A quiet Cincinnati neighborhood
Cincinnatians know North Avondale as a place where they can drive down the streets, roll down the windows and admire eclectic homes, each one different from the next. "It was basically the first high-end neighborhood in Cincinnati," says local Realtor Alicia Stoughton with Keller Williams Realty. In fact, throughout the late 1800s and into the early 1900s, notable people including Andrew Erkenbrecher — founder of the Cincinnati Zoo & Botanical Garden — settled down here. However, North Avondale offers more than just unique homes. It is the community's location that encourages many people to purchase homes here, according to Matt Wielgos, a Realtor with Plum Tree Realty who has experience working throughout Cincinnati. "It's quiet and very much straight within the confines of the city," he says, mentioning the community's proximity to nearby employers and adding that it reflects how "you don't have to move to the suburbs to have comfortable living." After all, downtown Cincinnati is just about 5 miles away, and Xavier University is just east. This convenient location, coupled with an involved neighborhood association that hints at the community's tight-knit nature, only adds to the appeal.

A diverse housing market
Homes here are tucked behind maple trees and situated along sloping sidewalk-lined streets. "There are some on less than quarter-acre lots and others on almost multiacre lots," Stoughton says. Properties also reflect a myriad of styles, ranging from Tudor Revivals to Queen Anne builds. Colonials, Foursquares with terracotta roofs and Italianate homes sit along the rolling hills of Rose Hill Avenue, "the fanciest part of North Avondale," Stoughton says. There are also more modest options like bungalows and ranch-styles in the community. Single-family home prices range from $200,000 to $1 million, with homes along Rose Hill Avenue starting at $600,000; buyers can expect to find most ranch-styles costing between $200,0000 and $300,000. The community also features condos, which typically range from $100,000 to $250,000, as well as some apartment complexes. Prospective residents should be aware that North Avondale receives a CAP Index Crime Score of 6 out of 10, compared to the national average of 4. Higher-than-average property crime scores and notably higher violent crime scores make up this number.

They can take that same route for about 8 miles to downtown Cincinnati or get to the city center by taking a 5-mile drive via Reading Road and I-71. These shorter commutes are the reason many move to North Avondale. People are "looking for homes in proximity to their workplaces," Wielgos says. "A lot of the individuals living in North Avondale are part of the medical profession." UC Health and Cincinnati Children's Hospital — which U.S. News & World Report ranked as the country's best children's hospital for 2023-2024 — are less than 3 miles away via Harvey Avenue. Procter & Gamble and Great American Insurance Group are other major employers in the Tri-State area.

Just north at Sugar n' Spice Restaurant, a bright yellow interior and the smell of sizzling bacon and pancakes often greet people as soon as they walk in. Many come here for brunch, but the rubber duckies the restaurant gives as a parting gift have become particularly popular among Cincinnatians. Those craving falafels, stuffed grape leaves and other Lebanese classics take a seat at Five Stars Mediterranean Restaurant. For nights out, the Listermann Brewing Company offers everything from beer to mead, as well as a pet-friendly patio. For other options, many locals head to the Rookwood Commons, where they'll find a Whole Foods Market, a number of retailers and popular eateries like Ford's Garage — known for its burgers, craft beer and retro industrial vibe that is complete with tires as sinks and vintage Fords hanging from the ceiling.
