, Russo notes that “a lot of the shops lining Route 250 were already there,” giving incentive to develop more housing. The Pantops Shopping Center has a Food Lion near the Rivanna River, and further east along 250 are chains like Marco’s Pizza and Bojangles. But small locally owned options continue along this stretch, too: Tip Top Restaurant is a retro diner with checkerboard floors and a teal blue counter, serving breakfast all day.

Rivanna River Company plays host to outdoor events
Hogwaller Brewing is placed in front of Rivanna River Company, and the two collaborate on a free summer concert series called Rivanna Roots. Food trucks, craft beer and locally known acts like No BS Brass Band fill out the experience. Mackaronis says those Fridays can pull more than 300 attendees. “We also do a food event on Wednesdays called Little Saturdays, named in recognition of the fact that a lot of service industry folks have to work when others are playing. So this is an occasion when they can enjoy time with their community.”

Route 250 and Interstate 64 keep commuters happy
A frequent refrain is that one needs a car to fully enjoy Pantops and greater Charlottesville, but that doesn’t mean it’s far away from amenities. “You can take a float down the river, go home for a shower, then hop on 250 and get downtown in a couple of minutes for an amazing meal,” says Michaels. Russo remarks that 250 also leads to Interstate 64, which is key for certain lifestyles in Pantops. “A lot of times you’ll have a dual income household, where one member works in Charlottesville, but another works in Richmond.” But alternative transportation fans get their day in the sun, too: “Many residents like to bike along the trails around Pantops,” says Searls.
