Sectioned off by North Academy Boulevard and East Woodman Road, Falcon Estates is a 1960s-established neighborhood with large home lots and a rural residential vibe. Local Realtor for Keller Williams Clients’ Choice Realty, Alan Arata, says people buy here for the high-rated school district, proximity to major shopping and the extra elbow room on their property. “Overall, I think the people that want to be here want a quiet neighborhood. Here, you’re not looking in your neighbor’s window, and they’re not looking into yours,” he says. Drivers will see rows of wooden fences and horses, views of the Front Range mountains and the occasional speed limit enforcement sign created by the Falcon Estates HOA. Residents have access to major thoroughfares in the area, and popular hiking spots are a few miles away.

Spacious lots close to city amenities
Many residential streets in Falcon Estates are narrow and unmarked, passing by properties with oak trees and gravel circle driveways. These streets lead to busier roads like the three-lane East Woodman and North Academy. Townhouses built in the late 20th-century and 2010s are clustered in the southern portion of the neighborhood; these properties have brick chimneys and vinyl exteriors, and many are close to outdoor pools and tennis courts. Prices range between $275,000 and about $400,000, and monthly HOA fees are over $300.
A variety of single-family homes are scattered around the community. Midcentury ranch-style homes and split-level properties built in the 1970s and 80s sit close together in enclosed subdivisions and have two-car garages, spacious front lawns and wooden back patios on the north side of the neighborhood. Prices can range from $360,000 to $570,000. Midcentury ranch-style homes and new traditional houses from the ‘90s and 2010s are sprinkled around the southern and western parts of Falcon Estates, with one to two acres of prairie land, wooden split rail fences and enough room for trailers, farming equipment and horses. Prices can range between $620,000 and $1 million.
There are slip-level homes with great views in Falcon Estates.

High-rated school district with college credit opportunities at Rampart High
Falcon Estates is served by Academy District 20, one of the highest-rated districts in the city. Kids start at Pioneer Elementary, which receives an A-minus from Niche and has a student-teacher ratio of 13:1, before moving on to Mountain Ridge Middle and Rampart High, both scoring an A-minus. The high school offers a partnership with the University of Colorado-Colorado Springs, where eighth and ninth-grade students can earn dozens of elective college credits while attending Rampart High.
Pioneer Elementary School has 348 students.

Easy access to downtown through Interstate 25
Falcon Estates is somewhat walkable, with sidewalks strung throughout, but many people drive to get from one place to another. Bike lanes are also found on East Woodmen Road, which runs east-west in the neighborhood, and Mountain Metro Transit buses stop along Academy and further north in the community. Interstate 25 borders the area in the west, linking it to other cities like Denver, 63 miles north. Downtown Colorado Springs is about a 9-mile drive south via Interstate 25. UCHealth Grandview Hospital is about 3 miles southwest of Falcon Estates. Colorado Springs Airport is 20 miles southeast, where folks can get direct flights to major cities like Los Angeles and Baltimore.
Trekking the Cottonwood Creek Trail and hanging out at Pulpit Rock
Hikers can connect to the 6-mile-long Cottonwood Creek Trail to reach Dublin Park, which has a baseball diamond, handicap-accessible playground and lots of green space. Pulpit Rock Park, located 2 miles south, has 500 acres of desert land stacked with rock formations and dozens of miles of trailhead. The 78-acre Rampart Park includes the Rampart Dog Park, filled with water bowls and benches, plus the Rampart Disc Golf Course and the Pikes Peak BMX Track, which was designed after the track used in the 2008 Beijing Olympics. Bikers can practice tricks and flips on the track's hills and obstacle courses. For indoor fun, folks can also book a time at Urban Air Trampoline and Adventure Park in the neighborhood.
Falcon Estates and offers some nice paved trails to enjoy a walk.

Proximity to Chapel Hills West Mall and locally owned restaurants
Within the community, residents have easy access to Chapel Hills West Mall. The area houses major retail chains like Best Buy and Nordstrom Rack, as well as a Whole Foods Market. North Academy Boulevard is dotted with several other national and regional chain stores. Arc Thrift Store sells discounted furniture, home décor and clothing and is one of Colorado’s largest employers for people with intellectual and developmental disabilities. For dinner, Chaang Thai crafts noodle and stir-fry dishes and Briar Mart sits near the south border and offers modern Mediterranean entrees. Locals can drive to the Promenade Shops at Briargate 3 miles north for more shopping and dining options.

Halloween treats and annual rodeo near Falcon Estate
Small annual community events happen around the neighborhood. On Halloween, families can trick-or-treat at different stores at the Center Court at Chapel Hills West Mall. The voluntary Falcon Estates HOA board also has yearly meetings to discuss traffic calming goals and other issues in the area. In July, locals can drive 3 miles south for the long-running Pikes Peak Special Rodeo at the Pro Rodeo Hall of Fame. With a mission to raise awareness of therapeutic horse riding, the event features individuals with special needs competing in rodeo competitions like barrel racing, goat tying and a western dress-up contest. Any donated proceeds go towards the Colorado Springs Therapeutic Riding Center.
Airfield nearby and an active Neighborhood Watch
Davis Airfield is roughly 4 miles north of the area, so folks may hear airplane sounds occasionally. While Davis is one of the busiest airfields in the world, Arata—who lives near the neighborhood—says it never gets too noisy because jets rarely fly out of it. Residents who want to file a noise complaint can do so on the U.S. Air Force Academy’s website, where the force also answers frequently asked questions about cadet flying safety and flight training schedules. Falcon Estates has a larceny CAP Index crime score of 8 out of 10 and a burglary score of 7 out of 10, both higher than the national figure of 4. The Falcon Estates HOA has its own Neighborhood Watch group, where neighbors look out for suspicious behavior and work with local police. The Colorado Springs Police Department also recommends that homeowners follow Crime Prevention Through Environmental Design tips, such as keeping motion sensor lights around the property and strong deadbolt locks on front doors.
