Western gateway to the mountains
Considered one of the gateways into the Colorado mountains and less than 3 miles west of downtown Colorado Springs, Westside is more of an outdoorsy community with mature homes than a city suburb. And those who call this part of town home proudly refer to themselves as Westsiders. “Homes here have a unique character, and there’s a diverse population in comparison to the rest of Colorado Springs, the vibe and walkability mirroring what you’d find in Old Colorado City,” says Susanna Haynie, a local and Broker at Co-Regroup with 12 years of experience in the area. Peak hours can bring traffic as Interstate 25 runs along the eastern edge, but the community maintains its laid-back and adventurous nature.
From older bungalows to modern Craftsmans
Sidewalks and aged trees line the streets of the residential pockets in Westside, where many single-family homes have modest yards and detached garages. “Houses here are from different eras, from Colorado Springs’ beginnings in the 1870s to the 1910s to updated and modern-day builds,” Haynie says. There are 1,000- to 1,500-square-foot ranch homes, Split Levels and bungalows—some with recent renovations or fenced-in yard space—in the $385,000 to $485,000 price range. There are also 2,000- to 2,800-square-foot historic Craftsman and custom Colonial Revivals with updated amenities that sell between $500,000 and $750,000. On the east side of the neighborhood, modern 4-bedroom and 4-bathroom townhouses with rooftop lounges can be found for around $670,000.

Trails through Red Rock Canyon
Westsiders take advantage of Cucharras Park, which offers a playground, basketball court and walking paths. Locals also head west of the neighborhood to Red Rock Canyon Open Space to hike and bike while admiring the red-rock formations. The Westside Community Center has event space, fitness classes and a community garden. “Westside is also very close to Garden of the Gods, a popular hiking and outdoor area,” Haynie adds.

Bike tours and wedding venues
Pikes Peak Bike Tours begin in Westside, and they wind through Gold Camp Road, Garden of the Gods and Pikes Peak, which offers 14,000-foot overlooks just 30 miles west. The Pinery at the Hill is a popular wedding and event venue with plentiful mountain vistas. Colorado Springs is also home to Fort Carson Army Base, Peterson Air Force Base, Shriever Air Force Base and the Air Force Academy.
Eating and shopping on Colorado Ave
Residents frequent Colorado Avenue for breweries, restaurants and local shops. “Cerberus Brewing has great food and great beer,” notes Haynie, and the nearby 503W serves craft beer with their Asian-American food menu. In the northern part of Westside, locals pick up groceries and essentials at King Soopers and Walgreens, and in the southern part, they can get fresh cuts at The Stache Spot barber shop. “There’s also a Costco 5 miles north right off the highway. And a lot of people go to Old Colorado City for the staples, like Paravicini's, Wild Ginger, COO Brewery and BonTon’s, which has an awesome outdoor patio area,” Haynie adds.

B-rated Colorado Springs schools
Colorado Springs School District No. 11, ranked by Niche as one of the best school districts in the city, serves Westside students. Younger learners can enjoy an 11-1 student-teacher ratio at West Elementary School, which receives a B-minus Niche grade. Students can then progress to Holmes Middle School, graded a B and ranked among the Most Diverse Public Schools in the state, according to Niche. Older students can attend Coronado High School, which receives a B-plus Niche grade and reports above-average state reading test scores. Also within the neighborhood is Buena Vista Montessori School, a public and tuition-free school for kindergarten through 8th graders.

Highways surrounding the community
A few bus stops line Spruce Street, and the Midland Expressway runs along the southern edge of Westside. Colorado Springs Airport is 13 miles away via Interstate 25, which borders the eastern edge of the neighborhood. As Haynie says, “Westside offers easy highway access, homes with a certain personality you won’t find on the east side, and an abundance of open-air trails,” attracting an active and eclectic home-buyer community.
