Little Chico Creek Estates is an older neighborhood, and local business centers have grown up around the community, making it a convenient area for those who want to be close to shopping, dining and other commercial centers.

Little Chico Creek Estates is a neighborhood of leafy lawns and late-20th-century homes. “It’s a nice established neighborhood. Most of it was built in the 1990s, but there are some newer homes,” says Kiersten Morgan, Realtor with Crane Realty. The compact layout means lawn sizes are typically on the smaller side, but many homes come with mature trees, providing plenty of shade. “The houses are closer together, and there are sidewalks, so it's easy to walk around,” says Kelli Lewis, real estate agent with NextHome North Valley Realty. Ranch-style houses are typical in the area, often including Spanish motifs like red tile roofs and stucco walls. These homes cost between $410,000 and $580,000.

Kids attend Little Chico Creek Elementary and other local schools

Baroni Park borders the neighborhood
Baroni Park is in the western end of the neighborhood, but most residents can easily walk there. With seven acres of space, Baroni offers a variety of activities, from a playground to picnic tables. Visitors can explore the walking trails or play a round of frisbee golf. Many take advantage of the multiuse field and the basketball court to organize games with friends. The park is open to everyone, from adults to children to dogs. Although Little Chico Creek might not be an official park, some homes back up to the greens space surrounding it. Toward the eastern end of the neighborhood, where streets end, there are trails following the creek path and leading into the foothills.

“It’s an up-and-coming area,” says Morgan. “It’s very conveniently located to shopping and restaurants." Meriam Park, which borders Little Chico Creek Estates, is a new development project adding not only new homes, but new restaurants and business centers in southeast Chico. Meriam Park's local businesses, like Live Life Juice and Savor Ice Cream, add to the area's already abundant options. Residents are within a mile of stores on East 20th Street, one of Chico's most dense shopping and dining corridors. Along this route, residents will find popular restaurants like Rione Italian Restaurant and Farmers Brewing Restaurant and Taproom, and many chain options from Black Bear Diner and Del Taco to Starbucks and Chili's. Residents can run most errands in this area, like stocking up on essentials at WinCo Foods and Target. They can also browse for more specialty items at Chico Marketplace, the city's primary shopping mall.

Easy access to state highway
“It has easy access to highways 32 and 99, but there’s no traffic noise,” says Morgan. The entrance to state Route 32 is within a mile of the neighborhood’s entrance. Route 32 runs through Chico, leading to most business centers, shopping and dining. Downtown Chico is only four miles from the neighborhood's center, a drive that can typically be completed in under 15 minutes. The nearby highways also make it easier to travel farther away, like Sacramento, about 90 miles south.
