Northwestern Colorado Springs neighborhood with sweeping views and newer homes
Set about 8 miles northwest of downtown Colorado Springs, Mountain Shadows is an outdoorsy community propped at the base of the Front Range Mountains with old and new homes, a low CAP Crime Index Score of 2 out of 10, and plenty of wide-open space reminiscent of the Old West. “It’s a mixture of age groups here, and people are definitely active,” says Alan Arata, Realtor for Keller Williams Clients Choice Realty and lifetime resident of Colorado Springs. In 2012, the Waldo Canyon Fire hit the area, destroying several homes and acres of wildlife. Since then, the community has bounced back with more houses and well-paved streets. It’s normal to see people out walking their dogs or jogging on the sidewalk along Flying W Ranch Road, and bulging tan and red rock formations can be seen from most angles of the neighborhood. Mature spruce is mixed with ponderosa pine and cedar trees throughout the area, and many properties are enclosed with wooden fences. Along with enjoying the views of the distant mountains and plains, residents here enjoy strolling to nearby parks with dozens of trails, shaded benches and even an occasional Free Little Library. Arata says the community has a friendly bond and supports each other in times of need. “I don’t think people feel like they don’t have a lack of privacy,” he says. “When you lack privacy, you tend to keep to yourself. I feel like they have that here, so they’re willing to step out, meet and befriend each other.”

Within walking distance of trail-filled Mountain Shadows Park
There are plenty of outdoor spaces in and near Mountain Shadows. Locals can bike on several dirt-packed, rocky trails within the 4-mile-long Mountain Shadows Open Space. The 7-acre Mountain Shadows Park includes a playground, volleyball court and hills for sledding in the winter. For those wanting more hiking options, the 538-acre Ute Valley Park touches the eastern border. Visitors can choose from several hiking trails ranging from beginner to advanced and see miles of green vegetation, rock formations and even a band of Rocky Mountain goats. Bouldering, jogging and biking are also popular activities in the park. Garden of the Gods is about a 3-mile drive south of the area. It is known for its natural beauty, and the area offers segway and e-bike tours throughout its hundreds of acres of red rock terrain. Folks can check out the horseback riding trails. Locals are also 3 miles north of the 27-hole Kissing Camels Golf Course, a membership-only facility with a practice range and hilly greenspace.

Sidewalk-lined streets with variety of pine trees in Mountain Shadows
The enclosed streets in Mountain Shadows are windy and lined with well-paved sidewalks, and some properties sit along small cul-de-sacs. Ponderosa and spruce pines dot front yards, and many houses have visible solar panels because of the more direct sunlight exposure due to higher elevation, according to Arata. He also says it’s better to buy than to lease. “Theoretically, you can pass along a lease to somebody when you sell your home, but it may disqualify you from the loan you want to get,” he says.
A combination of one to two-story late 20th-century Craftsman-style homes and modern traditional homes with stucco exteriors built between the 2010s and 2020s are scattered throughout the neighborhood. These properties feature grass and rock-landscaped lawns with wooden back decks. Prices range between about $450,000 and $650,000. Some are even within walking distance of Mountain Shadows Park and Chipeta Elementary. Larger Craftsman-influenced and modern traditional homes with stone entryways and three-car garages sit on half to one-acre lots further north in the area. These five-bedroom homes built in the late 20th century and early 21st century feature well-maintained lawns, backyard firepits and stone balconies. They’re priced roughly between $850,000 and $1.2 million, with the pricier homes sitting higher in the picturesque Rocky Mountains.

Live cowboy-centered performances at Flying W Ranch
On the western side of Mountain Shadows, locals can get dinner and a show at the expansive Flying W Ranch. From May through October, the well-known Flying W Wranglers group—the second-oldest Western performance band in the world—play classic country and folky tunes in the cow and deer mount-covered Grand Saddle Hall for the Original Chuckwagon Supper Show. Onlookers enjoy the show while chowing down on smoked brisket and spice cake. Folks can also saunter to nearby stables for cattle roping demonstrations and pony rides or check out Native American dance exhibits performed by the Sweetwater Plains dancers with brown and tan mountains in the background. People can also book the venue for weddings and corporate events. Mountain Shadows residents can drive 3 miles south to Rock Ledge Ranch Historic Site in late May for the two-day Garden of the Gods Art Festival. Over 100 art vendors and artisans from across the U.S. gather in the pine-tree-filled area to sell paintings, sculptures and glass art in lines of white tents. Attendees also enjoy tasting spirits in the Beer and Wine Garden while listening to live music with Pike’s Peak in the background.
Not far from King Soopers and retail stores at University Village Colorado Springs
Neighbors travel a few miles southeast to grocery shop at Safeway in West Wind Marketplace or King Soopers, a regional chain and subsidiary of Kroger. The University Village Colorado Shopping Center is a 5-mile drive east of the neighborhood and features national retail chains like Kohl’s and locally owned stores like Colorado Running Company, which sells tons of athletic clothes and shoes. Folks can also go further north of the center to Chapel Hills Mall for dozens of shopping options like American Eagle and Dillard’s. Within the neighborhood, 3.14 Pi Bar serves all flavors of pies, including Cuban pork and blueberry, along with craft wine and cocktails. The veteran-owned Red Leg Brewing Company is a popular spot with a view, pouring in-house beers, ciders and kombuchas. Locals can also drive 2 miles southeast for French cuisine and pastries at Marigold Café and Bakery.

STEM learning through robotics at Coronado High
The area of Mountain Shadows falls in the Colorado Springs School District 11. Kids start at Chipeta Elementary, which scores an A-minus from Niche, and move on to Holmes Middle, which gets a B. The B-plus-rated Coronado High is known for its First Tech Challenge (FTC) Robotics Team, established in 2023. Students can explore topics in engineering and math and utilize a 3D printer for their designs. Since its inception, the team has competed in multiple local and regional competitions, and in 2024, two students were named semi-finalists in the nationally recognized FIRST For Inspiration and Recognition of Science and Technology) Tech Challenge Dean’s List Finalists.

Driving on Flying W Ranch Road and hopping on Mountain Metro Transit buses
Downtown Colorado Springs is roughly an 8-mile drive south via Flying W Ranch Road, which runs north-south in the community. Arata says traffic is pretty light here, but it can get a little congested on Flying W Ranch Road during school drop-off and pick-up or for the daily commute to work. While most people drive to get around, the purple and white Mountain Metro Transit buses stop along North 30th Street on the southern border. Neighbors can also access bike lanes on Flying West Ranch Road and Centennial Boulevard on the eastern border. Interstate 25 is a few miles east of the neighborhood, with routes to other city neighborhoods, and Denver is 65 miles north. In 2021, the Colorado Department of Transportation opened express lanes on the interstate, including tolls ranging from 70 cents to $2 depending on the time of day. UCHealth Grandview Hospital is about 5 miles east of the neighborhood, and Colorado Springs Airport is 20 miles southeast with direct flights to cities like Chicago and Baltimore.
Staying prepared after 2012 Wald Canyon Fire
Because of its location, Mountain Shadows is more at risk of wildfire destruction than other Colorado Springs neighborhoods. In the summer of 2012, the Waldo Canyon Fire destroyed over 18,000 acres of forestland and 300 homes, including a large portion in the Mountain Shadows neighborhood. In the aftermath, the community and the city of Colorado Springs gave back through food donations and volunteer clean-ups. In June of 2013, the Black Forest Fire tore through the neighborhood, destroying several homes. Today, newer homes built with stone and stucco instead of wood and vinyl have been replaced in the neighborhood, and residents have a better sense of fire prevention and safety through the Colorado Springs Fire Department. The department’s website recommends homeowners keep heaters 3 feet away from anything that can burn, familiarize themselves with any hazardous materials in their homes like barbecue products or batteries and keep a home fire safety checklist noting when the furnace was last inspected and that the home smoke alarms are less than ten years old.
