Large yet walkable suburban neighborhood in northeast Colorado Springs

Ridgeview is a suburb that attracts buyers seeking a family-friendly community with newer homes in northeast Colorado Springs. This neighborhood began developing around the start of the millennium, centered around Jared Jensen Park and Ridgeview Elementary School. Ridgeview is one of the city’s larger neighborhoods, containing many trails and parks and several nondenominational churches, like Church For All Nations and Mountain Springs Church. Two of Colorado Springs’ major employers, CommonSpirit St. Francis Hospital and Peterson Space Force Base, are also close at hand. “Ridgeview attracts a lot of nurses because the hospital’s right there – military and nurses. It’s a somewhat decent drive down Powers to the base,” says Jake Wade, Realtor with RE/MAX Real Estate Group based in Colorado Springs. Ridgeview’s CAP Index crime score is 2 out of 10, lower than the national average of 4.

Townhouses and New Traditional homes built in the early 2000s

Ridgeview’s enclosed streets contain New Traditional homes with gabled roofs and prominent garages built in the 2000s. Compact lots contain mature trees, flourishing bushes and large, fenced-in backyards close to a quarter-acre. Homes are between 1,000 and 4,000 square feet; prices generally increase with square footage. Prices fall from about $340,000 to $770,000, with some six-bedroom properties exceeding the typical price range. Townhouses cost between $335,000 and $500,000; those costing more than $450,000 tend to be clustered in Carriages at Indigo Ranch, a community along the neighborhood’s eastern edge. Ridgeview has several subdivisions with individual HOAs, including the desirable Ridgeview at Stetson Hills in the southern half of the neighborhood. The community’s HOA sets property and landscaping standards and approves changes in accordance with the Architectural Committee. It holds board meetings, sends out quarterly newsletters and organizes events like paint recycling.

Walking the Sand Creek Trail

Jared Jensen Park is named after a Colorado Springs police officer who tragically died in the line of duty in 2006. The park includes a basketball court, a playground with a large rock wall and a small, paved walking loop. Bikers and dog walkers can take the paved Sand Creek Trail, which runs along Sand Creek proper and connects to several recreational areas, including Stetson Hills Open Space. The trail also connects to Ken Jordan Park, which has a playground, benches and open green space. San Creek Trail Duck Pond is a dog-friendly meadow and pond with a covered bridge; mother ducks lead their babies on swims through the pond itself. Gripstone Climbing & Fitness offers rock climbing and bouldering, and kids can practice their swings at Legends Miniature Golf & Batting Cages.

Zoned for School District 49

Students may attend Ridgeview Elementary, rated B on Niche. They may advance to Skyview Middle and Vista Ridge High, both rated B-minus. All are considered walkable for students who live in surrounding subdivisions. In October 2024, the high school opened a new two-story academic wing devoted to career and technical education classes like hospitality, engineering and agriculture.

A short drive to CommonSpirit St. Francis Hospital

Ridgeview is about 14 miles northeast of downtown Colorado Springs. CommonSpirit St. Francis Hospital is at the northwest corner of the neighborhood. Powers Boulevard takes drivers about 14 miles south to Colorado Springs Airport.

Shopping and dining along the Powers Corridor

Powers Boulevard, referred to as the Powers Corridor, runs along Ridgeview, containing several shopping centers and restaurants. “There is a bunch of shopping close by, like King Soopers, right by Powers. You could walk or bike there,” says Alan Arata, Real Estate Broker at Keller Williams Clients Choice Realty and longtime Colorado Springs resident. Shoppers can head to Ridgeview Marketplace to grab a bite from Bird Dog BBQ, a local spot known for Oklahoma-style smoked meats. Locals can also get chicken sandwiches to-go from Chick-Fil-A or sit down for carne asada fries at Salsa Brava, a well-loved local chain. Brunch eateries, pizza restaurants and burger joints are also nearby.
