When not at home, residents send their children to the Forest Hills School District, one of the best in Ohio for its teachers. On the weekends, locals enjoy utilizing one of the popular parks with river views or taking in a concert at the Riverbend Music Center. “Coldstream is so unique because of its accessibility to downtown paired with its views of the Ohio River and the hillside,” Micha Gleisinger, a Realtor at Comey & Shepherd Realtors, says. “It’s an elegant and well-cared-for community.”

“The market in Coldstream is doing really well,” Gleisinger says. “You can’t find the consistency of the housing anywhere else in Cincinnati.” Homes in Coldstream are consistently newer and larger than those in the surrounding areas. Homebuyers looking in the area will find ranch-style, new-traditional and custom-built mansions. Prices have ranged from $300,000 for a three-bedroom ranch-style home on a half-acre to $2.4 million for a custom-built mansion near the water. Residents appreciate the large yards and abundance of mature trees, which provide shade and a sense of privacy. “Developers have done a great job of keeping older trees,” Gleisinger says.” The topography and the hillside allow it to have a natural feel. Everything green is well established.” The winding roads don’t feature sidewalks, but the large lots allow plenty of exercise space. Locals won’t find many homes right on the main roads; instead, long driveways provide space and quiet for the homeowners. As for crime, the CAP Index gave Coldstream a Crime Score of 1 out of 10, the lowest score a neighborhood can receive.

Students attend the impressive Forest Hills School District
Children in Coldstream enter the Forest Hills School District, which, according to Niche, has the sixth-best teachers in Ohio out of 606 districts. “The school district is a massive draw,” says Severs. Children start at Ayer Elementary before heading to Nagel Middle School for seventh and eighth grade. In ninth grade, students move to Anderson High School, which was renovated in 2019 and features new science labs and upgraded technology centers. Ayer Elementary, Nagel Middle and Anderson High all earned an A grade from Niche. As for private school options, Archbishop McNicholas High School is 4 miles north of Coldstream and earned an A-minus from Niche.

Interstate 271 is the neighborhood's northern border, giving residents easy access to much of the Cincinnati metropolitan area. Coldstream is just 14 miles from Downtown Cincinnati, and the Southwest Ohio Regional Transit Authority’s bus system provides service from Five Mile Road just north in Asbury. The Cincinnati/Northern Kentucky International Airport is 21 miles away for those looking to catch a flight. Medical attention can be found at Mercy Health Anderson Hospital, 3 miles north of the neighborhood.

For those who have a difficult time deciding on a meal, the sampler includes brisket, ribs, pork and chicken with sides and cornbread. Beechmont Avenue, just north of Coldstream, is a popular strip of restaurants and stores. Anderson Pub & Grill serves up high-piled nachos and daily chef’s specials, while Cincinnati staple Skyline Chili keeps the locals full. Plenty of grocery options are off Beechmont, including national chains like Kroger and Aldi. Country Fresh Farm Market offers fresh local veggies and full deli service with a considerable craft beer and wine selection. Target has locals covered for shopping needs.

Get active with views of the Ohio River
With plenty of ways to get out in nature, it is no surprise that Coldstream residents are active. Woodland Mount Park, located right on the banks of the Ohio River, is a 1,070-acre park with a traditional playground and a wetland adventure playground to cool off in the summer. Those looking for a workout can test the mile-long fitness trail with views of the Ohio River, while those who want to get out on the water can utilize the park’s boat and canoe launching access points. The 18-hole disc golf course is a great way to enjoy a walk-through nature or scratch a competitive itch. The soccer fields at Kellogg Park are popular for youth sporting events, and the dog park is the ideal place to let a pup run and play off-leash. The 1.7-mile nature trail at Withrow Nature Preserve is an easy hike, and for golfers, Coldstream Country Club and Vineyard Golf Course are great spots to play 18. For even more recreation, Belterra Park is a casino offering plenty of gaming opportunities.
