Windemere Springs and Columbia College
Windemere Springs might be overlooked compared to trendy, walkable spots like Five Points and Devine Street in the city’s southside area. Columbia College sits at its center, just 5 miles from the University of South Carolina. Windemere Springs has started to gain attention: it’s more affordable than other neighborhoods, existing homes are constantly renovating and new builds are beginning to pop up. “There was an explosion of new homes a few years back,” says Rachel Shealy, a Realtor at 803 Realty. “It was such an issue that the city placed a moratorium on building new homes, but that was recently lifted.” Shealey speculates that Columbia’s slower-paced lifestyle is partially to blame for attracting many out-of-state newcomers. “Maybe it’s also the property tax exemptions the state makes for veterans and the elderly or just because everyone is super friendly down here.”

A growing housing inventory with new demands
“It was once primarily a neighborhood of rentals, but people have started to snatch them up and renovate,” says Chris Bunge, Realtor and broker with Coldwell Banker Realty. “It’s progressed very quickly in the last 3 to 4 years.” Various homes, including Colonials, American Foursquare, ranch homes, bungalows and duplexes flank tree-lined streets. Many of the lots are smaller in size, with shallow front yards. Prices typically hover around $150,000 to $200,000. Larger houses that have been fully renovated often exceed $300,000. “Housing in The Springs will hold less value than those around the southside area,” Shealey says. “However, the entirety of Columbia’s prices has increased in the last 3 years. We are unfortunately catching up with the rest of the Country”.

Columbia College on North Main Street
Students can easily walk to and from classes at Hyatt Park Elementary School, which earns a C-minus on Niche. They can also participate in various activities, including chorus, a fitness team, the school safety patrol or the daily morning news show. Heyward Gibbes Middle School and Eau Claire High School earn C-minus and C Niche scores, respectively. At Eau Claire, they can apply for the commercial driver’s license technology training program. It’s one of just six schools across the country designed to help combat the country’s shortage of truck drivers. Columbia College, located off North Main Street, is a private liberal arts college that offers evening, graduate, and online programs.
Close to I-277 and North Main Street
Access to North Main Street makes it convenient to get to the BullStreet District, just 2.5 miles south of Windemere Springs’ residential streets. “You might have to drive a little farther out,” Shealey adds. “Plus, there can be a lot of traffic on North Main Street or any major roadway because the infrastructure here can’t really support our growth right now.” Another highly trafficked interstate is US-277. For immediate medical needs, Richland Memorial Hospital is roughly 2 miles away. Columbia Metropolitan Airport is about 14 miles away.

Zesto and Peak Drift Brewery
Much of the nearby retail and restaurants can be found along North Main Street. “That road and the businesses on it are going through a revitalization, mostly due to the new Peak Drift Brewery nearby,” Bunge says. The facility that used to house a manufacturing company spans nearly 65,000 square feet. A mile up North Main Street is another local favorite, Zesto. This old-school diner is known for chocolate-dipped ice cream and burgers. Locals can also sit down for a meal on the pet-friendly outdoor patio at Publico Kitchen and Tap. North Main Street is also home to a Piggly Wiggly, making it convenient to grab any last-minute groceries.

Lorick, Hyatt and Riverfront Parks
One of the closest community parks is within a mile of the neighborhood. While it might be small, Lorick Park has plenty to do, including two playgrounds and a splash pad for the kids. Nearby Hyatt Park is marked by a colorful mural depicting local, state and national leaders on the side of the community center, which houses a basketball court. Two playgrounds for older and younger children are built amid tall pine trees and a small creek. The Broad River is a popular spot near the University of South Carolina for kayaking and floating on innertubes, as Riverfront Park North has multiple drop-off points. Nearby bodies of water include Forest Lake and Lake Katherine, both 6 miles away.
Built around the city's original waterworks, Riverfront Park began in 1983 for recreational use.

Soda City Saturdays and Segra Park baseball games
At the center of all the action is the baseball stadium, Segra Park, home to the Columbia Fireflies. On the weekends, the stands flood with fans from across the city to catch a minor league game, followed by fireworks. “Soda City is another huge event here,” Shealey adds. “It’s every Saturday, and it’s super dog-friendly. They shut down Main Street and line it with local vendors.” According to Shealey, the University of South Carolina football games are a huge deal, and fans often fill the Williams-Brice Stadium, even though the stadium was built to hold over 50,000 people.
