The Lincoln Statue has been standing at the intersection of Reading Road and Forest Avenue since the early 1900s, representing the center of Avondale, a Cincinnati neighborhood with historic ties to the Civil Rights and Black Power movements. After decades of redlining, institutional displacement and disinvestment, the statue was the site of protests and two consecutive race riots in the late 1960s. In the 60 years since then, the neighborhood—which former Vice Mayor Jim Tarbell describes as "Cincinnati's first suburb"—has gone through a series of changes. Groups like the Avondale Development Corporation (ADC) and Avondale Community Corporation (ACC) have begun economic initiatives within the neighborhood: they're expanding housing options by building single-family homes, townhouses and lofts, and the annual Avondale Film Festival highlights members of the community and beyond. In the words of Ozie Davis III, who's often referred to as the "Mayor of Avondale," part of the neighborhood's appeal is its proximity to institutions like the Cincinnati Zoo, the Children's Hospital and the University of Cincinnati. "We have the number one job center in the region," he says. Throughout the years, Avondale's identity as the "heartbeat" of the African American community in Cincinnati has remained consistent.

19th and 20th-century single-family homes and multi-family options
In Avondale, it's common to find homes dating back to the late 19th and early 20th centuries along hilly, sidewalk-lined streets. Architectural styles are reflective of the time period: "You'll find everything from Victorians to wood to brick," says Davis, who adds that some single-family homes have been broken down into multiple units. "Housing around the hospital, especially, is multi-family, converted single-family homes." Prices here can start around $100,000 and reach upwards of $300,000. There are also pockets of new townhouses with tuck-under garages that go for between $200,000 and $300,000; and Traditional homes built in the late 1990s that can range in price from $400,000 to $500,000 and are primarily found in the northern half of the neighborhood. At the turn of the 20th century, decades before the neighborhood's wealthiest residents fled to the north, they built "castle-like" estates on the hills, explains Tarbell. Brad Acree, a Realtor with Keller Williams and host of a podcast called "Underrated America: Cincinnati, adds "You'll find 3,000 and 4,000-square-foot homes that have been abandoned for years. But the potential here is immense." The "Mayor of Avondale," Davis seconds that, saying, "You'll find three things at once here: an old street, new homes, and an old home being renovated. That's definitive to this neighborhood."

An Urban Learning Garden at Rockdale Elementary
Rockdale Academy, which earns a C-minus from Niche, is a walk away for many elementary schoolers in Avondale. "Right behind the school, you will see our urban garden. The kids use it to learn about urban forestry," says Davis. There are vegetables, fruits and flowers; and some of the seedlings from Rockdale are later transferred to the Cincinnati Zoo & Botanical Gardens. Starting in seventh grade, kids can attend Robert A. Taft Information Technology High School, which also receives a C-minus grade from Niche. Some high school juniors and seniors earn industry credentials through the school's cybersecurity program and students can also take classes in graphic and web design through the interactive media program or learn about telecommunications through the network plus program. Xavier University, one of the country's oldest Catholic colleges, sits just outside the neighborhood, and the University of Cincinnati, home to approximately 40,000 undergraduate students, also borders Avondale.

Zola's Soul Rolls in Avondale Town Center
The crispy and flavor-packed Soul Rolls are the most popular menu item at Zola's in Avondale Town Center, a new addition to the neighborhood's food scene. The restaurant's windows look out onto the Lincoln Statue, and regulars include Ozie Davis and members of the community council. The restaurant, which opens at 7 a.m. for breakfast, hosts karaoke, comedy and live music nights, and residents can also rent out the space for private events. Next door, Saturday Morning Vibes Cereal Bar allows customers to mix and match flavors and add toppings like strawberries, whipped cream and chocolate chips to their meals. There are fast food chains like McDonald's and KFC along Martin Luther King Drive and Reading Road, and a Kroger on West Corry Street. With the addition of a new grocery store in Avondale Town Center, fresh produce will be more accessible in the coming years. "We'll have every amenity that you could possibly need," says Davis.

Walking trails, bandstands and weight rooms
In Fleishman Gardens, trees have centuries' worth of rings, and park benches sit alongside paved walking trails. There's a playground at MLK Jr. Park nearby—the reverend and Civil Rights leader visited Zion Baptist Church in the '60s—and Burnet Woods spans close to 90 acres to the west. Fishermen can cast their lines for Catfish and Bass in the small pond, and a central bandstand hosts Wednesdays in the Woods, a free music series throughout June, July and August. Locals can also stop by the Hirsch Recreation Complex to enjoy the indoor pool, basketball courts and weight room.

Community partnerships with the Cincinnati Zoo
According to Davis, the Cincinnati Zoo & Botanical Garden, which is home to more than 500 animal species, a miniature train and a carousel near Swan Lake "has been a neighborhood partner for as long as I can remember." They've helped with projects like Light Up Avondale, bringing economically efficient LED lighting to hundreds of homes in the neighborhood, and they're also one of the sponsors of Avodnale Day, a fitness-focused festival complete with health screenings and bicycle repairs. "Trips to the zoo were almost weekly when I was a kid," recalls Davis, and some families invest in annual memberships or send their children to summer camps.

Crime statistics in Avondale
Avondale has a 7 out of 10 CAP Index Crime Score, which is three points higher than the national average of 4. "Any sense of crime and violence is more isolated than sometimes gets portrayed in the media," explains Davis. "It's concentrated in three different places, but it's been in the same three places for a long time."
Proximity to Cincinnati Children's and Rapid Transit Lines
"It's just like soap. Everyone needs medical care," says Jim Tarbell, speaking to the influence of the medical industry on Avondale; he was born in The Jewish Hospital before it moved to Galbraith Road. "At one point, all of the hospitals were here on Burnet Avenue, and we called it Pill Hill," says Davis. Today, Avondale is largely defined by its proximity to Cincinnati Children's, which has over 650 beds and also serves as a major employer in the area.
"The way we're located for transportation is just the best. We're 5 minutes from every BRT, or Bus Rapid Transit line, and two state routes go through the neighborhood," notes Davis. Downtown is about 4 miles away, and residents can rely on public buses to reach destinations like Findlay Market and Paycor Stadium, home of the Bengals. There's also The Cincinnati/ Northern Kentucky International Airport, a 17-mile drive along Interstate 71. In the words of Tarbell, "Avondale is one of the best places to live. There are beautiful buildings, it's still close to Downtown, and, of course, you have important medical centers like Children's."
