Southern Colorado Springs community with striking mountain views
Tucked away in the greenery of the Cheyenne Mountain State Park is the well-established southern Colorado Springs neighborhood of Broadmoor Oaks. People move here for the high-rated school district, well-constructed homes and eye-catching views. “You’re up so high on the side of the mountain that you can see all the city lights at night. You can almost see Kansas,” says Alan Arata, Realtor for Keller Williams’ Clients Choice Realty and native of Colorado Springs. With Fort Carson and Cheyenne Mountain Space Force Base on either side, there’s a fairly large military population in the neighborhood. However, noise is not an issue, according to Arata. Locals can access the state park’s amenities, including its 21 hiking trails, and travel to the nearby Cheyenne Mountain Zoo for holiday events. The community also has its own Neighborhood Watch program and a CAP Index crime score of 1 out of 10.
Hiking and practicing archery in Cheyenne Mountain State Park
Arata says Broadmoor Oaks has an outdoorsy vibe, and residents take advantage of it year-round, including sledding on the hills in the winter. The neighborhood backs up to the 2,000-acre Cheyenne Mountain State Park. Locals can visit the 9-hole Cheyenne Mountain Disc Golf Course, set in open prairie with spruce groves and pine trees around its perimeter. Several campgrounds also cover the area and feature fire pits and picnic tables. The park has over 28 miles of hiking trails, including the 5-mile-long Dixon Trail, accessed through the neighborhood's Limekiln Trailhead. Hikers will walk through valleys full of wildflowers, tall grass and rock formations. Archer’s Alley is 4 miles south off of State Highway 115 (CO 115) and has several practice ranges, including one with 3D animal targets. Golfers can also check out the public Cheyenne Shadows Golf Club near Fort Carson. The club offers 18 holes of green turf and a full-service pro shop surrounded by mountains. Locals can also travel 9 miles north to the Cheyenne Mountain Zoo, known for its giraffe-feeding exhibit and other animal encounter programs.
Well-kept homes and lawns in Broadmoor Oaks
The enclosed paved streets of Broadmoor Oaks curve around properties and are dotted with towering ponderosa pine and oak trees. Many go uphill and have narrow sidewalks that twist around small cul-de-sacs. Short, dirt-packed hiking paths and tiny pocket parks are also scattered throughout the area. “Houses are spaced out and not on top of each other,” Arata says. Even though Broadmoor Oaks isn’t a gated community, he says, “it feels private when you’re up there.”
Late 20th-century new traditional properties with brick exteriors and arched entryways can be found in the far northwestern corner. These homes sit on quarter-acre lots featuring lush, grassy backyards and raised wooden decks, and prices can range between $730,000 and $900,000. Higher up in the hills are four to six-bedroom early 2000s new traditional houses with Spanish and Northwest-style influences. Some are in HOA-controlled subdivisions like the Spires and the Boulders Broadmoor, and many have three-car garages, stone facades and stunning views of the city and Front Range mountains. These properties are priced from $950,000 to $1.3 million. Early 21st-century mansions with rock-landscaped gardens, long cement driveways and spacious balconies overlooking the valley are priced between $1.6 and $1.8 million.
Racing to the finish at Cheyenne Mountain Run
Cheyenne State Park hosts several events throughout the year. In August, men and women of all ages compete in the Cheyenne Mountain Run; runners can sign up for 5K, 10K or 25K routes to the top of Cheyenne Mountain, and spectators can play trivia and other outdoor games while they wait at the finish line. In October, families head up to Cheyenne Mountain Zoo for its Boo at the Zoo celebration. Kids dress up in costumes to trick-or-treat at various animal exhibits.
Groceries at Safeway and fresh food at Sushi Ai
For groceries, Safeway and King Soopers are a few miles north of the area. Sushi Ai is a nearby, locally owned restaurant serving specialty rolls and baked green mussels. A few blocks over, El Super Taco Mariscos whips up classic enchilada and burrito dishes. Star Ranch Plaza shopping mall is across from King Soopers and houses several small businesses like Renzo Gracie Jiu Jitsu and the Pet Pawlor. Shoppers can also stop for a craft beer at trivia night in Urban Animal Brewery. For more retail chain stores like Ross and Old Navy, Broadmoor Towne Center is 2 miles north of Star Ranch Plaza.
Award-winning athletics at Cheyenne Mountain High
The neighborhood is zoned for the Cheyenne Mountain School District, which has enough space to accept non-resident student applications. Niche rates the school system as the best in Colorado; kids can start at Cheyenne Mountain Elementary and then move on to Cheyenne Mountain Junior High, which covers seventh and eighth grade. Both schools score an A from Niche. The A-plus-rated Cheyenne Mountain High has an impressive athletics program; since 1958, its teams CMHS have won over 100 Colorado State Championships in swimming, wrestling and tennis.
Car-dependent community next to State Highway 115
State Highway 115 stretches along the eastern border of Broadmoor Oaks, separating the area from Fort Carson in the east. Residents can use CO 115 to get to other city neighborhoods like Cheyenne Hills and Ivywild. Downtown Colorado Springs is about 12 miles north via Interstate 25. The area is highly car-dependent, but people can walk or bike along sidewalks in set subdivisions. Folks can also walk along tree-shaded trails that connect with major roads like Broadmoor Bluffs Drive. UCHealth Memorial Hospital Central is about 10 miles north, and Colorado Springs Airport is 10 miles east, offering non-stop flights to major cities like Las Vegas and Baltimore.
Protecting homes against landslides and wildfires
Living within the Cheyenne Mountain peaks means residents must deal with some environmental hurdles. Some homes within the western portion of the neighborhood are in areas known for landslides; the Colorado Division of Homeland Security and Emergency Management urges homeowners to get ground assessments of their property and build retaining walls around their property to prevent damage.
Because of its location and climate, Broadmoor Oaks is also susceptible to wildfires, especially from May to September. The Colorado Division of Fire Prevention and Control recommends keeping firewood at least 30 feet from their homes and removing leaves and pine needles from lawns. Cheyenne Mountain AFS Fire Department is also conveniently located in the neighborhood.
