With a mix of suburban and historic residential vibes, South Norfolk has much to offer new residents. “Over the past ten years, South Norfolk has become an up-and-coming area,” says Craig Boyer, an investors agent who has been working with property investors in the Norfolk area for 14 years. “It’s been going through a revitalization.” Just 5 miles south of downtown Norfolk, this neighborhood gives residents a sense of historic charm, proximity to the Elizabeth River and access to the highly rated Chesapeake Public School district.
Renovation projects on Chesapeake Avenue
The areas near Lakeside Park, from Bainbridge Boulevard to just past Seaboard Avenue, “are actually considered a historic district,” Boyer says. “You’ll see Victorians, colonials, and big renovation projects there. The historical district really tries to protect the area, so many investors tackle renovation projects to revitalize these grand homes.” Homebuyers hoping to renovate or update their South Norfolk home may have to follow historic and cultural preservation guidelines outlined by the City of Chesapeake. Housing prices here range from $175,000 for Foursquare homes and ranch styles to almost $400,000 for new constructions and renovated four-bedroom homes. Some Cape Cods and updated Victorian homes hover around the $300,000 mark and often have between three and four bedrooms.

Highly Rated Chesapeake public schools
South Norfolk students may attend Portlock Primary School for kindergarten through second grade and then Crestwood Intermediate School to finish through fifth grade. Both schools earn a B-plus rating on Niche. Then, students can go to Oscar F. Smith Middle School, which is rated a C-plus, and is right in the center of town. Finally, students can go to Oscar F. Smith High School, which is located in Chesapeake to the south and is rated a B-plus on Niche.
Parks and fishing on the Elizabeth River
Lakeside Park sits at the southwest edge of South Norfolk’s historic district. Built in 1933, the park features the Lakeside Veterans’ Walk Memorial, with several granite monuments and a bridge walkway commemorating armed forces from World War I through the Gulf War. Residents can also picnic, fish, grill and play at the playground. Elizabeth River Park is one of the most active boating ramps in the Hampton Roads area. With easy access to the Elizabeth River, residents can fish, crab, dock their boats and weigh their catch. After a day of fishing, buy a snack from the Snack Shack, which has concessions, bait and tackle supplies and public restrooms.

Connect and shop in South Norfolk
Southside BBQ on Poindexter Street is a popular spot for locals to grab a bite. The Riff House Pub is a nightlife bar for having drinks with friends alongside live music performances. Bainbridge Boulevard has shops like Mi Favorita Tienda Latino grocery store, Frank’s Pizza, Hardee’s and the local Food Lion. For all-day shopping trips, locals can drive 6 miles south to Greenbrier Market Center shopping mall, which includes big box stores such as Target, Best Buy and Walgreens.
Hampton Roads bus lines and commutes
Hampton Roads Transit bus lines travel up and down Atlantic Avenue, though many locals get around South Norfolk by car. It’s also a quick hop onto Interstate 464, connecting commuters to Chesapeake and downtown Norfolk. For quick drives through town, Bainbridge Boulevard runs north and south along the whole neighborhood.

Within South Norfolk is the Norfolk Southern Portlock Yard and railroad company, which has, in the past, resulted in some traffic buildup where the train tracks meet major roadways. The CCC Drop Yard trucking company also falls within the neighborhood boundary and takes up a portion of the northeastern corner of town.
