A commuter neighborhood on the outskirts of Columbia
Split in half by U.S. Highway 277, Colonial Heights is just over 2 miles north of downtown Columbia, South Carolina, making it popular amongst commuters looking to live outside the busy city center. Single-family brick ranch-styles line the streets, and most properties are over half a century old, adding to this neighborhood's rustic charm. The southern half of the neighborhood is home to Prisma Health Richland Hospital, which serves over 225,000 patients annually and brings jobs to the area. Over the past few years, Colonial Heights residents have watched revitalization efforts on Columbia’s Main Street and in the BullStreet District, where Segra Park stadium opened in 2016. Most recently, the city agreed to invest over $20 million into revamping Finlay Park, 18 acres previously known as Columbia’s “Crown Jewel.” Nearby, the University of South Carolina hosts public lecture series and weekend sporting events; in many ways, Colonial Heights is a neighborhood on the outskirts of a renaissance.
Brick ranch-styles, cottages and bungalows
In Colonial Heights, buyers will find a mix of brick cottages with front-facing chimneys surrounded by shrubberies, bungalows and ranch-styles flanked by chainlink fencing. Attached garages are few and far between, and residents park their cars in small driveways or on the street. Some properties are nearly one-third of an acre, enough room for backyard garden boxes or a game of catch. “Most of the houses in Colonial Heights were built in the 1950s and ‘60s,” says Mary Lane Sloan, broker and co-owner of ART of Real Estate. “They’re established but smaller, probably ranging from 800 square feet to 1,700 square feet.” According to Sloan, “Prices start as low as $50,000 up to $160,000, so it’s definitely a more affordable area in Columbia.”

Magnet programs in Richland School District 1
Colonial Heights students are incorporated into the Richland One school district which includes schools like Hyatt Park Elementary, Heyward Gibbes Middle School and Eau Claire High School, all three of which received a C-minus from the educational review site Niche. The district offers a range of magnet programs for kids grades kindergarten through 12, including aerospace and national defense, language immersion and career development, and qualified students can attend Richland One schools outside their zoned area. Those interested in a medical career, for instance, can enroll in W.A. Perry Middle School’s Medical Magnet Academy even if they’re districted for Heyward Gibbes.
New development in Columbia’s BullStreet District
Columbia’s BullStreet District is just 1.5 miles south of Colonial Heights. Here, locals can stop by Publico Kitchen & Tap, which offers an extensive vegan menu and serves up Latin-Asian-inspired cuisine. The restaurant also features a dog-friendly bar. On Main Street, order chicken and waffles at The Grand or visit Soda City Market on Saturday morning. “Everyone comes out for it, and they block off the entire street,” says Steve Crater, who’s amassed 40 years of experience in the area as the owner of Centre Realty. Each week, there are over 150 vendors representing over two dozen nationalities. Or pick up groceries at Food Lion — there’s one in the Five Points district and another in the North Columbia Square shopping center.

Just 4 miles from Colonial Heights is the Riverbanks Zoo and Garden, where members can secure discounts on "backstage tours," an insider's look at popular exhibits, and kids can enroll in summer and winter break camp options. In nearby Laurel, Colonial Heights residents can visit Earlewood Park, which spans 66 acres and includes a community amphitheater and a popular disc golf course.

Public transit in Columbia, Amtrak and a nearby airport
Columbia’s public bus system is called the COMET, which can take Colonial Heights residents into the BullStreet District or Main Street for $2 one-way. Amtrak’s Silver Star Line stops in downtown Columbia and runs up and down the East Coast from New York to Miami, and approximately 15 miles from Colonial Heights is the Columbia Metropolitan Airport, which offers nonstop flights to eight major U.S. cities.
Medical care within walking distance
Within the neighborhood of Colonial Heights is the Prisma Health Richland Hospital, which specializes in fields like heart failure and chronic obstructive pulmonary disease (COPD). Patients can also seek behavioral health treatment as well as stroke and trauma care.
