East Colorado Springs offers comparatively affordable homes

Four miles east of downtown Colorado Springs is Park Hill, where home prices are significantly lower than other parts of the city. “Park Hill has a reputation for being a low-income area,” says Realtor Melanie Weseman of Citadel Realty LLC. “People who buy houses here often flip and resell them. But if you want to own a home and can’t afford one in any other part of Colorado Springs, you may be able to find one that fits your budget here.” It’s a residential area with a suburban feel, with wide, residential streets lined with brick ramblers and split-level homes. It’s the kind of community where folks can walk to the local elementary school, mall or Our Lady of Guadalupe Catholic Church. “Colorado Springs feels like a big small town. It’s the kind of place where people hold the door open for each other,” says Jason Daniels, city native and owner at Finch & Gable Real Estate.

Midcentury homes with spacious yards

Mature, leafy trees shade narrow sidewalks in Park Hill. Roads are winding and enclosed, giving the area a suburban feel even though it’s not far from downtown. Yards here tend to be larger than those in neighborhoods further east. Front and back yards – some of which are fenced-in – provide enough space for patio furniture and playing outside. Ranch-style homes date back to the 1950s and 1960s, while some New Traditionals were built around 2010. Prices range from about $250,000 to $410,000. Condos cost between about $150,000 and $250,000, and four-plex prices range from about $570,000 to $635,000.

Shopping and dining at the Citadel Mall

For a bite to eat in the neighborhood, residents can head to family-owned Maria’s Taco Shop or Neveria Monarca. Maria’s serves carne asada burritos, while Neveria Monarca is a Mexican dessert shop serving American and Mexican-style ice cream. Shoppers can run errands at Walmart Supercenter and The Home Depot. Safeway and several Mexican grocery markets supply the neighborhood with groceries. The Citadel Mall borders Park Hill; it is home to several big box retailers and chain restaurants, like Barnes & Noble and Olive Garden.

New soccer field thanks to funding from Colorado Springs School District

Students can attend Monroe Elementary, Jack Swigert Middle School and Mitchell High School; all three received an overall C score from Niche. As of September 2024, Mitchell High School has a new soccer field, and it’s right next to the Citadel Mall, making it convenient for teens to work or shop after school. Since 1885, St. Mary’s High School has offered a private, college-preparatory education. This Catholic school is rated A on Niche.

Exercising at Wagner Park and Valley Hi Golf Course

Across the street from Monroe Elementary, Wagner Park has a playground, baseball diamond and multi-use athletic courts and fields. Two miles west, Memorial Park is a sprawling outdoor recreation area that includes the Sertich Ice Center indoor ice rink. Memorial Park’s various recreation options include fishing on Prospect Lake and skating at Memorial Skatepark. Golfers can head to Valley Hi Golf Course, which has a restaurant and golf shop. Pikes Peak and the Cheyenne Mountains overlook the 18-hole course.

Proximity to the airport and hospital

Homes are within walking and biking distance of the mall and several other stores and restaurants. Buses frequently drive through the center of the neighborhood along Pikes Peak Avenue, taking passengers downtown and to the Citadel Mall. The neighborhood is about 3 miles from UCHealth Memorial Hospital Central and 7 miles from Colorado Springs Airport.
