No longer just a summer retreat for Chicagoans looking for some beach time, Edgewater is a lively, connected neighborhood. “It’s like Mayberry with an edge,” says Stephen Northey, Licensed Real Estate Broker with Compass and Edgewater resident since 2005. “Everyone knows each other and talks to each other, and there’s so much to do.” It’s a neighborhood that appeals to a diverse range of residents – whether they want to grab a cup of from Metropolis Coffee Company and meander along the beach or are looking for a suburb-like community with the convenience of the L on their doorstep and jobs and amenities a walk away.

Single family to sky high
“There’s a mix of housing,” Northey points out, “There are high-rise condos along Sheridan Road and on the beach, but as you move inland it’s more of a mix of single-family homes, two-flats and three-flats.” This mix of housing includes Victorian-influenced single-family homes and brick bungalows along tree-lined streets with on-street parking, as well as modern townhouses and condos with dedicated lots and garage, across various price ranges. A simple two-bedroom condo generally falls in the range of $200,000 to $400,000, even for one with lakefront views. Larger condos, townhouses, some single-family homes and even some two-flats fall between $600,000 and $900,000, while single-family homes with four or more bedrooms, penthouse condos, and multi-flat units fetch over $1 million.

Diversity of flavors along Broadway
The diversity of the neighborhood offers plenty of dining options within and nearby, Northey points out, “The restaurants are inventive… Big Jones does southern comfort food with a healthy twist in Andersonville, so many great little African restaurants on Broadway, and in Little India out Devon.” Ethiopian Diamond Restaurant and Bar is a local favorite, noted for great service and large portions. The woodsy, ski lodge motif inside Moody’s Pub is welcoming, and has made it a neighborhood staple since 1959 with burgers and beverages. When residents want to cook at home, grocery options within the neighborhood include a Whole Foods Market and Maisano’s. Edgewater is also home to independent shops, like the Broadway Antique Market offering vintage housewares and collectibles, or Kim’s Hardware, an independent hardware store.
Be sure to swing by Moody's Pub in the Edgewater neighborhood for a burger and a drink.

Chicago Public Schools offer options
Edgewater students may attend one of four public elementary schools that serve the community: Hayt, Swift Specialty School, Peirce School of International Studies and William C. Goudy Technology Academy. All of these house kindergarten through eighth grade and earn a C-plus or better from Niche. Northey notes that Senn High School, opened in 1913, is architecturally impressive, featuring a stunning Grecian facade and an expansive, well-maintained front lawn. Known for its fine arts magnet program and an Education-to-Careers Program that connects students with local businesses with a vision on future careers, it receives a B-plus from Niche. Private school options within the neighborhood include Sacred Heart Schools, St. Thomas of Canterbury Catholic, Chicago Friends School, and more.
Hayt Elementary school is a public school located on the north side of Chicago.
Senn High School has various extracurricular activities and clubs that students can join.

The beaches of Lake Michigan
While there’s plenty of green space in Edgewater, it’s the sand between the toes in the summertime that stands out. “The main beach is the biggest in Chicago – all the locals walk there in the summer, and there’s a bike path along the lake front that goes all the way down the shoreline to Indiana.” Kathy Osterman Beach is a lively summer hang-out spot, and the nearby Edgewater Dog Park gives four-legged friend something to do. Green space and park area stretches south and includes walking trails and basketball courts as well as the bike path.

Block by block
“There are always block parties in the summer,” Northey points out, “Three or four streets will be blocked off for neighborhood block parties, and people from other blocks will come over and be part of it, everyone is welcome.” On top of these regular gatherings, Northey mentions that Edgefest, run by the Edgewater Chamber of Commerce, is a major focus of the summer. This big block party features two stages, artisans, local restaurants, and plenty of dancing and celebrating the first Saturday of August. Other regular events include plays and performances at the Raven Theatre and The Edge Theater, performing everything from the classics to local up-and-coming artists.

The L makes it all easier
While Edgewater is a highly walkable neighborhood, it’s also easy to get out into greater Chicago. “It’s right on the L line and has easy access to the expressway,” says Northey. The Red Line of the L has a number of stops throughout the neighborhood. This makes it easy to get to O’Hare International Airport, connecting with the Blue Line downtown that runs west – otherwise, it’s a drive of over 15 miles from Edgewater, which can take 30-40 minutes. Both Thorek Hospital Andersonville and Weiss Memorial Hospital are within 2 miles driving from the center of the neighborhood, providing emergency services for the area.

It is okay. Safe to walk around and semi quiet neighborhood. Places here can be a little expensive if you want to be close to the beach. Parking can be annoying sometimes when you have guests visiting you. Other than that, very nice location if you want to be at peace, with not much noise at all, and a safe neighborhood.
