Established suburbs of Chesapeake
Bisected by I-664 and bordered by the winding Elizabeth River, Western Branch is an established and continually developing suburb of Chesapeake. “There are so many types of neighborhoods in Western Branch, people can buy a brick ranch-style house from the 60s or a big riverfront house in a newer subdivision,” says Stacie Powell, a Realtor at Berkshire Hathaway RW Towne Realty with 32 years of experience in Western Branch. "There’s a range of styles and price points in an area central to many commuter hubs.” With retail and dining options lining highways to the north and south of the neighborhood and a beloved system of local schools and parks, Western Branch positions centers of community and commerce within minutes of each other. Residents can hop on the nearest highway and drive to urban hubs in Norfolk, Chesapeake or Newport News and return home to the quiet, tree-lined streets of Western Branch.
Old and new subdivisions in Western Branch
Multi-family and single-family homes are available throughout Western Branch, ranging widely in price and style. Ranch-style homes built in the 1960s and 1970s line dense residential blocks connected by narrow sidewalks and the shade of mature trees, selling for $170,000 to $370,000. Subdivisions built in the 1980s through 2020s house winding cul-de-sacs of new traditional single-family homes with colonial revival or craftsman influences on landscaped lawns, selling for $450,000 to $1 million depending on square footage and whether the backyard allows access to the Elizabeth River. Condos in duplexes and townhouses are scattered throughout the area, selling for $170,000 to $480,000 depending on community amenities and square footage. Many Western Branch subdivisions have no HOA or ones with minimal fees and amenities, but some of the newest developments boast community clubhouses and pools.
Chesapeake Public Schools
“The public schools in Western Branch are very sought after, and many parents in the area volunteer at school events or join the PTAs,” Powell says. Students can attend prekindergarten through second grade at Western Branch Primary School, third through fifth grade at Western Branch Intermediate School, sixth through eighth grade at Western Branch Middle School, and finish up at Western Branch High School, all of which earn a B-plus on Niche. Western Branch Bruins participate in dozens of clubs and athletic teams at the high school, from the Scholastic Quiz Bowl team to the varsity football team.
Western Branch Community Center and parks
Small community parks like Crossings at Western Branch and Dunedin Park provide pockets of grassy fields and playgrounds between residential streets, the latter also sporting a small, placid pond and winding shaded walking path through thickets of mature trees. The Western Branch Park is the largest in the area, and its long line of ball diamonds and soccer fields, tennis courts, shady playground and dog park are popular with residents of all ages. As the temperature rises, the splash pad outside of Western Branch Community Center is a magnet for neighbors looking to beat the summer heat.
Businesses off Portsmouth and Western Branch boulevards
Strip malls between Portsmouth Boulevard and Western Branch Boulevard provide Western Branch residents with a plethora of chain and local businesses close to home. Daily essentials can be found at Aldi, Sam’s Club and Target, each a short drive from the other, while Chesapeake Square Mall is home to a Cinemark as well as retailers like Burlington, Finish Line and Bath & Body Works. Beyond chains like Olive Garden and Red Lobster, locals can enjoy Mexican staples at El Puente Mexican Grill or casual ambiance and specialty burgers at Gourmet Burger Bistro.
Intersections of commuter highways
While there are a handful of HRT and Suffolk Transit bus stops along Portsmouth Boulevard and Pughsville Road, Western Branch residents typically drive to nearby commuter hubs. Intersections of I-664 with I-64, Western Freeway, Highway 17 and Portsmouth Boulevard provide locals with a 10–15-mile commute to hubs in Norfolk or Chesapeake and a 25-mile drive into Newport News.
Western Branch seasonal craft fairs
On weekends in the fall, winter and spring, Western Branch Middle School and Western Branch High School host seasonal craft fairs. Residents get in the spirit of the season and stroll around dozens of booths hosting local artists and businesses whose crafts and food items are themed to the nearest holiday.
