Greg Rogers is a densely developed and culturally diverse Chula Vista neighborhood situated between Interstate 805 and the 42-acre Greg Rogers Park. Sometimes known as South Chula Vista, Rogers Park or “part of Old Chula Vista,” it’s a quiet community convenient to military bases, Mexico and daily essentials. The neighborhood’s name honors the many contributions of Greg Rogers, one of Chula Vista’s first City Council members. As co-founder of the community’s first bank and an active chamber, rotary club and elementary school board member until 1922, Rogers is considered one of the city’s pioneers. The sturdy Craftsman home he built in 1910 a few miles west near Bayside Park was designated in the 1970s as Chula Vista’s historic site No. 1. Rogers’ home was moved in the 1980s a bit closer to what is today’s Greg Rogers neighborhood — where his namesake park and elementary school are central to daily life.
"Considering that San Diego’s a military town and you’re minutes from the border, there’s a little bit of everything here," says Carlos Gonzalez, a Realtor with Real Broker who’s been selling homes in the area since 2006. “You have a heavy Latino population, but you also have great Thai and Vietnamese restaurants. And lately, we’re seeing a lot of Texas license plates.” Residents often stay and renovate homes in Greg Rogers, as the location offers quick freeway access, plenty of public transit and sidewalks leading to schools, plazas and sports facilities.

It’s also a friendly place for raising young athletes. “The community really centers around the Greg Rogers Park that’s walkable from wherever you live,” says Patty Nesbitt, a Broker Associate with BHGRE Clarity since 1989. Greg Rogers Park has a vast green space for recreation or relaxation and is equipped with basketball courts, a baseball field, playground, dog-friendly hiking trails and a nine-hole disc golf course popular with summer leagues.
“It’s the kind of neighborhood that’s very sports-friendly,” Nesbitt adds. “Park View Little Leaguers play at the ball fields, and skateboarders love the skate park behind the Boys and Girls Club.” The 21,000-square-foot Eucalyptus Skateboard Park features bowls, ramps and ledges for skateboarding, BMX biking and roller-skating. Residents can also take skate lessons here or rent it for special events. North of Greg Rogers Park, the Eastlake Bombers Baseball Academy is a state-of-the-art training facility with indoor cages and outdoor fields where local youth can take lessons or join hitting clinics. For those into waterslides and amusement park rides, Sesame Place San Diego is only a 4-mile drive southeast of central Greg Rogers.

Midcentury single-family homes, 1980s condos
On a landscape that formerly held lemon groves, Greg Rogers' mostly straight grid of streets and cul-de-sacs took shape between the 1960s and 1980s. "The 805 freeway splits Chula Vista into what we call Old Chula Vista west of the 805 and then everything east is newer," Gonzalez explains. "But Greg Rogers is sort of a spillover of Old Chula Vista, so it’s heavy on properties with a lot of old-school raised foundations. And now there’s so many newer communities east of the 805 that if you don’t live in Greg Rogers it can take 20 minutes to reach the freeway. Plus, you won’t have to pay HOA fees." Homes are primarily midcentury single-level ranch styles, with stucco earthtone exteriors or updated brick fronts. Lawns are typically trimmed and landscaped, but not showy. Single-level homes range from $600,000 to $825,000, and multilevel homes ask between $900,000 and $950,000. Condos built in the 1970s and 1980s range from $540,000 to $560,000, depending on location and build date. “It’s a quiet neighborhood where grandmas and grandpas may still be living,” Nesbitt explains. “People want to hold on to their homes and live here a long time.”

Highly rated Chula Vista and Sweetwater Union school districts
Public schools are in the Chula Vista Elementary and Sweetwater Union High school districts, both given an A-minus on Niche. Kids start at either A-grade Parkview Elementary or B-grade Greg Rogers Elementary. Depending on address, middle schoolers head to Rancho Del Rey, which earns an A-minus, or Castle Park, given a C-plus. Most students head to Hilltop High, which gets a B-plus and is the district’s only school to offer seven foreign languages, including Italian, German, Japanese and Chinese.

Walk to Canyon Plaza or head 6 miles east to Otay Ranch Town Center
Essentials are all close to home in Canyon Plaza on Telegraph Canyon Road, just across the street from condos in Greg Rogers. Here, locals can grab a treat at Yum Yum Donuts, coffee at Starbucks, sundries at Rite Aid, or groceries at 99 Ranch Market. Small businesses, salons and several multicultural cafes share this plaza, including Pho Hiep & Grill, a local go-to for banh mi and noodle bowls. “There’s so much cuisine variety here, from Thai to Chinese, sushi to pho,” adds Gonzalez. “But Chula Vista is famous for our burritos. And Lolita’s is the place for a California burrito that’s like the size of my arm. It’s right next to another great Mexican seafood place called TJ Oyster Bar, which is short for Tijuana.” Within a 6-mile drive east, residents can shop and dine at dozens of brand name stores and chain restaurants in the Otay Ranch Town Center or catch movies at the AMC Otay Ranch 12.

Close to East Palomar Transit Station and Cross Border Xpress
San Diego Metropolitan Transit System bus stops are plentiful throughout the neighborhood for public transit to employers and shopping. “Also, trolley stations run parallel to the 5 freeway, so the bus can drop you off at the trolley stations to get wherever you need to go on mainland San Diego,” says Gonzalez. The San Diego International Airport is a 14-mile, 30-minute drive west or an hour trip on public transit. “A lot of residents have parents or siblings in Mexico, so you’re just 10 minutes away,” Gonzalez adds. “It can be faster to get to Mexico than to go downtown. If you have your global entry card, it’s a 20-minute ride, and there’s easy access to the Tijuana International Airport through the Cross Border Xpress bridge.”

Third Avenue for date nights and Sunday Farmers Market
“There are always things happening here, especially on Third Avenue in Old Chula Vista, where they’ve revamped it all with restaurants, bars and entertainment,” says Gonzalez. This area, about 4 miles west of Greg Rogers, is also known as Third Avenue Village. It’s also the place to stroll the thriving Chula Vista Farmers Market on Sundays, for fresh produce, eggs, flowers and baked goods from more than 60 local farmers and vendors.
