Master-planned neighborhood with plenty of homes and strong communal bonds

Developed on the vacant Golden Cycle Mill from the early 20th century, Gold Hill Mesa is a master-planned neighborhood with well-kept homes and a strong community spirit built into its design. “Human connection has been made a priority here, so neighbors can easily walk door to door or sit and talk on the front porch,” says Susanna Haynie, a broker at Co-Regroup with 12 years of experience selling in the area. Along with getting together for the Music on the Mesa concert series and community garage sales, folks here take advantage of the proximity to locally owned restaurants and boutique shopping in Old Colorado City. Many people are drawn to the neighborhood for the high-rated Cheyenne Mountain School District, and Haynie says many residents are retired military from nearby bases like Cheyenne Mountain Space Force Base.

Several architectural styles in Gold Hill Mesa

Homes in Gold Hill Mesa sit close together on enclosed cul-de-sacs. The area is highly walkable, with tree-shaded sidewalks and stairs leading to lower levels. Some homes have clear views of the distant Front Range mountains and the preserved Golden Cycle Mill smokestack; residents also have access to a community center with a decked-out gym. The single-family homes in Gold Hill Mesa were constructed by two builders, David Weekley Homes and Vanguard Homes. Both developers built modern Craftsman-style houses with colorful facades, farmhouse-inspired properties with large front porches and contemporary homes with flat or slanted roofs. Most homes built between the early 2000s and mid-2010s with less square footage range between $450,000 and $650,000, and homes built in the 2020s are priced from $700,000 to $1.1 million. Owners of single-family homes will pay around $180 in monthly HOA fees to cover upkeep, landscaping and trash collection. Townhomes and condos built from the late 20th century to the late 2010s are found mainly along the western border of Gold Hill Mesa. Prices can start at $200,000 for a two-bedroom property and go up to almost $475,000 for three bedrooms. Homeowners can also expect to pay over $350 in monthly HOA fees, covering ground maintenance, sewer and snow removal.

Sports at Cheyenne Mountain High

Cheyenne Mountain School District serves the Gold Hill Mesa community. Kids can start at Gold Camp Elementary, which covers kindergarten through sixth grade and scores an A from Niche. Cheyenne Mountain Junior High is rated the best middle school in the city by Niche and also receives an A. The A-plus-rated Cheyenne Mountain High is ranked the best public high school in the Springs area per Niche and has tons of student-run organizations, including Crafty Crocheters and the Cheyenne Mountain Climbing Club. The school is also known for its success in athletics programs with more than 100 Colorado state championships in cross country, swimming and tennis.

Taking a stroll to Gold Camp Park

Within the neighborhood, residents can walk to the tiny Gold Camp Park, which has a playground, a multi-use field and a small skate park. Bear Creek Regional Park butts up to the southern end of Gold Hill Mesa and has over 500 acres of thick wooded terrain. Visitors can hike 10 miles of trailhead throughout the park, check out the athletic fields and practice riding at the Bear Creek Regional Park Equestrian Skills Course. Locals also frequent the Charmaine Nymann Community Garden, the oldest organic vegetable garden in the Pikes Peak region. The Bear Creek Garden Association runs the garden and, through donations, utilizes a goat grazing program where herds of goats prune the surrounding landscape. The U.S. Olympic and Paralympic Museum is near the northeastern corner, offering tours of its facility. It connects to America the Beautiful Park, which has walking paths around the Julie Penrose Fountain as well as access to Pikes Peak Greenway Trail and Midland Trail.

Music on the Mesa in the summer and holiday festivities at Bear Creek

The Gold Hill Mesa HOA hosts yearly garage sales and July 4th celebrations. One of the most popular get-togethers for neighbors is the Music on the Mesa free concert series; residents set up lawn chairs and blankets near the community pavilion to hear local bands play throughout the summer. Families gather at Bear Creek Nature Center for the annual Bear Creek by Candlelight event in December. Visitors meet Santa, drink hot chocolate and listen to live Christmas music. Folks can also head to the Norris Penrose Event Center for the Pikes Peak or Bust Rodeo in July. Rodeo champions from the U.S., Canada and Mexico compete in events like barrel racing and bull riding while spectators watch. Folks can also visit the petting zoo and stick around for live music and dancing.

Family-owned restaurants and proximity to Old Colorado City

Gold Hill Mesa residents can get their grocery shopping done at Walmart Supercenter near the southeastern corner. The area is dotted with locally owned restaurants; La Casita Mexican Grill serves authentic shrimp tacos and tamales. Pepper Tree Restaurant is a high-end spot offering lobster and steak plates. Susie’s Westside Café, set near the western border, is a family-owned spot with diner food classics and homemade cinnamon rolls. For local shopping, residents head to the Old Colorado City neighborhood about 2 miles north. Eclectic CO sells vintage clothing and knick-knacks, and the Leechpit Records and Vintage has a collection of old and new records and collectible figurines. The Broadmoor Towne Center is about 4 miles south and features retail options like Ross and Home Depot.

Getting to and from Gold Hill Mesa

U.S. Route 24 runs along the northern border of Gold Hill Mesa and travels to several western cities, like Manitou Springs and Woodland Park. Downtown Colorado Springs is about a 3-mile drive east via West Moreno Avenue. People drive to get around, but Lower Gold Camp Road and West Moreno Avenue have bike lanes. Mountain Metro Transit buses also frequently stop within the neighborhood. CommonSpirit Penrose Hospital is 5 miles northeast of the area, and Colorado Springs Airport is 13 miles east.

Fire risks in Gold Hill Mesa

Most homes in Gold Hill Mesa are at risk of wildfire destruction, especially from May to September, because of the hot, dry climate with strong winds. The Colorado Springs Fire Department urges homeowners to create a defensible space around their properties by planting vegetation at least 15 feet away from the home and pruning regularly.
