Sitting against the backdrop of Dundee Lake, the Lakeview neighborhood of Clifton exudes all the qualities that make the town one of the hottest markets in the New York City metropolitan area. Residents of Lakeview can take in serene strolls along the water or make a simple 15-mile commute into the Big Apple for urban adventure. “The first thing I think of when I think of Lakeview is just how easy it makes everything,” says Francesca Messercola, Realtor at Keller Williams Prosperity Realty and longtime resident of the area. “It’s easy to enjoy the outdoors, there’s plenty of shopping nearby without having to go into the city, and the commute is very straightforward – it’s just convenient in every way.”
Quiet charm and lower prices
Lakeview’s streets reflect an old-school charm amid its suburban atmosphere, with the neighborhood featuring a number of single-family and multi-family homes. Styles range from Cape Cods and bungalows to Colonial Revivals and other traditional styles. Single-family homes range in price from $375,000 to $525,000, while multi-family homes range from $500,000 to just over $1 million. According to Frances Rosado, broker with Real Broker LLC, prices in Lakeview are among the most buyer-friendly in the area: “The price point in proximity to the city – it’s unbeatable.” Proximity and friendly prices have made homebuying in Lakeview highly competitive, with available inventory going quickly in the current market.

“The commerce in Clifton is great,” says Messercola. “You have all the big-name chains you need, and there are big shopping areas where you can get all your shopping done.” Shopping centers such as Styertowne Shopping Center and Clifton Towne Square feature spots like CVS and Trader Joe’s, while The Promenade Shops at Clifton offers retail shopping and designer brands. Nearby Piaget Avenue is home to several multicultural options. “Diversity is a huge selling point to Lakeview and Clifton in general,” says Messercola. “And that extends to the dining options too.” Locals can enjoy Mexican classics at Agave Cantina Mexicana or head to Yasmeen Mediterranean Cuisine for Middle Eastern specialties in a laid-back atmosphere.

Clifton's Food & Wine Festival attracts big crowds
Community spirit is one thing that sets Clifton apart from many other suburbs on New York, and Lakeview is no different. The Boys and Girls Club of Clifton hosts several events throughout the year, in addition to the regular services and programs it provides to families in the area. Bingo nights serve as regular chances to meet up with the community, while events such as A Taste of Clifton: Food & Wine Festival attract even those from out of town. “Clifton really feels like a big town that’s made up of smaller communities,” says Messercola. “It’s very multicultural, very welcoming, and it’s really special to see all the communities get together and celebrate at events.”
Clifton High prepares students for the future
Students can begin at Clifton School No. 11, which earns a B-minus from Niche, before moving on to fellow B-minus rated Woodrow Wilson Middle School. Students entering sixth grade at Woodrow Wilson choose between studying French or Spanish. Clifton High, which earns a B from Niche, is one of the state’s largest public high schools and features a variety of clubs – including options such as robotics – while also offering AP and Honors programs in most courses.

Nash Park is home to greenery and Little League
Nash Park has a playground for youngsters and is home to the area’s Little League games thanks to its baseball diamond. Lakeview Park features open fields along with basketball courts, while Samuel Hird Park has a walking path for those looking to enjoy a stroll. Dundee Island Park, located on the community’s edge, is a relatively recent addition to the area and includes a spray park, art installations, and another playground. The Clifton Jewish Center, Islamic Center of Passaic and St. Philip the Apostle Roman Catholic Church are three examples of the area's local houses of worship.

Get to the city with ease
Lakeview offers residents ample opportunity to get to the city, with Highway 46 and Garden State Parkway serving as two convenient options for getting to NYC via car. “There are people from all walks in Lakeview, but I know young professionals are particularly fond of that area,” says Messercola. “It just makes so much sense for people who need to get to the city but don’t want to live in the city or pay those prices.” Nearby Delawanna station provides residents with train access, and bus stops run throughout Clifton as well. Though Clifton is less congested than some nearby suburbs, traffic still largely depends on the time of day.
