Being within two miles of Texas A&M, the Wolf Pen Creek District has an array of student housing, ranging from apartment buildings to townhomes and houses for rent. “It’s student-esque housing,” says Jordan Kleckley, a broker associate with Brick and Parcel Real Estate Group who has lived in the area for over two decades. Condo units and townhomes range between $175,000 and $335,000. “I’d say it’s predominately rentals and investor-owned, but there is a mixture of owner-occupied as well,” Kleckley says. Many single-family homes in the area were built in the 1990s and early 2000s, sitting on near quarter-acre lots. There are also newly built homes in communities like The Estates at College Station, which come with attached garages and a community pool. Homes have recently sold between $160,000 and $290,000, though some have sold for close to $500,000.

Nature trails and city events at Wolf Pen Creek Park

Wolf Pen Creek Park is one of the largest municipal parks in College Station, spanning 63 acres. The park has a paved trail system with scenic nature and creek views. But it’s mostly known for its open-air amphitheater that hosts city events like the Trunk or Tree-t around Halloween time, occasional marathons and music performances. “It’s a really pretty park,” Kleckley says. “They have concert series and movies in the park, it’s really nice. I think that’s one of the biggest draws over there.” The community is also less than a mile from Stephen C. Beachy Central Park, which has nature trails and a pond that’s stocked with catfish most of the year.
