Walkable Colorado Springs neighborhood near shopping and major university
The modest residential area of Cragmor is known for its walkable streets, well-preserved homes and proximity to major city institutions. “It’s right by the University of Colorado-Colorado Springs, so it's an area where a lot of investors buy those homes and rent out to college students,” says Dianne Kingsland, Realtor for Keller Williams Clients Choice Realty, who’s worked in Colorado Springs for about 18 years. The university sits on what used to be the Cragmor Sanitarium campus during the tuberculosis outbreak in the early 1900s; today, it’s a major selling point for the neighborhood with its degree programs and elaborate art museum. Some homes are within easy walking and biking distance from campus. The broader Cragmor community is recognized by its plotted neighborhood signs planted in medians; some of them say, “please drive with courtesy.” Kingsland says people here enjoy the convenience of nearby shopping centers and hiking trails that lead to large open spaces like Pulpit Park.

Midcentury homes and plenty of sidewalks
Streets in Cragmor are laid out in a grid-like pattern and canopied with tall oak and pine trees. Late 20th-century townhomes and duplexes with stone and brick facades are mostly found in the southern portion of the neighborhood. These homes have short, narrow driveways leading to the back, and rock-filled front yards with shrubs. Prices range from about $300,000 to $500,000, and some have monthly HOA fees of up to $270.
Single-family homes here include midcentury ranch-style and split-level homes, along with late 1990s to early 2000s new traditional houses. These properties are spread throughout the area and include fenced-in backyards with covered patios and small front porches surrounded by plants and shrubbery. Some have been renovated inside and are within walking distance of neighborhood parks like Danville and Portal. Prices typically range between $275,000 and $550,000, although some have sold for almost $800,000. “There are people who have lived here a long time and have equity in their homes,” Kingsland says. “The lots are smaller, but some [homes] have hills with spectacular views of the mountains.”

Browsing through athletic clothes and handmade soap at University Village
University Village Colorado Shopping Center is a 2-mile drive north of the neighborhood. It has multiple regional and national chain stores, like Costco and Trader Joe’s. Shoppers can look for camping and athletic gear at Colorado Running Company or pick up plant-based cleansing products at Buff City Soap. The center also houses Kohl’s and Lowe’s, and the high-end Cowboy Star Restaurant serves wagyu steak with chimichurri sauce. About a mile south of the center, the longstanding La Casita Mexican Grill serves homemade tortillas and savory taco plates. The veteran-owned Atrevida Beer Company is another go-to spot for craft brews and specialty cocktails.

Dual-credit classes at UCCS
Colorado Springs Schools D11 serves the area. Local kids can begin at Edison Elementary, which receives an overall B-minus rating from Niche. Mann Middle earns a C-plus, while Coronado High gets a B-plus. The high school has a long list of student organizations, such as an Open Mic club where students recite their own poetry and songs, and a German Club where kids can learn about German culture. UCCS is adjacent to the neighborhood and is known for its Nursing and Aerospace programs with professors who have also taught at the Air Force Academy in the city. The university also offers online and in-person dual-credit programs for high school students.
Edison Elementary is located near the center of Cragmor Neighborhood.
Horace Mann Middle School has 387 students enrolled.

Hiking trails and mountain views in Cragmor
Within the neighborhood, locals can visit the 5-acre Danville Park to shoot some hoops, play a game of baseball or hang around the playground. The nearby Portal Park features more than ten acres of open, grassy space with a football field, tennis courts and a paved walking path encircling the park. The hilly 4-mile-long Templeton Gap Trail runs near the park and along the community’s southern border and has clear views of the distant Pikes Peak Mountain. Tons of trails flow through the 730-acre Palmer Park, which butts up next to Cragmor. Visitors can trudge through over 25 miles of dirt-packed trails past prominent rock formations or take their bikes for a spin through the valleys. There are also horse stables, a dog park and multiple scenic overlooks. Kingsland says Pulpit Rock Park, located 3 miles north, is another popular hiking spot; the highlight, she says, is the climb to the stone Pulpit Rock ridge line. “It looks like a castle from a distance,” she says. For a break from outside, the University of Colorado-Colorado Springs has rotating exhibitions and special demonstrations at the Galleries of Contemporary Art.

Hopping on Mountain Metro Transit buses
Major roads in the community include North Nevada Avenue and North Union Boulevard, which travel through other city neighborhoods like Middle Shooks Run and Knob Hill. Downtown Colorado Springs is about a 5-mile drive south via Nevada Avenue. The community is fairly car-dependent, but more pedestrian-friendly streets are closer to UCCS on Austin Bluffs Parkway. Some bike lanes are also on Acacia Drive and Mt. View Lane near Danville Park. Mountain Metro Transit buses also make frequent stops in and around the neighborhood. UCHealth Grandview Hospital is about 3 miles north, and Colorado Springs Airport is about 13 miles south with direct flights to major cities like Las Vegas and Houston.
Performances at UCCS
UCCS hosts regular student jazz performances and theatre productions in the Ent Center for the Arts. Locals can watch Mountain Lion basketball games at the expansive Gallogly Events Center. Each month, residents head 5 miles south to downtown Colorado Springs for the First Friday Art Walk. Local bands play live music as hundreds walk past several open galleries and food trucks.

Some homes with risk of shifting foundation and wildfire damage
Cragmor was built near the old Rapson Mine which operated for about 15 years in the early 1900s. The mine was abandoned in the ‘50s but left behind many tunnels and caverns. This puts some homes in the neighborhood at risk of collapsing. Residents here can look into the Mine Subsidence Protection Program from the Colorado Division of Reclamation, Mining and Safety, which gives support and funding for any damage caused to homes.
During peak season between May and September, homes in Cragmor may be more at risk of wildfire destruction. The Colorado Springs Fire Department’s website lists several tips for homeowners on how to keep their properties safe, including turning off propane tanks and moving them away from the house, keeping gutters clear of debris and staying up-to-date on their community’s emergency response plan.
