Suburban tranquility with urban convenience

Locally-owned restaurants and expansive shopping are some perks residents receive when living in the Dunning neighborhood. The quieter area is on Chicago’s northwest side, 15 miles from the Chicago Loop. While residents are still in the city, they get suburban tranquility through its walkable tree-lined streets and quiet nights. “The Dunning neighborhood has the Harlem Irving Plaza, which is a major shopping mall. There are lots of great parks and transportation options,” says Al Rodriguez, Associate at RE/MAX City, who’s been serving the Chicago area for over 20 years. Lots of history is within Dunning, from its past as an insane asylum to being the birthplace of Chicago-style cheesecake. Residents enjoy the area for its diversity and welcoming environment from neighbors.

Home to Eli's Cheesecake

Some of Chicago’s best restaurants are in Dunning, notably Eli’s Cheesecake Company. The historic shop along Forest Preserve Ave is known as the birthplace of Chicago-style cheesecake, which involves baked cream cheese with a soft and creamy inside and a shortbread-style crust. Besides their famous cakes, locals enjoy their cookies, pies and baked goods. BarTucci Homemade Italian Food specializes in fresh pasta and homemade focaccia. Dunning Pour House is the neighborhood’s go-to for a laid-back night with beers and spirits paired with pub-style mains and appetizers. Residents head to Harlem Ave for most shopping, notably Harlem Irving Plaza. Here, residents can shop for essentials and clothing from over 100 stores, including Hobby Lobby, Target and Loft Outlet. Just next door is the Norridge Commons, which contains the Amazon Fresh Grocery Store, Michaels, and Ulta Beauty.

From Condos to Chicago bungalows

Dunning is primarily a residential area, but it’s almost an even divide among single-family homes, apartments and condos. Most houses are south of Irving Park Road, and condos are along the northwest end towards Wilbur Wright College. Pre-1940s Chicago-style bungalows and Cape Cods make up the bulk of the architecture. Here and there are sprinkles of Georgian bricks and modern new construction. Because houses are closer together, often there are smaller lot spaces, but most homes have a front lawn and backyard with a detached garage. Houses under 1,200 can cost around $200,000 to $350,000. Homes over 1,200 square feet have prices between $330,000 to $600,000. New constructions are over $700,000. There are several condo subdivisions, but the most popular is Glenlake. Prices vary from $195,000 to $320,000.
