Northern Chicago neighborhood combines college vibes with city living
A vibrant neighborhood in northern Chicago, Sheffield & DePaul has a unique culture influenced by its mixed populace. DePaul University is on the neighborhood's south end, making the area home to plenty of students, but not exclusively. It's within Chicago's city center and only a short "L" ride to downtown, and with a mix of single- and multi-family housing, many different types of people live here. "This area is interesting," says Grigory Pekarsky, who runs the Vest Team, which was named the top independent real estate group in Chicago by RealTrends. "You have bars on Diversey and places along Fullerton or Clark where you can feel in touch with the latest thing, but then there are Michelin-starred restaurants mixed in, too. Of course, you'll also stumble across a ton of entertainment districts for college kids." This diversity creates a vibrant atmosphere for those seeking a bustling urban lifestyle. With highly rated schools, historic and contemporary housing and plenty of bars and restaurants, Sheffield & DePaul has something to offer all sorts of residents.

Historic housing blends seamlessly with the contemporary
Housing in Sheffield & DePaul ranges from historic 1800s-built Victorian homes to freshly constructed contemporaries. Old and new blend seamlessly here, as older properties have been carefully maintained and new constructions honor the neighborhood's historic architecture with tasteful, unassuming exteriors and using traditional materials like brick to execute more modern designs. It's a dense urban area, so though some single-family housing is available, most homes are multi-family, and the single-family homes sit close together on the neighborhood's streets. Typically, though, these homes maximize square footage by using most of the lot but still save some space for an outdoor area, and some have rooftop patios. Prices here start around $275,000 for a two-bedroom condo and sometimes exceed $3 million for a new build or well-maintained historic home. The median list price is $675,000 overall, and the median sale price is $2.3 million for a single-family home.
