A small community close to Center City

Situated only 13 miles from Center City proper, Collingdale is a small borough in Delaware County. Frank Kelly may be the community's greatest contribution to the Commonwealth of Pennsylvania. With 12 consecutive terms as the town's mayor, Kelly's 47 years in office before his passing makes him the longest-serving municipal executive in the state's history. If not for Mayor Kelly, one can easily overlook Collingdale, which has evolved recently into a waypoint for city commuters. "When people come out of the city, MacDade Boulevard is one of the ways you can go. It's a well-traveled road that connects the city with Delco," says Dave Coffey, a Realtor with Keller Williams Main Line, who grew up in neighboring Sharon Hill and sells houses locally. With annual events and train stops within walking distance, Collingdale offers convenience for city commuters looking for a close-knit community.

Center City commutes on the green line

Located just 13 miles from Center City Philadelphia along Interstate 95, Collingdale residents can quickly get downtown via public transportation. Commuters can hop on the green line at four different light rail stations. Bus service is also available on MacDade Boulevard. The latter also leads to Mercy Fitzgerald Hospital, less than 2 miles away. Interstate 476 and US Routes 13 and 1 also connect residents to the surrounding metro area. Philadelphia International Airport is about 4 miles along Bartram Avenue, so it's likely to hear airplanes taking off and landing.

Shops and restaurants along MacDade

Although most of Collingdale comprises residential streets, small neighborhood joints like Femi's Pizza and Tommy's Tavern are within walking distance. The community's main commercial corridors are MacDade Boulevard and the nearby Chester Pike. Locally owned beauty salons, pizza joints and popular chains like Rita's Italian Ice & Frozen Custard dot the streets. CJ's Waterice and Ice Cream is another favorite spot. Water ice is a popular choice, with crowd favorites ranging from rainbow to gelati, along with funnel cakes and fried Oreos. Down the road, grocers range from discount stores like Grocery Outlet and Aldi to ShopRite and Walmart for everyday needs. The Fainting Goat Bar and Restaurant is known for its gastropub fare, outdoor seating, and live music weekly. Clam Tavern is the go-to spot for seafood, and Leo's Steak Shop is known around town for its classic Philly cheesesteaks.

Afternoons at Collingdale Park

Collingdale Park serves as the community's main green space. A large, grassy field with a baseball cage offers space for a game of catch with little ones and impromptu soccer games. The park also boasts two basketball courts, two small playgrounds, and a baseball diamond for little league games. A small fountain also serves as a scenic backdrop for an afternoon picnic. Numerous cemeteries surround the park, like Eden Cemetery, the historic African American cemetery and burial place of Marian Anderson, the renowned classical opera singer. Pocket parks like Westmont feature a playground with swing sets, and Pusey Avenue offers another small playground, basketball court and open space. On chilly or rainy days, Collingdale Community Center offers indoor sports courts and serves as a gathering place for annual events. Rowhouses, duplexes and single-family homes

Densely populated streets with brick and vinyl-sided rowhouses, duplexes and twin homes are more like the nearby urban streets of Philadelphia than suburbia. Prices for these typically range from the $100,000s to $300,000, with fixer-uppers selling for under $100,000. The occasional single-family dwellings range from Colonial Revivals to Cape Cods and bungalows, all within the same price range. Sidewalks make it easy to get around town, and most properties feature private driveways and the occasional attached garage. Collingdale also has slightly more renters than owners in the area, "For investors, it's a great place to be. Because you can get a row home for $100,000, and then you can get $1,300 a month in rent," Coffey says. Homebuyers should also be aware that nearby streams that connect to Darby Creek can cause flooding in some areas.

Dual enrollment at Academy Park High

The Southeast Delco School District serves the community. Many students in Collingdale may attend the Harris School, rated a C-minus on Niche, for kindergarten through eighth grade. Ninth through 12th grade students can then move on to Academy Park High School, which also scores a C-minus. At Academy Park, high schoolers can participate in a range of Advanced Placement courses and a dual enrollment program that partners with the nearby Delaware County Community College.

Collingdale's tree lighting and winter wonderland

Collingdale's nearly 9,000 inhabitants have entertainment options, with all that Philadelphia offers just minutes away. Locals can cheer on the 76ers during games at the Wells Fargo Center or catch a live performance at The Tower Theater or The Fillmore. But they can just as easily find things to do right in their own backyard that range from holiday celebrations to Fourth of July community picnics. Every December, the Parks and Recreation department hosts an annual tree lighting at Collingdale Community Center, where Santa arrives on a bright red firetruck. Kids can also stroll through a winter wonderland and take pictures with Santa. The First Baptist Church of Collingdale, whose founding dates to 1887, also hosts an annual Christmas party.
