Established neighborhood with easy access to local shopping and entertainment
Adjacent to Colorado Springs’ famous Air Force Academy, Northgate is an affluent suburban neighborhood with well-maintained streets, several entertainment venues and many HOA-controlled homes. “I would say this area isn’t for a first-time homebuyer—it’s more for a move-up buyer,” says Daniel Pitrone, Realtor at Keller Williams Premier Realty, who’s lived in Colorado Springs since 2007. He says that folks tend to move here to be close to the coveted Academy District 20 school district, and to have an easier commute to work in Denver 60 miles north and access to all kinds of activities. Pitrone says the area attracts young families, Air Force officers and retirees who want to be near golf at Flying Horse The area also has some local shops and restaurants along with major four-lane roads like Voyager Parkway that connect to other parts of the city.
There are several different types of homes in Northgate, all close to Highway 25.

Lush lawns and well-kept homes in Northgate
Northgate is made up of several smaller master-planned communities like Northgate Highlands and Northgate Patio Homes, which have single-family houses and some apartment complexes. The winding residential streets here are lined with well-paved sidewalks, street lights and pine trees. Front yards are well-kept with rock-landscaped gardens.
One to two-story modern Craftsman-influenced and New Traditional homes built in the 2010s are gathered near the neighborhood center. These properties feature stucco and vinyl exteriors and front porches. Prices can range between $485,000 and $650,000, and some people may pay up to $340 monthly HOA fees. These fees may cover trash removal, ground maintenance and covenant enforcement.
Larger early 21st-century Craftsman-style and new traditional homes can be found further north in the neighborhood. These five to six-bedroom brick homes tend to sit on larger lots, have three garages and spacious back patios with views of Pikes Peak Mountain. Some even feature outdoor jacuzzies and split-rail fences around their large, grassy backyards. Prices for these homes typically range from $750,000 to $875,000. Early 2000s mansions with Spanish-style roofs and wooden siding are scattered throughout the area on hills and are priced from $1 million to 1.3 million dollars.

High-rated schools next to the Air Force Academy
Northgate is zoned for the Academy District 20 school district, one of the best-ranked districts in the city, according to Niche. Kids can start at The da Vinci Academy, which earns a B-plus from Niche, then move on to Discovery Canyon Middle, which earns an A. The A-minus-rated Discovery Canyon Campus High has several art-centered student organizations like the No-Bake Baking Club and National Art Honor Society. Students can also take advantage of the school’s biomedical sciences programs and have hands-on experience with professional biomedical equipment and plenty of time in the lab. The Air Force Academy is directly to the west of the neighborhood and is known for its top-tier Space Force programs, where students study spacecraft design and avionics testing.
Antelope Trails Elementary School is close to several housing developments.

Hopping around at Air City 360 and future plans for Grey Hawk Park
Within the neighborhood, the indoor Air City 360 Trampoline and Adventure Park has twisting slides, dozens of arcade games and the longest indoor zipline coaster in the U.S. In 2024, the city announced plans to rebuild the community's almost 5-acre Grey Hawk Park. Inspired by resident input, the park renovation will include a multi-use court, a playground with a rubberized surface and a soft-surface trail around the perimeter that will connect with a path to nearby homes. Nearby, the tiny Frog’s Leap Park has a swing set and open green space. East of the area, the membership-only Flying Horse Resort and Club has the 18-hole Weiskopf and Flying Horse North Golf Courses, both offering stunning views of the distant Front Range mountains. Members can also access a fully equipped gym, pickleball courts and a 25-yard lap pool with a slide.
Air City 360 offers a variety of activities for all ages. It's in the Northgate neighborhood.

Shopping at Sprouts and browsing at Apricot Lane Boutique
For groceries, folks can shop at Sprouts Farmers Market near Northgate Plaza shopping mall, which has several local businesses, salons and health shops. Farther west, Apricot Lane Boutique sells trendy women’s clothing and accessories, and nearby chain Boot Barn offers stacks of blue jeans, work shirts and other Western wear. The highly reviewed Bourbon Brothers Smokehouse and Tavern serves Southern-style chicken fried steak and jambalaya, and Vaqueros Mexican Restaurant and Taqueria has classic burrito and fajita dishes. The Promenade Shops at Briargate have other well-known retailers like Free People and Aerie about 7 miles south.

Connections to major Springs thoroughfares
Interstate 25 runs along the western border, providing a route to Denver about 60 miles north. Downtown Colorado Springs is also about 15 miles south via I-25. Voyager Parkway is another major thoroughfare running north-south in the area. This connects to Academy Boulevard, where many local dining and shopping establishments are located, about 6 miles south. Cars are the main form of transportation, but there are some sidewalks and bike lanes along North Gate Boulevard. UCHealth Emergency Room-Meadowgrass is roughly a mile from the neighborhood center. Colorado Springs Airport is about 27 miles south via I-25 and has direct flights to major cities like Phoenix and Chicago.
Bagpipe competitions at Pikes Peak Celtic Festival
Residents in Northgate have several events and festivals to enjoy throughout the year. In June, people head to the Western Museum of Mining and Industry for the Pikes Peak Celtic Festival, held since 2013. The Irish and Scottish-themed festivities include piping and athletic competitions, bagpipe performances by the local Pikes Peak Highlanders and happy hours with specialty cocktails. Along with having space for weddings and birthday parties, the museum also hosts the Miners’ Pumpkin Patch featuring food trucks, cornhole and pumpkin catapulting. The Summer Farmers Market at the museum is also open on Mondays and Wednesdays beginning in June. In 2024, the Ford Amphitheater opened near the area's western side and has hosted performances from nationally known musicians like ZZ Top and Cage The Elephant.
Living through occasional noise and fire risks
Pitrone says there have been complaints about the noise from concerts at Ford Amphitheater, especially from those who live closer to it. Since August, city leaders and amphitheater owners have discussed plans for mitigating the noise, including increasing the depth of an existing sound wall at the venue and agreeing to not use fireworks except during July 4th. Despite the neighborhood’s proximity to the Air Force Academy and Davis Airfield, residents won’t hear too much aircraft noise except during flight training at various times of the year.
Homes here are also more prone to wildfire destruction. The Colorado Springs Fire Department recommends homeowners keep a defensible space by creating a 15-foot separation between their house and vegetation, raking up leaves and pine needles in their yards and pruning lower branches on trees. They also encourage people to know their evacuation zones, keep fire extinguishers on hand and keep an extra emergency kit on hand in case a fire breaks out.
