Affluent neighborhood close to Colorado Springs staples
The well-kept southwestern Colorado Springs area of Broadmoor Resort Community is known for its luxurious lifestyle and proximity to the upscale Broadmoor Hotel. The community is surrounded by mature pine trees, lush parks and the mountains, and residents have access to resort amenities and the Country Club of Colorado. “Homes here have phenomenal views and are parked on the side of a hill,” says Alan Arata, Realtor for Keller Williams Clients’ Choice and long-time Springs resident. “You’re sort of living in a nature situation, but still close to other neighborhoods and city amenities.” The country club is a major draw for homebuyers here, as are State Highway 115 and the Cheyenne Mountain School District.
Golfing, swimming and pickleballing in Broadmoor Resort Community
Folks in the Broadmoor Resort Community aren’t far from the membership-based Country Club of Colorado. The club has a lush, 18-hole course, courts for tennis and pickleball, a 50-meter lap pool and a heated resort pool. Next to the club is the 12-acre Broadmoor Valley Park, a local space with a basketball court, playground and soccer fields. The Cheyenne Mountain Zoo is on the west side of the neighborhood; it has over a dozen animal exhibits, including a giraffe-feeding area.
The neighborhood shares its name with the Broadmoor Hotel and Resort, a local landmark and the world’s longest-running Forbes Five-Star, AAA-Diamond Resort. Visitors can have a spa day, shop at on-site clothing and art boutiques or zipline through the South Cheyenne Canyon.
From Mediterranean townhomes to hillside mansions
The Broadmoor Resort Community has a variety of multi- and single-family homes spread along tree-canopied roads and well-paved cul-de-sacs. Modern traditional townhomes and condos from the late 20th century are gathered mostly on the eastern side of the neighborhood, not far from the Country Club of Colorado. Close to community pools and small hiking trails, these properties have masonite siding, small entryways and large, open decks facing the club’s golf course. Prices can range from $300,000 to $630,000, and homeowners can expect to pay up to $700 in monthly HOA fees. The western side of the neighborhood has gated areas; homes are Mediterranean-influenced townhome villas with manicured lawns and views of the Front Range mountains. These late 1990s properties range between $700,000 and $1.3 million, depending on size.
A mash-up of late 20th-century ranch-style and contemporary homes are spread throughout the middle and eastern end of the neighborhood. Some of these homes are Spanish-style, with arched entryways and red terracotta roofs, and some have modern elements like angled roofs and sharp lines. These homes are priced from $650,000 to $950,000; pricier homes sit on lots larger than half an acre. In the foothills on the south side of the neighborhood are multi-story mansions built between the 1980s and early 2000s with brick stone detailing and massive manicured lawns. Prices range between $1.1 million and $3.5 million.
Sipping drinks at the Country Club of Colorado
Country Club of Colorado members can eat breakfast, lunch or dinner at one of three on-site restaurants. Elevations is a popular place for cocktails with a log-cabin-like dining room. Residents can grocery shop at King Soopers near the southeast corner of the neighborhood. Shah Kabob House is a nearby family-owned joint with homemade Afghan food, and across State Highway 115, locally owned Sushi O Sushi serves Japanese classics like miso soup and chicken katsu. Broadmoor Towne Center is less than 3 miles north of the community and has retail giants like Ross, Ulta Beauty and Hobby Lobby.
Extracurricular choices at Cheyenne Mountain High
The area is zoned for the Cheyenne Mountain School District, rated the best school district in Colorado by Niche. Kids can start at Cheyenne Mountain Elementary and continue to Cheyenne Mountain Junior High, both of which earn an A grade from Niche. The A-plus-rated Cheyenne Mountain High has tons of extracurricular activities, like the Cheyenne Mountain Cycling Team and a Crafty Crocheters club.
Holiday happenings at Cheyenne Mountain Zoo
In December, residents can check out the Electric Moonlight event at Cheyenne Mountain Zoo. Visitors can sample food and beer, listen to live bands play and meet Santa Claus. The zoo also showcases 85 different light sculptures throughout its animal exhibits. Families can host weddings or corporate functions at the Broadmoor Hotel and Resort. The historic site also hosts its own holiday get-togethers like its long-standing Classic Holiday Show.
Easy access to Downtown Colorado Springs
State Highway 115 borders the neighborhood in the east and connects to Downtown Colorado Springs 5 miles north and Fort Carson Army Base a few miles south. The area is mostly car-dependent, but folks can bike on Broadmoor Valley Road, which runs north-south in the community. Mountain Metro Transit buses also stop near Cheyenne Meadows Road in the southeast corner. UCHealth Memorial Hospital is about 7 miles north of the area via CO-115, and Colorado Springs Airport is 10 miles east.
Wildfire prep and sense of security in Broadmoor Resort Community
Because of its dry climate, the Broadmoor Resort Community is more at risk for wildfires than other neighborhoods to the north. The Colorado Springs Fire Department says homeowners should keep any firewood at least 30 feet from houses and remove leaves or pine needles from lawns. The neighborhood has a CAP Index crime score of 2 out of 10, lower than the national figure of 4. Many parts of the community and surrounding areas, like Broadmoor Bluffs and Cheyenne Hills, have Neighborhood Watch groups.
