In addition to Parkade's proximity to the local parks, this neighborhood is also less than 3 miles from the city center and just north of The Loop, a premiere business corridor in Columbia. Residents here enjoy an established suburban lifestyle with direct access to major amenities, "Columbia is a small city with big city amenities, and that's such an emphasis for the folks who live here," adds McConachie.

Bi-level, split-level and ranch-style homes
In Parkade, homes flank wide, sloping streets lined with sidewalks and trees. Most were built between the late 1950s and the late '80s, reflecting bi-level, split-level and ranch-style designs, complete with garages. The community is also home to some newer properties built in the early 2000s, most of which reflect more contemporary styles. Regardless of age, most homes here sit on quarter-acre lots and prices typically range from $200,000 to $300,000, depending on the property's age, size and condition. Many properties here sell after an average of 16 days on the market, which is faster than the national average of 44 days. Prospective residents should be aware that some homes here receive higher-than-average Flood Factor Scores due to their proximity to Bear Creek, which runs along the community's northern border.

Columbia Public Schools: Parkade Elementary, West Middle and Hickman High
Most students here enroll in Columbia Public Schools and attend Parkade Elementary, which receives a B-minus rating from Niche. The school is within walking distance of many homes here. It features an involved PTA, contributing to everything from financing field trips to promoting volunteer opportunities. From there, students head to B-minus-rated West Middle, home of drama and kindness clubs. The school also features elective business and coding coursework. Students finish their secondary education at Hickman High, which Niche ranks as the No. 2 public high school in the area; it receives an A-minus rating. Parkade Park, Cosmo Park and Garth Nature Area
Parkade Park is located in the heart of the neighborhood and features a playground and several outdoor fitness stations. It abuts Parkade Elementary, which features a basketball court and a soccer field. Just west of the neighborhood, Cosmo Park spans nearly 550 acres. It has become the city's central spot for sports, boasting soccer fields, a roller hockey rink and football fields. It is also home to the 18-hole L.A. Nickell Golf Course, which is open to the public. The park also boasts access to a few pathways, including the multiuse Bear Creek Trail. The trail spans nearly 5 miles and connects to other popular green spaces, including the Garth Nature Area. The Garth Nature Area features gravel trails that offer scenic views of wetlands. It also boasts a fenced-in dog park.

The Loop: Employers, restaurants and shops
Located just outside the neighborhood's southern border, The Loop has become a place where people work, play and shop. This business corridor is home to employers like the Missouri Small Business Development Center, Apex Financial and the private William Woods University. It also features an Aldi location and several eateries, including The Syrian Kitchen, which serves everything from stuffed grape leaves to chicken shawarma. Mugs Up is another popular establishment here. This seasonal drive-in restaurant has been open since 1955 and has solidified itself as a Columbia staple with signature burgers and chili dogs. The Loop is also home to local shops, including the vintage clothing store Deco to Retro. Perhaps most unique to the Parkade Center, CoMo Cooks is a shared commercial kitchen utilized by Abbey's Swahili Delights and other local chefs.

Maker Market and Movies in the Park
Each spring and fall, locals come to shop at the Maker Market, a biannual event held in the heart of The Loop. Local creatives come to sell their crafts, which, in the past, ranged from paintings to glasswork. These markets are mainly geared towards up-and-coming artists wanting to gain more experience and opportunities. The markets also feature live music acts and kid-centric activities. Many other nearby events take place in Cosmo Park, including the Show-Me State Games. Held each summer, the Show-Me State Games have become popular among hobbyist sports players of all ages. Cosmo Park also hosts Movies in the Park, which is complete with an inflatable screen and food truck offerings.
A convenient location: Distance to The District. University of Missouri and more
Parkade is just a few miles from downtown Columbia — best known as The District — and some of the city's major employers. The District is nearly 3 miles south via Providence Road or a 30-minute ride on Go COMO's Gold Route; major employers like the University of Missouri, MU Health Care and Boone Hospital Center are all less than 4 miles away. For farther commutes, most residents take advantage of Interstate 70, which serves as the community's southern border and U.S. Route 63, which is located about 4 miles to the east. U.S. Route 63 offers connections to the Columbia Regional Airport, located about 15 miles southeast and to Missouri's capital, Jefferson City, located just over 30 miles southeast.
