Easy commuting to downtown and the outdoors
Holland Park may seem like another centrally located neighborhood in Colorado Springs; however, the community adds an extra layer of convenience and an element of the outdoors. “When I lived there, I loved the proximity,” says Vanessa Zink, the Communications Specialist with the City of Colorado Springs. “If you are working or like going downtown, it is such an easy commute.” Major city roadways, like Interstate 25 and Garden of the Gods Road, not only make getting around a breeze but also keep entertainment and other amenities close to home. Local bike trails connect Holland Park with other nearby neighborhoods and the Garden of the Gods, a national natural landmark and public park.
Homes built in the 70’s and 80’s and modern townhouses
Single-family homes built in the 1970s and ’80s and modern townhouses fill the wide streets of Holland Park. Sidewalks leave ample room for walking, while the roads near stretches of houses are wide enough for vehicles to pass in opposite directions and offer street parking. House prices range from $435,000 for a split-level with an attached garage to nearly $1 million for a modern, ranch-style home. Townhouses with two or three bedrooms will range from around $375,000 to about $505,000, while manufactured homes can cost less than $100,000. Homes sell, on average, after 50 days on the market, compared to the national average of 42. “It is a great place to look if you are buying your first home,” Zink says.

BMX park and vast biking trails
Garden of the Gods and Pikes Peak are the nearby standout options for outdoor activities, but there are still plenty green spaces closer to home. Jackson Park sits in the center of the neighborhood with a playground, tennis courts and sports fields. Across Interstate 25 is Gossage Youth Sports Complex, a kid-friendly park with fields, a BMX and skateboard area and access to nearby hiking trails. The Sinton Trail runs down Douglas Creek Open Space through the woods and along the Sinton Pond, with uninterrupted views of the mountains. In fact, the paths are connected along the entire urban trail system.

Gold-winning alumni at Coronado High School
Local students may attend District 11 schools, the largest in Colorado Springs. Jackson Elementary is, rated C-plus by Niche, and Holmes Middle, a B, while Colorado Springs Christian offers an alternative option and receives a B-plus from Niche with an A-minus for athletics. Coronado High School rated a B-plus, provides several athletics programs that students may participate in, including wrestling, tennis and golf. In fact, Olympic gold medalist and former UFC world champion Henry Cejudo is a wrestling alumnus of Coronado High.

Rooftop views at Red Leg Brewing Company
Many of the most traveled roadways in Colorado Springs run along the outside edges of Holland Park, bringing several shops and eateries close to home. Near Garden of the Gods Road is the Westwind Marketplace business center with a Safeway for groceries, and Ace Hardware for DIY projects and a Starbucks and Walgreens. Between Interstate 25 and Mark Dabling Boulevard is La Bella Vita Ristorante Italiano, a lauded fine-dining restaurant serving Italian favorites with an old-world charm. Breweries, including Red Leg Brewing Company, are prominent in Holland Park. The veteran-owned and operated brewery fills cups with locally crafted beers and has a taproom and outdoor seating, both on the ground and the roof. “It is such a good time, and the views of the mountains from the roof are amazing,” Zink says.
More walkable and easy interstate access
Holland Park is more walkable than much of Colorado Springs, but it is still a car-dependent neighborhood. Grocery and retail stores are within walking distance, but most errands require a car. The trail systems provide bike routes connecting to different city areas and stretch out to the Garden of the Gods. Downtown Colorado Springs is a straight shot down Interstate 25 or North Nevada Avenue for about five miles. Interstate 25 is also a straight line north to Monument, Woodmoor and into southern Denver. Travelers can swing by the Colorado Springs Regional Airport, roughly 16 miles southeast.
