Bel Air Estates offers throwback charm and easy commutes
Located on the northwest side of Clarksville, Bel Air Estates displays the throwback charm of a midcentury neighborhood. Like much of the area of the city, the neighborhood offers ease of access to one of the area’s leading employers, the U.S. Army base at Fort Campbell. “It’s an older neighborhood — a lot of the homes here were built in the ’50s and ’60s,” says Mary McCooley, a Realtor with Berkshire Hathaway HomeServices PenFed Realty, who has lived in Clarksville for nearly 40 years. “From this side of town, it’s an easy commute up to Fort Campbell.”
Midcentury ranch-style houses make up the neighborhood
Bel Air Boulevard runs down the center of the neighborhood, with a wide median between its two lanes. Many of the residential streets sit perpendicular to the boulevard, with the narrow drives often shaded by tree canopies. Brick ranch-style homes comprise much of the area’s housing, generally built between the 1950s and 1970s. They can sell from the upper $100,000s to roughly $300,000. Scattered new builds can feature farmhouse-style elements and sell from the upper $200,000s to the low $300,000s.

Residents commute to Fort Campbell
Downtown Clarksville sits roughly 4 miles down the road from Bel Air Estates. While the city of Clarksville operates the Clarksville Transit System with bus stops directly across from the neighborhood, most residents drive where they need to go. Commutes are generally easy, especially to U.S. Army base Fort Campbell, where many locals work 3 miles north. Clarksville’s hospital, Tennova Healthcare, is roughly 9 miles away. The nearest commercial airport is in Nashville, 60 miles to the southeast.
Students can attend Clarksville-Montgomery County schools
The Clarksville-Montgomery County School System serves Bel Air Estates. Students can start their education at Kenwood Elementary before moving to Kenwood Middle and Kenwood High. All three schools receive a B-minus grade from Niche. Kenwood High offers Advanced Placement courses and a JROTC program for its students.
In 2024, Kenwood Middle School had a population of 1,121 students.
As of 2024, Kenwood High School had a student to teacher ratio of 20:1.

Youth sports take place at Heritage Park
Residents can head to several parks less than a mile from the neighborhood. Dalewood Park sits just off its namesake drive with a playground, a paved walking path and a backstop for baseball or softball. Bel-Aire Park, also off Dalewood, is a little larger, with space for multiple soccer fields and a pair of basketball hoops along with its playground. However, the largest park nearby is the Heritage Park Sports Complex. The facility is located alongside the Kenwood Elementary, Middle and High campuses and has eight soccer fields, eight baseball and softball fields for youth sports leagues, and a splash pad. It also acts as a trailhead for the Clarksville Greenway, a 9-mile path through the city for walkers, runners and bikers.

Groceries on Fort Campbell Drive and big box stores near the mall
Bel Air Estates is off Fort Campbell Drive, one of the area’s main commercial corridors. Aldi and Kroger sit alongside the drag for groceries, while a Walmart has other essentials. Fort Campbell Drive also has fast food joints like Wendy’s and Zaxby’s and local spots like Casa D’Italia and El Toro De Don Jose Mexican Restaurant. However, residents also frequently head towards Governor’s Square Mall, which has several big box stores and chain restaurants. “People from that side of town often go up towards St. Bethlehem off Wilma Rudolph, near where the mall is,” McCooley says. Downtown is a popular spot for boutiques and local restaurants.
Kroger and Lowes are where Governors Square can run errands.
Publix is one of a few major grocery stores in Governors Square.

Many Clarksville events are held downtown
Many of Clarksville’s events, including concerts and sports at F&M Bank Arena, are held downtown. “That arena just went up in the last few years,” McCooley says. “Parking is a problem downtown, but they’re building a deck for the arena.” Austin Peay State University is located in Downtown Clarksville and offers NCAA Division I athletics — residents often come out to support the Governors at football, basketball and softball games. The city also holds the “Downtown at Sundown” concert series throughout the summer, with free admission to see local acts and cover bands.
Austin Peay State University has almost 10,000 students attending in Clarksville.
F&M Bank Arena hosts many different events in Downtown Clarksville.
