Cohasset gets its name from an Algonquin word meaning “long rocky place.” This community in the hills of Butte County lives up to the name. Out here, residents are shrouded in the natural foothills scenery, complete with dense tree cover, mountain roads and local wildlife. However, residents are still within driving distance of Chico, the nearest neighboring town. In addition to the animals sharing the mountain, residents will find a community of like-minded people seeking a neighborhood where, despite the large distances between houses, neighbors are still close. “It’s all people who enjoy the land for what it is,” says Nicole Regan, resident and vice president of the Cohasset Community Association. “It’s a pretty active, well-rounded community that’s really interested in getting all facets of life together.” Residents spend time outdoors together and gather for community events, creating a community in a remote neighborhood.

Private trails and native wildlife

People move to the area to be out in nature. Residents need only walk out into their backyards to be surrounded by Sierra Nevada foothills; there are no official parks or public green spaces. When exploring nature, residents hike and bike on private trails winding through private. Some might go higher into the hills or down the valley to walk along Rock Creek. While out exploring, it’s essential to be aware of the surroundings. Residents share the hills with deer, bears and mountain lions. The higher up in the hills, the more dense the animal population.

Cabins and Modern Traditional homes

Cohasset offers residents complete privacy. “People who don’t want to be seen can be invisible out here,” says Dave Donnan, Realtor with the Ryno Company for over 25 years. Houses sit on multi-acre lots at the ends of long driveways, canopied by dense trees and brush. “A lot of people homestead or live off-grid,” says Regan. “It’s a really interesting place because of all the options: new homes, old homes and property to build your dream.” Homes in Cohasset were built piecemeal, not all at once by the same developer, so there's no set home style. Many homes are more rustic with cabin-style architecture, selling between $250,000 and $975,000. Some homes are more Modern Traditional in style, selling from $200,000 to $560,000.

Cohasset Road leads into Chico

Cohasset Road leads in and out of the community. Residents will take this route on the 16-mile drive into Chico. In the neighborhood, Cohasset Road is only partially paved and is dirt or gravel higher up the hills. Many residential roads are dirt or gravel and are privately maintained. Higher up in the neighborhood, snow can pile up, which can create difficulty while driving.

Kids attend Chico Unified School District

Kids living in Cohasset will have to ride down into town to go to school. They can start school at Neal Dow Elementary School, graded B by Niche. Bidwell Junior High School, graded A-minus, also serves the neighborhood. Pleasant Valley High School, the neighborhood’s assigned high school, earned an A from Niche through its International Baccalaureate program and is a California Distinguished School.

Cohasset Community Association hosts events

The Cohasset Community Association, all volunteers, hosts events to bring community members together. “The community is really wonderful,” says Regan. “We have a great community center that puts on different events, like Mountain Music in the warmer months, where musicians do an open set and listen to music. There’s a children’s Halloween carnival. We do a Christmas choir that performs a show in the winter. People play bingo. There’s a chili cookoff. There’s always something going on.”

Cohasset Store and shopping in Chico

Cohasset is relatively remote, but it does have one store. “We have the Cohasset Store for all basic needs,” says Regan. "You can get some essentials. You can get packages delivered there if you have an inaccessible property for mail delivery.” For more extensive shopping trips to stock up on goods, try on clothes or go out to eat, Cohasset residents head down the hills into Chico.

Natural risks in the neighborhood

“One of the big issues up there are the fires,” says Donnan. “It can cause insurance to get very expensive.” The neighborhood is prone to wildfires, which is typical for the area. “We do have risks of forest fires, but we have an emergency preparedness and safety council,” says Regan. “We host events throughout the year to teach people how to prepare their properties, so everyone is pretty fire-wise. We’re pretty on the ball.”
