Golf-centered Colorado Springs neighborhood with strong communal vibe
Centered around its namesake golf course, Patty Jewett is a historic residential area with nearby cafes, early 20th-century homes and a laid-back attitude. “I’ve sold to a lot of people here, and what they love is that they can sit on their porch with a drink, and neighbors will walk by and wave,” says Darlene Cramm, Realtor at Keller Williams Clients’ Choice Realty who’s lived in Colorado Springs for over 20 years. “It’s friendly and personable.” The area is known for its abundant tree canopies along well-maintained streets, with Neighborhood Watch signs dotted throughout. People can bike on paved trails to small local shops, passing rows of brick and wooden bungalows, diverse houses of worship like the Temple Beit Torah and Archangel Michael Greek Orthodox Church, and medians filled with shrubs and wildflowers. Of course, playing and lounging in the clubhouse at the 1898-built Patty Jewett Golf Course is a popular activity for locals, but people here also enjoy gathering for annual events like Porchfest and the Neighborhood Arts and Crafts Crawl.

Hanging out at Patty Jewett’s historic golf course and walking to Bonforte Park
The neighborhood's crown jewel—Patty Jewett Golf Course—is the third-oldest public course in the western U.S., built in 1898 and showcasing a distinguishable black wrought iron gate entrance. Golfers can play 27 holes on this par 72 course with views of Pikes Peak Mountain in the distance or talk over beers at the Patty Jewett Bar and Grill inside the memorabilia-decorated Patty Jewett Clubhouse. Besides golfing, neighbors also enjoy hosting private wedding parties, corporate events or just small hangouts in the clubhouse. The 8-acre Bonforte Park is also in the neighborhood, featuring a playground, baseball diamond and tennis courts. Residents can bike or jog along the nearly 13-mile paved Rock Island Trail, which travels across the northern border and across the city. This trail also connects with the 4-mile-long Shooks Run Trail, which runs north-south in Patty Jewett.

Older homes with updates in Patty Jewett
Most residential streets here are laid out in a grid with a mix of unmarked, narrow roads and wide, well-paved ones. The area is filled with blue spruce, oak and maple trees lining sidewalks along every corner, and it’s normal to see public bike racks and cars parked in the street. Some sidewalks lead to the Patty Jewett Golf Course. Some properties here have an elaborate display of shrubs and vines in their entrance, and some have views of the green golf grounds along with peaks of the distant Front Range mountains. “Homes really do sell fast in Patty Jewett,” Cramm says. “It could be a two-bedroom, one-bath house, and it’s gonna sell.”
Most homes here consist of Midcentury ranch-style homes with attached garages and early 20th-century Craftsman bungalows with wooden exteriors, and they’re dispersed around the golf course in northern and southern portions of Patty Jewett. Some properties feature short asphalt driveways and chain-link fences, while others have narrow cement paths leading to their front porch steps. Many have two bedrooms and rock-landscaped backyards with room for a grill and outdoor chairs. Prices range between $315,000 and $475,000. Larger three to four-bedroom Craftsman-influenced homes and cottages built in the early 1900s along with midcentury ranch homes are scattered around the neighborhood and feature renovated interiors, tree-shaded backyards with wooden fences and the occasional front sunroom. These properties are typically priced from $500,000 to $750,000. A combination of early 1900s Colonial-inspired and Craftsman-styled homes with wide, painted porches are mostly found in the southwestern corner ranging between $820,000 and $1.1 million dollars.

Specialty lattes at Stir Coffee and Cocktails
On Patty Jewett’s western border, residents hit up Safeway in the Bon Shopping Center for groceries and other essentials. Also in the center, shoppers can pick up frittatas and lattes at the locally-owned Stir Coffee and Cocktails. The Good Neighbors Meeting House serves quinoa salads and tuna melt sandwiches, and BJ’s Velvet Freez is a 1950s establishment selling classic banana splits and burgers. Located 3 miles west, the Uintah Gardens Shopping Center features a Big 5 Sporting Goods and the state-wide retailer, Arc Thrift Store, which sells gently used clothing and household items. The company also has a mission to enhance the lives of people with disabilities and is the one of Colorado’s largest employers of people with intellectual and developmental disabilities.

Dancing in the streets for the annual Porchfest
Every fall, the Patty Jewett Neighborhood Association hosts Porchfest in the neighborhood’s center near Franklin and Corona Street. Regional bands and musicians play live country, jazz and funk music on residents’ front porches while neighbors bring out blankets and chairs to sit, listen, or dance in the street. In October, locals gather in the Middle Shooks Run neighborhood south of Patty Jewett for the Neighborhood Arts and Crafts Crawl. Almost 20 artists and crafters set up tents showcasing their work along North Institute Street and East Cache La Poudre Street near the U.S. Olympic and Paralympics Training Center. Folks can also rent out the Patty Jewett Bar and Grill for banquets, weddings and other corporate events, and every July, the course hosts the week-long Pikes Peak Amateur Golf Tournament, which began in 1948.
Learning leadership and advocacy work Palmer High
Patty Jewett is served by the Colorado Springs Schools District 11. Kids can either begin at Taylor Elementary, which scores a B from Niche, or go to Steele Elementary, earning a B-plus, if they live closer to the area's western border. Students continue to North Middle and then Palmer High, both rated a B. Students at Palmer can choose from a long list of extracurricular organizations like the African American History Club and the Palmer SWAT Club—Students Working Against Tobacco.

Close to downtown and plenty of Mountain Metro bus stops
Downtown Colorado Springs is about a 3-mile drive southwest via El Paseo Street. The area is mostly car-dependent, but folks can hop on Mountain Metro Transit buses near the southwestern corner along East Caramillo Street and Hancock Avenue. Some roads, like Templeton Gap and East Monroe Street, also have bike lanes and crosswalks. UCHealth Memorial Hospital Central is about 3 miles south of the area, and Colorado Springs Airport is about 12 miles southeast, with connections to cities like Dallas, Phoenix and Baltimore.
Neighborhood Watch and staying prepared for possible flooding
Patty Jewett has an overall CAP Crime Index score of 3 out of 10, lower than the national average of 4. The area has its own Neighborhood Watch group, and Cramm says residents here have a tight bond. The Colorado Springs Police Department is active in the community and offers programs like the Pike’s Peak Regional Law Enforcement Teen Academy. During the two-week-long program, participants get to take classes on criminal investigations, search and rescue and negotiating. In 2022, the department partnered with a local business, Triple Threat Boxing, to create the Police Athletic/Activities League Boxing Program (PAL). Parents can sign kids up to be coached and mentored by USA Boxing-trained officers; the goal is to keep police and community member relationships strong.
Because of the bodies of water within the Patty Jewett Golf Course, the area is at risk of flooding at times, and homes in the southern region may be affected. The Colorado Water Conservation Board recommends that homeowners purchase flood insurance, keep a 72-hour kit filled with first aid materials, and prepare their homes by clearing debris from gutters and ensuring sump pumps are working.
