Winding road
Cleveland’s West Boulevard neighborhood takes its name from the street that runs through its center. It’s not the most innovative name, but West Boulevard isn’t a run-of-the-mill avenue, says David Sharkey, president of Progressive Urban Real Estate and a 20-year veteran of the Cleveland real estate scene. “West Boulevard is a big, winding road with really nice houses and lawns with big trees. It’s beautiful.”
West Boulevard welcomes all to its community.
West Boulevard is only a short distance away from downtown Cleveland.

Densely-packed neighborhoods
That streetscape is indicative of the character of the neighborhood, a residential enclave on the west side of Cleveland. Grids of closely packed residential blocks with early 1900s Craftsman-style houses and American Foursquares sit on either side of the West Boulevard roadway. Home lots are often tight, but neighbors can still stretch out on wide, covered front porches when weather permits. People transform their tiny front lawns into courtyards of flowers and shrubs. Prices for turnkey three-bedroom homes start in the low $100,000s, while a six-bedroom house with multiple leasable units can cost around $200,000.
Brick bungalows give West Boulevard its warmth and charm.
There is a wide array of architectural styles found in West Boulevard.

Arts education
Kids in West Boulevard can attend public school through the Cleveland Metropolitan School District. In the neighborhood is Wilbur Wright PreK-8 School (rated C-minus by Niche), which emphasizes the arts, from its elementary and middle school bands to the musicals students put on every winter and spring. Less than half a mile outside West Boulevard, teens can go to Max S. Hayes High School, also rated C-minus. A block outside the neighborhood stands St. Ignatius of Antioch, a private elementary school providing kids with a Catholic education.
Wilbur Wright School offers the West Boulevard neighborhood a dynamic learning environment.
Max S. Hayes High School hosts ninth through twelfth grade.

Bike tracks and lakeside lounging
The neighborhood is home to one of the city’s most recently updated green spaces: Mercedes Cotner Park. The park reopened in 2023 after a renovation that cost nearly $2 million. Neighbors can swim in the pool, play in the splash pad and ride their BMX bikes and skateboards at its hilly pump track. When the weather gets cold or rainy, people head to Ray’s Indoor Bike Park, which offers another set of tracks and ramps inside a former factory. Lake Erie is about 3 miles north of the neighborhood. Edgewater Park sits along the lake and includes thousands of feet of beachfront, volleyball games and ice cream stands.
West Boulevard has many parks for its residents to enjoy.
Edgewater Park is an easy walk or short drive from Gordon Square.

Plantains a plenty
West Boulevard is mostly homes, but shops and restaurants occupy the periphery. People start their days with breakfast and coffee at Kristina’s Family Restaurant. Middle Eastern spices and produce are for sale at Almadina Imports Inc. and Tienda Guatemala sells snacks and sauces. Between those two specialty grocers sits Save A Lot supermarket, so West Boulevard residents can pick up standard groceries and kitchen staples. The Save A Lot sits at the end of a shopping center with other tenants like banks, fast-food eateries and discount retail chains.
West Boulevard locals often go to the bar at Cleveland Mofongo for mojitos and other cocktails.
Almadina Imports, in the West Boulevard, has a small yet diverse produce section.

Be anywhere in 15 minutes
West Boulevard sits between Interstate 90 and Interstate 71, providing easy access to the major thoroughfares. Several RTA bus stops sit along Lorain Avenue, offering a different way to get into town. Driving to downtown Cleveland takes about 15 minutes, and Cleveland Hopkins International Airport is about 10 minutes away.
Public transportation allows for easy commuting around the West Boulevard area.
St. Ignatius Antioch Parish in West Park is the second tallest church in Cleveland.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
